I had redone a house not quite that big but nearly built in 1919. Advice: Keep the doors and door jams--do not disturb. Trust me. Salvage the molding as well.
For sure, way to expensive to replace now days. Remodeled a house built in 1887, that moulding is priceless. You can fish wiring in the walls and blow in insulation.
I have a 1900 house and do my own plaster work. Just open 16” x 12” to install a metal Raco 235 box with a 1” mud ring, wiring, and data, then replaster. It’s easy, anyone can learn to do it, just get the right materials. Demoing the plaster is always a bad idea, impossible to get the drywall level with the back of the trim, etc. Trim was installed on the plaster, which was not level anyway. Open up the walls where you need to but stay away from the trim. If I was taking the siding off I’d do the sheathing too to get access. And never replace the windows, just tune them up. Can also install inner and outer storms to deal with most of the air leakage.
Absolutely. Our house was built prior to 1907 and there’s not a plumb, square, or level surface in the place. We recently replaced a pocket door and had to tear out an entire original wall to do it. Almost impossible to get things lined back up.
And as a reminder there will be rough times(family deaths, financial struggles, etc.) in a relationship no matter what you do. However those times should make your relationship stronger because you carried each other through it. So many people instead become selfish in those rough times and they turn one another into enemies and love is lost as result. Never lose sight of love because love is never about just you or her but is always "us."
Cole, you have a rare gem in the way of a historical house in that it still has all of it's original trims walls an mouldings. Rare and priceless history. Protect it. Dont tear out the lath and plaster if you can help it. Leaving it will protect all that beautiful woodwork from getting damaged. A good electrician can install a new breaker panel and fish tape an entire house with all new wiring without disturbing the walls. He'll just cut the knob and tube wiring leaving it in the walls wherever it is. It wont do any harm. You'll save a fortune in demo and rerocking such a massive house. Knocking out plaster is a very messy job and will take weeks and then months to rehang rock. If you have cracks in the ceiling and broken keys ( look it up) you can get a plasterer in to repair it for a fraction of the cost of rerocking anything. Trust me, "original" is priceless. I know. I paid a fortune and 20yrs restoring the original trim the previous owner tore out trying to " modernize" an arts and Crafts home. Crown mouldings, french doors, fireplace surround, I can't get the original hundred year old clear grain old growth Douglas Fir back in my house, only reproduce the original craftsmanship with local finish carpenters that costing me $$$$

Maybe not so rare and definitely not priceless although lovely and luckily he not only knows this but he will be respectful as he updates the home insulating the outer walls for comfort and savings as well as installing updated safe functional electrical. I have restored/renovated and flipped homes in the Northeast and there are many ways to achieve your goals in a practical way and sometimes that means removing the plaster. In the end the homeowner gets to make these decisions and this young man will knock it out of the park while blending all of the original charm with the much needed updates. That part of the world the wind often and easily robs an older home of all heat/cooling and comfort at a great expense. Seriously and Really.
I agree with keeping all the original trim, casings, and mouldings,but proper insulation and electrical is important. I also have a very old historic house, and the cost of heating it in the winter was Astronomical ! Until I removed all the lath and plaster and added spray foam insulation, the house was barely livable. I was able to leave all the original woodwork and just added new drywall after the insulation and electrical was completed. The cost of doing the wiring was also substantially less than having it done by pulling wires ( far less material and labour) plus I could have outlets and lights anywhere I wanted. I would lose a little originality to make a more efficient, comfortable house at a significant savings to the budget and operating costs.

You may want to wait until the last minute before getting rid of the downstairs bathroom. Having that convenience is worth its weight in gold when you start having workmen in the house as well as family members and other guests. Great work on the attic!
I have really enjoyed watching such a nice young couple work and plan together. Reminds me of me and my wife when we were young! So glad you are keeping as much originality in your Grandpa's home as possible as well. It's an amazing and gorgeous home & I could not be happier for the two of you! That attic is HUGE! Redo the that old bathroom in a grand 1920's style to give a nod to the architecture of the home. And btw - keep the green in a room or two and pait the rest white so you can both have what you want. kmurray96 its knob and tube as long as you don’t add to it it’s fine.but it needs to be upgraded.the house is probably 95% knob and tube.and it needs a complete rewire but that’s and easy $10,000.

