Almost nobody farms in Ellijay anymore. Are there some farms...yes. But 90% of the population does not grow anything. More people have a few chickens than actually farm anything. That ship sailed over the last 20 years with the influx of immigrants from Atlanta. It is much more of a rental property location for those that come up to get away from the Big City and as a result Ellijay is now becoming just like the suburbs with strip malls popping up all over. It is also the area that has changed immensely and to get a sense of just how much change has occurred feel free to read the book "Deliverance". The book was a hillbilly horror and mentions a lot of Gilmer County areas and even the local poultry plant back when the offal was dumped into the river. The famous movie however was filmed elsewhere in the Rabun County area but the actual novel is about Gilmer County.
Quick tip about Ellijay. The corridor on the 76 between Ellijay and Blue Ridge (communities like White Path, Cherry Log, etc) is a GREAT area. You got Cohutta and Rich Mountain wilderness on each side, AND you got Ellijay and Blue Ridge both about 10 to 15 minutes away. It doubles the cool small towns you can get to within 15 minutes. As far as groceries, all the way up in White Path gets grocery DELIVERY from Kroger's in Jasper. Also fast internet through ETC. We feel like we have the best of rural beauty but without giving up any modern amenities.
Back Porch has great sandwiches and super cool people. Cartecay Bike Shop is an equally awesome bike shop. Emily's is also great. Ellijay Wood Fired Pizza has great food but sometimes they're a bit grumpy. So many cool spots to eat.

Don't move to N GA. Keep N GA green. Buy used; do not build. We are experiencing a housing crisis in N GA due to number of outsiders buying multiple 2nd, 3rd, 4th homes and putting them on market as short term vacation rentals. We have a rolling AirBnb traffic jam and (what i call) AirBnb parade of renters coming/ going en masse. No one considers the pollution/ impact on wildlife this suburban exodus had created: No starry night skies, no gentle fresh breeze carrying birdsong, little wildlife, dead plantlife. Instead: bright exterior lights all night from vacation homes at night. Constant construction noise and traffic. People riding 4x4s and dirt bikes. Loud parties. Inebriated people fighting, getting lost, and doing other stupid selfish things. And their dogs never stop barking.
Ive been traveling around by RV fixing dwmh foreclosures every 2-3 years up and down the southern seaboard and was looking next at hurricane Ian homes on ag-5 or ag-10 still in disrepair (FL) but its awful hot/humid there. I'm ready to keep the next buy for myself if it's got enough dirt and privacy because i ended up with a big dog and ...im tired (it is nice finally having a buddy tho!). Seems like a lot of H.O.A. McMansions up there (gross). I was hoping I could fix up a cabin that doesn't have 5 neighbors out your window somewhere as beautiful as n GA to rent out during the months i'll be out touring the lower 48 oldman with dog style. I used to competively cycle and still ride but can't find a goldilocks zone up there between trac homes and those weird permanent RVs on micro plots. I need to spend some time up there and see how bad the market bottoms come winter when the reality of the economy has dawned on more of us and Blackrock is still distracted from buying up the USA with weapon sales and robot mercenary leasing. A man can dream. Blessings in tough times. Can up those apples - gonna need 'em

I haven't heard of a price per sq. ft cost that high for new builds with the exception of fully custom homes

Ellijay is not a fun place to live. I have lived here 20 years in the resort and it is terribly boring.
