I don't think that a "shared easement" means that it is jointly owned. Rather, one or the other or someone else owns it but the other neighbor has a recorded right to use it and cannot be stopped from using it for its intended purpose.

At least they had drawn up a contract. You should have taken them up on it, for a price.

I rent and have a neighbor like the last story. If he can't have my ɓack yard, then He claims the common area in front. My rent pays for my back yard. He wants to have it all.
For this reason, I had to call the landlord to ask how much of the front area was community land. He told me and then told my neighbor. Not a peep from him since.
This is great, however, he has held a grudge for a year at this point. What is his next move?

It takes a second to pickup a penny. That comes to $36 an hour tax free.

Also as far as the last story op should sue for the cost of a new fence.

Story 2. Todd was called out on it, lied about it when he was given the boot, warned that if he still tried to do it, there's going to be consequences.
Todd got his just desserts, with interest. All those years of him screwing over OP and still trying this crap, 100% deserved of the revenge and every bit of the fallout from it.

A shared easement is assigned either by the developer or the city. Both would place that fact on file with the city. No individual would have the right to arbatrairly claim rights to that shared easement as their own. And unless there was a valid reason to have the easement split, it would remain a shared easement. Oh, and when placing a fence or doing any construction, plans must be submitted with the city for their review and to obtain the needed permit if the city approves the plans. Otherwise, without a permit you'd get to tear down all of that new construction.
Before you buy a home in any condition, make sure it has, or can end up with, everything you want or can envision. What the neighbors have is irrelevant, you're not buying their houses. If you don't like the fact that their houses are built on larger lots, go find a house built on larger lots. But don't take it upon yourself to try and have them give you a part of their land; that isn't how it works anyway. Oh, and before you take down any fence, make sure the neighbor didn't help pay to have it arected. You might end up having to pay that neighbor for their share of that fence.
No one is obligated to give their employer their personal cell phone number. It said employer needs to reach you for any reason, they can provide you with a cell phone. Because if your employer has your cell phone number and calls you with work related needs, will they pay your cell phone bill or part of that bill?

The first story is weird. A shared easement just to use a yard shouldn't really exist.

    • @cogitatorcat2306

Typically such easement will date from a period when outdoor plumbing required dual outhouses and a joint septic tank, or where the only other access to the rear of the properties is through the house and the separation distance between the properties is not sufficient to create two accesses

As to the first story op should have counter sued for damages to his part of the property and legal fees and got a restraining order. And to be safe he should install security cameras. He also should file a complaint for harassment and tresspassing after the court case. As to the wedding story that jerk got what he deserved. Op and his sister should cut contact with their brother and parents. As to the last story op a d the neighbor should file charges for tresspassing and harassment and get restraining orders. As to the company bean counters that cost the company so much money they should be fired.