Here is a tip... from someone who has been there. When you gut out your lathe and plaster outer walls, so that you can rewire, insulate and put in a continuous vapor barrier, you will need to replace that lathe and plaster with 5/8" (firecode rated) sheet rock. You need to use that thickness to meet up with the lathe and plaster interior walls properly. "Normal" sheet rock will leave you with a gap at all the corners where the interior walls meet the exterior walls. Also... consider insulating a few rooms interior walls as well. We did this in one of our bedrooms in our old house. It made a great QUIET room for my video gamer son, so that we did not have to hear him gaming all over the entire house. Later when he moved out, we used that room as a mini cool room. By setting up a window unit air conditioner in that room we had a nice COLD spot for those hot summer nights without cranking up the central air unit and cooling the entire house. With the interior and exterior walls as well as the ceiling in that room insulated it was like our own little ice chest. Score one for cheap A/C.
There are still high-end Carpenters out there. My good friend is one but it's pricey for the wood and labor. He works in Boulder and Denver for the 1 percenters. Check out Richard Sharkey for some old world staircases.
I believe that you might want to look for a older gentleman Carpenter, as if he been doing this type of work and takes pride in his work he would probably be more accommodating to the needs of the home. I have been in the construction trades for 30 plus years and it has been my experience the high end carpenters are prima donnas! Yes there's a lot of awesome young carpenters out but they are few and far between! Its a dying art and skill trade. The home has beautiful wood work and you want to preserve it! I bet Cole's grandfather is looking down and saying THAT A BOY!! AND A SMILE FROM EAR TO EAR!! GOD BLESS!!
Yes, when I remodeled our downstairs bathroom for my mother, I put in electric heated floors under the tile. It's great. You will enjoy it for years to come.
Having done my share of renovating old houses, when you start knocking out walls you must first determine if it's a weight brearing wall or you can create some structural problems. You're doing a great job on the house, just make sure what kind of overhead weight is resting on a wall before you knock it down. Just offering a helpful comment.
just knock a few holes and check for headers. Look above and below. Check the floor framing and see where it bears. Start in the basement even to calculate how the thing was framed.
And if you can't take the wall out completely, maybe put in a 8 feet doorway and a beam above it - so you still get the rooms connected. Hope that makes sense
I'm pretty sure Cole and his family and friends are smart enough to do all of this the right way. He's young..not stupid. But, maybe one of you very knowledgeable contractors would care to contribute by offering your free time and labor along with all these opinions? Would be way more helpful... just sayin :)
Hey Guys - that was such a happy video. It cheered me up a lot. I once bought a cottage that had been a tithe barn. It still had the original rafters in the loft, with the original bark on them. The loft was an 'aviary' when we bought it. It was a filthy job to clean. Get the professionals in for sure. The cottage dated back to 1565 and the wiring dated back to 1940. The first thing we did was replace all the wiring and fittings. Recommend you do the same. Too many old houses in the UK have developed an electrical fault and burned to the ground. Would hate that to happen to your delightful home.
Do a shower/bath.... but keeping that tub in the location it's in is no bueno. Push it against the wall, buy a new tub, run pipe up the wall for a shower head, and bam. Shower and bath tub.

I hope you will still have a other downstairs bath if you take out the one next to the kitchen. It wont work well to expect little kids to go upstairs. Much more convenient to at least have a half bath on main level. I have 5 kids so I know.
When you are all finished it will be a beautiful home. Make it your home and don’t worry about what other people think. You are the one who lives there and it should reflect your style.

