I'm Tim Gibson and I made this channel because I've seen a lot of people moving to North Georgia wanting to live in beautiful cities like Dahlonega, Dawsonville, and Cumming. The North Georgia area offers plenty of great real estate and living accommodations and I wanted to create a channel to equip you with the best, and most up to date information as you are considering living in North Georgia. I hope that you will understand what living in North Georgia will be like from my perspective as a local resident and real estate agent, so you make the right decision for you.

Tim Gibson is a licensed REALTOR® who has a unique love for building relationships and helping people achieve their goals. He graduated magna cum laude from Liberty University with a degree in business administration with an emphasis on marketing. He and his wife Natalie live in Dahlonega, GA, with their daughter and two sons.
Originally from Jacksonville, FL, Tim moved to the Atlanta area in 1999 to pursue a career in the music industry. During his time writing and performing, Tim began seeking business opportunities in other industries. This journey led him into real estate investment, which increased his knowledge of property value and fueled his desire to become a REALTOR®. In 20+ years, Tim has seen firsthand the growth and transformation of North Georgia. He possesses a unique understanding of the area, spanning from Forsyth County to the Blue Ridge Mountains.
Prior to entering real estate full time, Tim excelled in various marketing roles, including digital marketing, social media marketing, graphic design, and web design.     I had to survive the 1993 blizzard that we had with drifts that was up to 10 feet deep on top of the 3 feet of snow. We was getting around just fine 3 days after it started snowing.

    It’s b. s. that people drive slower. Tourists drive slower but natives drive faster and often recklessly (passing on curvy roads with double yellow lines). Due to lack of police there isn’t any speed enforcement on most roads.

    I watched a yt video about all the gangs and gang activity/crimes in Georgia. It seemed pretty scary. Some videos say some towns are safe, and videos say the same towns are not. What is the crime rate and overall safety like in n Georgia? How soon do police respond? What about 911 emergencies? Is there a reasonable response and enough resources for the citizen population? When you say north Georgia, is this both the west side and the east side? Thank you for your time!!

      All great questions. Best answer I can give you would be to call the Sheriff's Office for any of the locations you're considering. There are also a few third party sites that may provide helpful info: spotcrime.com/ and www.adt.com/crime typically have good info

      I live in north Ga in dade county the city is trenton. Crime is very low, mostly drug arrests. Our area is rural so there are no street gangs. The downside I hear from new residents is that we are not close to anything. There is no public transportation. You have to commute everywhere next to having a home, a reliable vehicle is a must. People in our area do not rely on the police to defend or help them. The second amendment is a way of life and most people do not call the police unless there is a dispute with a neighbor or a domestic situation. Hope this helps

    I live in Atlanta and recently purchased a second home in Fannin County. I love it!!! People are freindly and it is quiet. I spend haf the week there. Neighbors came by proactively to welcome me in. I'm from Minnesota so I am 100 percent used to being the sole minority. I could care less what others think.

      You say north ga, but what you’re talking about is NE Ga. What about Cartersvile, Rome, Summerville, Adairsville, Calhoun etc all west of I75! And the Truist Stadium is in Smyrna, not Narietta, Cobb county, though!

    North Georgia is WAAAYYYYYY overpriced, from land (especially) to houses. Unless you want a small house on 1/16th acre with an 18x18 storage unit (called a "garage" but no vehicle is going to fit in there, so they will end up parked on the driveway), and it's just 10 feet apart from the neighbor's house, you should count on a range of $600K-$850K on average. And while the rest of the overpriced states may be experiencing a crash, Georgia is where rich people from California, Texas, and New York are moving to, with 100% CASH offers that will outbid anyone else else (they will even forego the inspections or other conditionals). 95% of vacant land is owned by investors, with only about 10% of them in-state, and they are asking ridiculous prices. ($75K an acre, for example, for property they paid $10-12K an acre to buy. And if you overpay for land, a bank will only let you use the actual value towards a construction loan too, so keep that in mind. Nearly all neighborhoods are HOA's with architectural committees that are dictatorships. They will blacklist cheaper builders too, so if it's a gated community, expect them to REQUIRE a high-end custom home builder. Deed restrictive communities (which have reasonable design and size requirements but no HOA telling you what you can and can't do) and are few and far between. And there's a company that buys up huge tracts, builds roads and runs utilities, then sends out the "Mountain Land" flyers. They sell all the good lots to out-of-state (or even out-of-country) investors and what's left is mostly unbuildable crap. So those places end up having all these lots with no one building on them, and the ones that do are for weekend rentals (PARTY!). I don't understand the N. GA governments either. All these investment properties mean MINIMAL tax revenues. If they made those investors pay near FULL taxes on the lots (as though there was a comparable average size home on it), they'd actually sell it to people who wanted to RESIDE there. That in turn would bring in more tax revenue and more businesses. (A Publix or Kroger will only get built if there's a lot of F/T residents living there.). By allowing these properties to sit unbuilt and vacant, all it does it keep the areas overall poor with everything old and falling apart, while rich people live on big estates. It's common sense. Get these communities to BUILD OUT on the lots they intended, and your county has more money. Sorry to vent, but I've been looking for 10+ years, and I can truly tell you every issue and HIDDEN PROBLEMS (assessments coming, EPA restrictions on building, etc.) with almost every region and community in N. GA.

