Wow! It’s beautiful and such an exciting milestone. I think some of us are surprised by the change of plans, but that’s how it happens right? With our first home we went over budget and with our second home we ended up buying in an area we had initially ruled out. Both ended up being absolutely the right choices for us. Things change and staying flexible and open minded can get you to a good spot as long as it’s truly what you want in the long run. Cheers ladies!
PLEASE be sure to have it inspected by a 3rd party inspector before you close! There are a lot of issues with new builds - particularly ones in developments like that. They throw up those homes in record time.
This is what house fever looks like. I promise I’m not a hater. I’m someone who went into the medical field like Carol Ann and had well into six figures of student loans. I worked overtime and two jobs to pay off my loans first. Then I saved up a huge emergency fund 100k. Then I bought a house. Lenders were willing to lend me way above what any reasonable person would recommend I buy with my salary and no debt. Every expert recommends against buying a home with anyone you are not married to, including never a child or parent, a live in boyfriend/girlfriend, or a non romantic friend. Lisa most likely would not get approved for this house on her own, especially with recent defaulted loans she paid off pennies on the dollar a couple years ago. Carol Ann likely would with her salary- but I bet most financial advisors would not recommend doing this yet with minimal down payment and huge growing loans (she’s going back to school still). I wouldn’t take advantage of my child’s credit and salary. I genuinely hope this somehow all works out for them but I find it very high risk. And walking around a pretty house that “could be all mine!” doesn’t help with serious evaluation at this point. Again I sincerely hope this ends up ok for them.

@@Jen.9.29 exactly what I was thinking- it was my understanding that they were going to get a nice larger piece of property either with an older home already on it or have a house built. I I’ve in an area where they’ve thrown this type of home up like crazy and they are extremely poorly made. I even owned one for a few years so I can affirm, first hand, the cut corners and shoddy work. I genuinely want them to have a nice home that will last them for decades- not a plywood box that will have issues within 10 years. Builders and realtors will pressure you to buy “now” while the interests rates are getting lower- it’s a high pressure selling tactic. I mean this with altruistic care and love because I have followed her for years and I want them to have a beautiful home! 😢

As someone who just bought an older home with a thorough inspection and is already having to pay for fixes, congrats on your new build!! I hope you and your daughter enjoy the brand new feel and any potential issues are years and years away.

Please just scroll past and know we are excited for you both and can’t wait to see a video of you moving in x please can you do me a video when you arrange your pantry as they are my faves as we don’t have pantries here as standard!! I’m confused. I thought you were choosing a plot and house would be built on it. Very nice house. Did the introduction to the video get cut with the change of plan explanation. 😀
Congratulations! Just make sure you prepare yourself for when the property taxes skyrocket years 2 and 3 after they re-adjust your value,they only asses against your land year 1 on new builds. I bought a similar size home (different state so im sure its not exactly the same) but mine was around $800 per year the first year and im at 8k/year now year 3.
Sounds like you might have experienced the post pandemic increase that according to economists has increased by 25% since 2019. This is especially true they say, if you live in an area where your home is assessed annually and especially if your state/city/county saw home sales prices increase upwards to 40%. Sad to say that Uncle Sam always has his hand out. 😠