I agree the green walls should go in the expansion of the kitchen and the master bath and bedroom a must. I mean it makes sense to an extent, he just bought her a dirt bike and is teaching her the ways of farm life, also he owns a fairly large house at 22, not the case for most people, especially in todays world where depending on the area rent can be upwards of $1000 a month (like in Vancouver BC, where I'm near to, it's on average $1000 per month for a tiny studio or 1 bedroom apartment, whether it's a true studio or an apartment with a separate bedroom is determined by how nice of a building you're in). Which is all to say, Cole is kinda set up for success here on the farm. But that's just speculation, Cole do what you want and try not to let all of us bug you if you guys aren't ready yet, 😊. You're both still young so it's understandable, I'm just a 30 year old Canadian speculating with the rest, seeing how you two are clearly a great pair of people, and great for each other.

I cant wait to see the stuff you’ll find behind those walls. The house I grew up in was built in 1899. A lot like that one. Found old magazines and toys and stuff in the ceiling and vents. Even an old bank bag from the 1800’s. It took 10 yrs for my dad and I to do each room and drywall and plumbing and electric. That’s how I grew up, renovating that house. Moved out in 88 to join the service and the folks built a ranch house. I’d love to go back to that house and tell the owners the stories I have growing up in it. God bless y’all
Our 1913 house had a pantry off the kitchen that was made into a hideous half bath. We divided into a walk-through pantry with a powder room. Looks like it's always been there.
If I could clean up all the poop properly and everything, I'd make that attic into a huge master bedroom. The windows are amazing!! Put your bed in front of them. What a view. 😍
I'm glad they intend to use it for their creative work. It's a perfect space for that. It's too pretty/unique a space to spend their time in it asleep and its clear the space inspires them both.

We are 2 years into remodel of a 1880 iowa farm house that is much smaller than yours. The kitchen is last room we are working on before the upstairs. I would recommend making regular trips to Lowe's and Menards for clearance/Mark downs, it can save you lots! Observe when they tend to have biggest sales on drywall etc. We saved lots by buying last year's display models etc.

The house videos are the best!! I bought a fixer upper 5 years ago and we have done 97% of the work ourselves. It's been so much fun to put in the hard work and then step back and see your pay off!

We are in the same boat with our 1800s farmhouse, the majority of the electrical is shady or not working at all , so I will be happy when we have it all new . Your home is beautiful as is but will even more beautiful with some fresh paint on the walls , it has so much character !! You would pay a fortune to build a new home of that quality and size now , so you are very blessed . The only wood I would paint in your house would be the beams in the attic to brighten the space up . I look forward to see the journey and the outcome 😊
Nave is correct! The lighter walls in the dining room with the gorgeous original moldings is much better than the green. Light and bright is really important when dealing with dark, original moldings. Such a beautiful home. I'm so excited to see all that you do to it.

Great job on the attic! Glad to hear you wore protective clothing and masks...bad stuff to breath. You have big plans and a big job ahead. Concentrate on the mechanical first...electrical, plumbing, insulation, etc...to make it a safe, warm/cool, clean house. You two can do it...ambition and youth go a long ways! Love your videos! Things to think about are having a bathroom and an area you can convert into a bedroom on the first floor. If you get ill or injured (broken leg , surgery or becoming disabled/elderly) you can actually function n live in the home. You definitely need a full bathroom on the main floor. It also keeps visitors out of your personal space. Second, keep a tub in main bathroom. Once you have kids you will appreciate the tub. Plus there’s times when you’ll need to wash a pet, wash clothes or other items in (washer goes out or kitchen sink clogs) you can still function. I’d also consider a mud room. Somewhere to remove/store wet n dirty items, coats n shoes. You may not be crazy about the old kitchen cabinets but they are good solid wood n deep which allows for awesome storage. Modern cabinets are mainly press. Wood n the hinges come loose within a few years. If you aren’t crazy about the color/look new hardware n refinish them. The attic has so much potential. Love it!