    Internet speeds are hit and miss. While there are fiber lines running all along the main state roads, they haven't really pushed into anywhere other than gated communities or along those state roads. Most of North Georgia internet connectivity is cable based, and has max speeds of 100-Mbps. In the rural areas (and even some gated communities like Sharp Mountain), they only have ADSL (speeds of about 30-Mbps). Be wary of realtors claiming cable when they really mean Dish and DirectTV (it connects with a cable, right?). Finding out what speed a home or property is also difficult. Windstream/Kinetic can tell you that you have fiber when they don't even serve that neighborhood in actuality, and Etc and TDS have poor maps as well. And the official GA broadband maps are horrible and entirely unreliable and meaningless. In some places, you can use T-Mobile or other cell providers for internet, but it's really sparse in the beautiful wooded areas (no cell towers). And in a lot of North GA communities, internet connectivity seems to be the last thing they care about, since most of the homes are second/weekend homes for the Atlanta rich, and they intentionally want a break from the internet. Of course, now we have the option of StarLink, for 80-100+ Mbps speed.

    You dont want to move to North Georgia. It sucks so much i hate it. I wish i never moved here and want to get out. Its been a horrible nightmare thats never ending!!! Think really hard before you want to move.😢

    The average house in Cobb county is 400k to 500 k, the average is brought down by extremes. In some areas you are looking at an average of 600-800k like in north Fulton, those numbers are deceiving. If someone was to leave Tennessee and come here, they will be sadly disappointed. GA has a higher median income per capita and much higher gdp than Tennessee. I find that hard to believe that it’s “cheaper” than Tennessee . The highest gdp contributors on the eastern seaboard are NY, Pennsylvania,GA, and FL

    Dude left out a lot of key differences, besides mountain and the Appalachian valleys, an obvious is GA has an Atlantic Coast, barrier islands,major swamps, and a fall line to name a few. Georgia has 4 distinct topographical regions. The piedmont fall line is the shift to the coastal flat plains in South Georgia, and a coastline of 100 miles isn’t exactly small or the smallest . The entire state of GA is on East Coast time zone, where as only the far east of Tennessee shares east coast time. GA has higher population density, and a population of over 11 million people, while Tennessee is just over 7 million, this is critical. GA is less conservative than Tennessee as a whole, and is the 6th most diverse state in terms of ethnicity tied with Florida. The state is strategically located, and operates as a nexus to the northeast corridor, the gulf, Florida and the Great Lakes by air or its extensive interstate network. This includes I-95, 85, 20,75 . GA overall is a lot more urban/suburban than Tennessee ; with some rural areas which can be a negative to some people who prefer less people, and that is increasing every year due to growth/development. Both have their pros though.

    Wanting to buy up north...I've lived in Newnan for almost 30 years and is turning into Atlanta. Additionaly, I love all the hiking up north and am tired of the insane traffic trying to get there! Definitely thinking Cleveland, Jefferson, Ellijay, or Jasper?!? Any recommendations for a retired, single gal? Oh, love Mount Yonah!

    I have lived in Cave Spring, Ga. all my life. My mother was a school teacher at Georgia School For The Deaf for over 30yrs. and now the school after my mother retired has less than 100 students. Two years ago the Floyd County Board Of Education closed our Elementary school and just recently in 2024 United Community Bank closed the Cave Spring branch. If you love Floyd County I would stay in Rome, Ga. But be careful Rome is trying so hard now to become more Liberal and less conservative. Moving from Cave Spring to Rome was the best thing that has ever happened to me. Cave Spring with no Education and bank in their community the town will slowly die and if Georgia School For Deaf closes for good in the future the town will eventually become a dead town. I always thought the city of Cave Spring owned the property where our school was I found out I was wrong. I read the local news paper and the article it self sated that the Cave Spring city coucil had to pay the Floyd County Board Of Education 60,000 dollars for the former school and property. If you want to live in Georgia find a place you are comfortable with and live there for a while, to see if you like it. Just do not live in a small town where there is no education for your children and no local bank to start a checking account with. I really think other communities in the state of Georgia want to see the city of Cave Spring slowly dying. Well, where ever you live I hope you are happy there.
