Very good location. Unfortunately, other than that, there is not much to say about it: low ceiling, second rate furniture... having a high ceiling for a proper chandelier is a must for an apartment in this price range in California...

I love your videos, but I think we all would be more interested in something more attainable. In my case, I am looking for a modern T2 with a view in the 300k - 400k range. Ideally, somewhere you wouldn't have to have a car.

Big and modern plus the location adds a premium as you can walk to nearly everything you'd want. On my visit I was surprised with the wide variety and character of the neighborhoods around Funchal as well as various places around the island. So many options that offer a different day to day living experience, but with all of them I think I'd feel like the entire island was at my disposal every day.

no way I'd pay $900K for that...not exactly downsizing. :). what does a modest single family home with a small yard cost? I'd be interested in seeing something like that. I have my own Leo and he needs a tiny yard at least. :)

Many require a lot of renovations and are located away from main towns. We are searching but we wouldn’t show anything we wouldn’t consider ourselves. Hi guys, Thanks for the video. I am in Algarve currently and have been viewing some properties, apartments and villas. I like Alvor/Portimao region. I must say I am not impressed with the Portuguese properties in general. There is a huge price bubble, I think it's the worst in the EU. Also, I find that the buildings are not great. The new builds are definitely better and any property with an energy rating below A is a big NO. I still like Portugal but I am not willing to invest in a property at these prices. Perhaps, it's a better idea to rent and wait. The apartment in your video looks ok. It looks a bit dark inside. But it's never worth 900K, in my opinion.
If you look for an A energy rating, you'll have maybe 5% of the properties left. I've been looking at Madeira for some time now but when I saw a drone video of Porches and the Nossa Senhora da Rocha and the couple of beaches around it, I was blown away. Sunrise is incredible and sort of a less crowded beach away from the maddening crowd is what I'm looking for.
Now I'm checking those parts of the Algarve region. Ferragudo and the likes. And yes properties now are way overpriced. Best to rent and buy once the market corrects.

Yup your correct. It’s a global everything bubble. Prices will correct as that trend has already started.
Absolutely agree with you .I would hold off on any real estate purchases whether residential or comercial in practically every EU country for now. The same applies to the US. 50-60% above true market value.

We liked it -especially what we call the “pee garden” for the dog. Outside our current price range. And really if we are going to spend that much, we would want a house with a well groomed outdoor (fenced in) space - even if it’s outside Funchal. But thanks for showing us the apartment.

Lovely apartment. The one thing I notice is that retaining walls can be the way the property faces sometimes. My D7 was approved at the consulate but I’m still waiting for SEF to finalize the process. In the meantime, we’re headed to Jordan and Oman. Just got back from Cartagena and Bogota in Colombia and Panama. Amazing places 😊. We must be productive while we wait, don’t you agree? 😊

We are visiting Funchal this week and are staying close to this area. So much to do here that we haven't been to Old Town yet. I'm hoping to see some properties before we leave. This one was nice but I need them to take like 700k off that price, jk, 😆

Hello again! So we were told it was around the 100€ mark per month, as well as 50€ per person monthly if you would like to use the Savoy hotel facilities. Not a bad perk!

900K euros for faux marble, don't think so. I do think Portugal is headed for a property crash with the high number of adjustable rate mortgages. Lagarde has been pretty clear about hiking the prime interest rate. I'm still interested in Portugal as a destination however I'm also now looking at other Mediterranean options

Yes properties here on Madeira have increased and 900k for faux marble is a lot- that property is associated with Savoy and you have access to many amenities , also the location is highly sought after. That all said - it does seem high. We have heard from many realtors that prices are and will continue to increase on Madeira, as the purchasers/ investors/ expats buying here are paying cash and not affected by the hike in mortgage rates. Hello Lisa! Yes the price point is high. 😄As we mentioned prices have gone up and we do not see them going down at this time. Funny enough, maybe it doesn’t really come through on video and it’s winter here, the view from the kitchen to the stone retaining wall with beautiful purple flowers and a garden path is actually quite nice. Many ocean front properties are priced even higher. Ocean view is possible at a lower price point though. How much tax , and common charge ?
Great question, sorry we missed the HOA fees on this. They generally are quite low. As for taxes, that would be figured out through the parish council, and with help from a lawyer. Check out our Portugal closing costs video for an example of tax rates on our place. Cheers, D & M

Porto! We are downsizing. This piece of real estate is quite nice but far too large for most folks. Two person couple retiring or set-retiring. A larger family would be well suited however. I’ve owned houses with swimming pools and had to hire a maid..No longer…..Wonderful video however….just my waking up this morning thoughts.