Plaster is actually remarkably easy to patch and do if you use the right materials. If you want to know how I do it, let me know. The short version is: Plaster can be put on wood lath or button board (plaster board). I usually use California One Coat as the base, about 3/8”, leave a rough surface. Then apply a veneer coat with veneer plaster. Use multiple coats and build up to the surface you want. Never sand. Too hard. Install door and window jams first, level with where the finish plaster will be. Then the trim goes over the finish plaster. You can make your own base coat with sand, lime, etc. if you want but easier to buy. Use an oscillating blade to cut through the plaster and lathe centered on a stud. Use Plaster Weld painted on the edges of the old plaster to make it bond and avoid cracks. I’ve had good luck screwing loose plaster down with plaster washers then coating and filling cracks.
Do what you want cole. Rip all of the wood out if you want. The soul of the house comes from the great people who live and have lived in it, not the wood.

I paid a fortune and 20yrs restoring the original trim the previous owner tore out trying to " modernize" an arts and Crafts home. Crown mouldings, french doors, fireplace surround, I can't get the original hundred year old clear grain old growth Douglas Fir back in my house, only reproduce the original craftsmanship with local finish carpenters that costing me $$$$

Thank you for saying just what I was going to - also, the old wiring can be used to pull through the new. Different if you're going to insulate the outside walls, but Cole, didn't you get new siding recently? Didn't that happen then?
Maybe not so rare and definitely not priceless although lovely and luckily he not only knows this but he will be respectful as he updates the home insulating the outer walls for comfort and savings as well as installing updated safe functional electrical. I have restored/renovated and flipped homes in the Northeast and there are many ways to achieve your goals in a practical way and sometimes that means removing the plaster. In the end the homeowner gets to make these decisions and this young man will knock it out of the park while blending all of the original charm with the much needed updates. That part of the world the wind often and easily robs an older home of all heat/cooling and comfort at a great expense. Seriously and Really.
I agree with keeping all the original trim, casings, and mouldings,but proper insulation and electrical is important. I also have a very old historic house, and the cost of heating it in the winter was Astronomical ! Until I removed all the lath and plaster and added spray foam insulation, the house was barely livable.
I was able to leave all the original woodwork and just added new drywall after the insulation and electrical was completed. The cost of doing the wiring was also substantially less than having it done by pulling wires ( far less material and labour) plus I could have outlets and lights anywhere I wanted.
I would lose a little originality to make a more efficient, comfortable house at a significant savings to the budget and operating costs.

I'm giving my European view - I don't think anyone would countenance it here; yes it provides a sealed, self-supporting solution, but at the cost of needlessly exposing yourself to out-gassing of really bad chemicals, ditto chemicals that affect the ozone layer, and set up an interesting problem for future generations. OK, now which Americans want me to f off?!! I know you've also been sold that climate change isn't real.

You may want to wait until the last minute before getting rid of the downstairs bathroom. Having that convenience is worth its weight in gold when you start having workmen in the house as well as family members and other guests. Great work on the attic!
I have really enjoyed watching such a nice young couple work and plan together. Reminds me of me and my wife when we were young! So glad you are keeping as much originality in your Grandpa's home as possible as well. It's an amazing and gorgeous home & I could not be happier for the two of you! That attic is HUGE! Redo the that old bathroom in a grand 1920's style to give a nod to the architecture of the home. And btw - keep the green in a room or two and pait the rest white so you can both have what you want. kmurray96 its knob and tube as long as you don’t add to it it’s fine.but it needs to be upgraded.the house is probably 95% knob and tube.and it needs a complete rewire but that’s and easy $10,000.
If the wiring is aluminum (which it should be since it's from the 70s) it's EXTREMELY prone to fires.

