      Well.... this video pertains to the everyday Joe who wants to buy RAW land in TN and develop it enough so they can have Full Hookups for their RV. You would save some of the costs by doing your own work. We did not factor that into the estimates.
      For our micro RV park, our bill was much much higher. We are thinking about producing another video detailing our exact costs to build our RV park. Stay tuned!

    Merry Christmas! 🎄 we definitely had an eye opening experience for the cost of improvements just to get 2 RV spots operating with a gravel drive. We had to slow roll the shed and even thinking about clearing and building a cabin on our other lot. 😢 but we love it up there

      Yes, the land developers like to engage in fluffing making people think it's not going to be that expensive to improve a lot. Those that have gone through it know!

    Appreciate all the info, one of my sons are looking for property closer to Nashville, currently in central Alabama, he’s a singer songwriter and does a lot of work in Nashville. I’m always looking ahead for him and will probably be somewhat of a general contractor for him when he does purchase. Thanks again for your input and information.

      Thank you for your support! We are about 90 minutes from Nashville. That's about how far out you have to go before things become affordable for the average American. Prices in the Nashville suburbs are insane. But then again, it's all relative.

    Why not have the land logged out, and offset costs? Wouldn’t they end up clearing/ creating some sort of road in the process?

    Great info... I binge watched all your videos over the last few days! How much more do you think it would cost if you weren't in an "easy" county where you could do whatever you want? For instance if you had to have site plans designed and approved by the city / county?

      We don't have any experience doing this in a country with more regulation. Obviously, you would have more permitting & inspection fees. However, they would be negligible to the overall cost. We would think the other costs would remain the same if their build standards would be similar. It really all just depends. For example, some areas allow you to direct bury electrical wire without PVC conduit. This would save quite a bit. Other places may not allow a traditional gravity feed septic, which would increase that cost. Using city water and/or sewer impacts costs.