The two of you have me smiling the entire time I watch and listen. Definitely share your wedding with your subscribers. The attic is my favorite part of the house.
Here is a tip... from someone who has been there. When you gut out your lathe and plaster outer walls, so that you can rewire, insulate and put in a continuous vapor barrier, you will need to replace that lathe and plaster with 5/8" (firecode rated) sheet rock. You need to use that thickness to meet up with the lathe and plaster interior walls properly. "Normal" sheet rock will leave you with a gap at all the corners where the interior walls meet the exterior walls. Also... consider insulating a few rooms interior walls as well. We did this in one of our bedrooms in our old house. It made a great QUIET room for my video gamer son, so that we did not have to hear him gaming all over the entire house. Later when he moved out, we used that room as a mini cool room. By setting up a window unit air conditioner in that room we had a nice COLD spot for those hot summer nights without cranking up the central air unit and cooling the entire house. With the interior and exterior walls as well as the ceiling in that room insulated it was like our own little ice chest. Score one for cheap A/C.

There are still high-end Carpenters out there. My good friend is one but it's pricey for the wood and labor. He works in Boulder and Denver for the 1 percenters. Check out Richard Sharkey for some old world staircases.
I believe that you might want to look for a older gentleman Carpenter, as if he been doing this type of work and takes pride in his work he would probably be more accommodating to the needs of the home. I have been in the construction trades for 30 plus years and it has been my experience the high end carpenters are prima donnas! Yes there's a lot of awesome young carpenters out but they are few and far between! Its a dying art and skill trade. The home has beautiful wood work and you want to preserve it! I bet Cole's grandfather is looking down and saying THAT A BOY!! AND A SMILE FROM EAR TO EAR!! GOD BLESS!!

Yes, when I remodeled our downstairs bathroom for my mother, I put in electric heated floors under the tile. It's great. You will enjoy it for years to come.

Having done my share of renovating old houses, when you start knocking out walls you must first determine if it's a weight brearing wall or you can create some structural problems. You're doing a great job on the house, just make sure what kind of overhead weight is resting on a wall before you knock it down. Just offering a helpful comment.
Indeed, especially in a house that old. A consult with a structural engineer might be a good call.

just knock a few holes and check for headers. Look above and below. Check the floor framing and see where it bears. Start in the basement even to calculate how the thing was framed.
And if you can't take the wall out completely, maybe put in a 8 feet doorway and a beam above it - so you still get the rooms connected. Hope that makes sense
I'm pretty sure Cole and his family and friends are smart enough to do all of this the right way. He's young..not stupid. But, maybe one of you very knowledgeable contractors would care to contribute by offering your free time and labor along with all these opinions? Would be way more helpful... just sayin :)
Hey Guys - that was such a happy video. It cheered me up a lot. I once bought a cottage that had been a tithe barn. It still had the original rafters in the loft, with the original bark on them. The loft was an 'aviary' when we bought it. It was a filthy job to clean. Get the professionals in for sure. The cottage dated back to 1565 and the wiring dated back to 1940. The first thing we did was replace all the wiring and fittings. Recommend you do the same. Too many old houses in the UK have developed an electrical fault and burned to the ground. Would hate that to happen to your delightful home.

Do a shower/bath.... but keeping that tub in the location it's in is no bueno. Push it against the wall, buy a new tub, run pipe up the wall for a shower head, and bam. Shower and bath tub.

I hope you will still have a other downstairs bath if you take out the one next to the kitchen. It wont work well to expect little kids to go upstairs. Much more convenient to at least have a half bath on main level. I have 5 kids so I know.
When you are all finished it will be a beautiful home. Make it your home and don’t worry about what other people think. You are the one who lives there and it should reflect your style.

I mean it makes sense to an extent, he just bought her a dirt bike and is teaching her the ways of farm life, also he owns a fairly large house at 22, not the case for most people, especially in todays world where depending on the area rent can be upwards of $1000 a month (like in Vancouver BC, where I'm near to, it's on average $1000 per month for a tiny studio or 1 bedroom apartment, whether it's a true studio or an apartment with a separate bedroom is determined by how nice of a building you're in). Which is all to say, Cole is kinda set up for success here on the farm. But that's just speculation, Cole do what you want and try not to let all of us bug you if you guys aren't ready yet, 😊. You're both still young so it's understandable, I'm just a 30 year old Canadian speculating with the rest, seeing how you two are clearly a great pair of people, and great for each other.

I cant wait to see the stuff you’ll find behind those walls. The house I grew up in was built in 1899. A lot like that one. Found old magazines and toys and stuff in the ceiling and vents. Even an old bank bag from the 1800’s. It took 10 yrs for my dad and I to do each room and drywall and plumbing and electric. That’s how I grew up, renovating that house. Moved out in 88 to join the service and the folks built a ranch house. I’d love to go back to that house and tell the owners the stories I have growing up in it. God bless y’all
The kitchen bathroom space may have been a pantry with cabinets and shelves.
Our 1913 house had a pantry off the kitchen that was made into a hideous half bath. We divided into a walk-through pantry with a powder room. Looks like it's always been there.
If I could clean up all the poop properly and everything, I'd make that attic into a huge master bedroom. The windows are amazing!! Put your bed in front of them. What a view. 😍
I'm glad they intend to use it for their creative work. It's a perfect space for that. It's too pretty/unique a space to spend their time in it asleep and its clear the space inspires them both.

We are 2 years into remodel of a 1880 iowa farm house that is much smaller than yours. The kitchen is last room we are working on before the upstairs. I would recommend making regular trips to Lowe's and Menards for clearance/Mark downs, it can save you lots! Observe when they tend to have biggest sales on drywall etc. We saved lots by buying last year's display models etc.
The woodwork in that house is amazing. Please keep it all.

We are in the same boat with our 1800s farmhouse, the majority of the electrical is shady or not working at all , so I will be happy when we have it all new . Your home is beautiful as is but will even more beautiful with some fresh paint on the walls , it has so much character !! You would pay a fortune to build a new home of that quality and size now , so you are very blessed . The only wood I would paint in your house would be the beams in the attic to brighten the space up . I look forward to see the journey and the outcome 😊
Nave is correct! The lighter walls in the dining room with the gorgeous original moldings is much better than the green. Light and bright is really important when dealing with dark, original moldings. Such a beautiful home. I'm so excited to see all that you do to it.

Great job on the attic! Glad to hear you wore protective clothing and masks...bad stuff to breath. You have big plans and a big job ahead. Concentrate on the mechanical first...electrical, plumbing, insulation, etc...to make it a safe, warm/cool, clean house. You two can do it...ambition and youth go a long ways! Love your videos! Things to think about are having a bathroom and an area you can convert into a bedroom on the first floor. If you get ill or injured (broken leg , surgery or becoming disabled/elderly) you can actually function n live in the home. You definitely need a full bathroom on the main floor. It also keeps visitors out of your personal space. Second, keep a tub in main bathroom. Once you have kids you will appreciate the tub. Plus there’s times when you’ll need to wash a pet, wash clothes or other items in (washer goes out or kitchen sink clogs) you can still function. I’d also consider a mud room. Somewhere to remove/store wet n dirty items, coats n shoes. You may not be crazy about the old kitchen cabinets but they are good solid wood n deep which allows for awesome storage. Modern cabinets are mainly press. Wood n the hinges come loose within a few years. If you aren’t crazy about the color/look new hardware n refinish them. The attic has so much potential. Love it!

I am a city girl, but I love this channel. Cole's organizing skill and concentration on one area at a time is amazing.
Plaster is actually remarkably easy to patch and do if you use the right materials. If you want to know how I do it, let me know. The short version is:
Plaster can be put on wood lath or button board (plaster board). I usually use California One Coat as the base, about 3/8”, leave a rough surface. Then apply a veneer coat with veneer plaster. Use multiple coats and build up to the surface you want. Never sand. Too hard.
Install door and window jams first, level with where the finish plaster will be. Then the trim goes over the finish plaster.
You can make your own base coat with sand, lime, etc. if you want but easier to buy.
Use an oscillating blade to cut through the plaster and lathe centered on a stud.
Use Plaster Weld painted on the edges of the old plaster to make it bond and avoid cracks.
I’ve had good luck screwing loose plaster down with plaster washers then coating and filling cracks.
