      Thanks, about 4 years. I'll answer this more broadly and detailed than you are asking since it is a common question, so don't feel I am downplaying your comment. Just filling in the blanks.....I realize if you view this in the context of a real estate professional this may seem absurd to some but it is ignoring a lot of realities. First you have to keep in mind that it still takes some amount of time even if done fast. The fastest way is to pay people to do all the work, this would be very expensive. A friend of mine is renovating a house right now, smaller than this one, one story. He is hiring out the work, it is going to cost at least 80,000 but my guess is it will be more around $100,000. Just the demolition work was $10,000. While the renovation will be done quickly (all in theory as it's ongoing) he is having to pay $80,000 - $100,000 in the span of 4ish months. This is on top of paying the $150,000 mortgage he had to get to buy it. My house was $9,000 and will cost about $30,000 to renovate. I'll be done soonish and will have a basically new house bought and paid for in 4 years vs. toiling away at a job and paying off a loan over 30 years.
      For context, I bought this house while finishing up one renovation, bought and renovated another house, managed my other rentals, moved, had two children, married, have this UA-cam channel, make and sell furniture, building the large building also featured on this channel, etc. In addition, I have a 30 year mortgage on one property which I am focussing on paying off very quickly, once that is paid off the monthly payment I make and the additional principle I pay each month becomes income. I say this only to say there is more at play than just how much this place will rent for. Of course I could get laser beam focused on my renovations but that would be at the cost of this other stuff. My time is worth far more than the monthly rent, my wife will only be young once, my children will only be this age once, my body only able to do the things it can do for a short while. So I choose to do what I want over what I "should" do. The other thing that one must keep in mind is I am making income off these videos, my books, my other houses and associated streams of income. I have found that by always choosing to live how I want over prioritizing making money that I have to be more creative and end up making more money and doing it easier. I could go on but this is plenty to give some context.

    $7,600 is a great price in my opinion. You are paying 2 guys for a weeks worth of work to do something that is challenging to get right and can easily be messed up. Plus the cost of materials

    It looks like your drywall/tape/mud guys did really nice work, and used the right materials. Those metal corner beads and the flexible bead for the odd angles are all touches that show that these guys want to do a good job. Very satisfying!

    The last gut house I did was in 2020. Down to basically the foundation and floor joists in some spots. Paying to have the drywall done was one of the greatest things I did. One week the house was hung and finished. A complete uplifting of the dragging project.

    So glad you remembered you said you will never do drywall again!! I always thank the creator of indoor plumbing. The inventor of flushing toilets to me was a genius. My goodness, the $12,000 dollar house baby is growing up!

    Looks great. I think you handled it just right. Don't expect perfection, but expect issues to be addressed. I know I miss things as well, and I certainly try to catch my mistakes.
    As far as expectations, you're right. The poorest of us live like kings and still find a way to complain.

    You’re right on the green drywall. Its only mold resistant but can still develop mold. Thats why bathrooms have vent fans. You’re doing great 👍

    I appreciated your comment about how people are often so critical of the "lower ceilings" etc. We talk about a lack of "affordable" housing these days, but if granite counter tops, vaulted ceilings and 3 full bathrooms is the "expectation," how are we going to make it affordable. We started out in a "starter house" and have moved up in house over the last 20 years. That first house we had would have been just fine.

      Starter houses are also unaffordable right now as well, Lee Ann. There's no such thing as a starter house when the market hasn't corrected to allow for affordable housing to exist for younger people. Hoping for a housing market crash so prices are realistic again.

    Those drywall guys are doing a great job on a difficult project. None of the "mistakes" you pointed out would be a problem with taping and mudding, and it would be more costly (in time and materials) to fix them. That place is going to look awesome. My dad had drywall hangers (usually 4-6 workers) and finishers (usually 4 or 5 workers) with at least 2 (husband and wife team) working on both teams as supervisors. They knew when to make corrections and when to let it go to finishing and did an amazing job on every project they work on. Dad paid a little more in labor, but they never overran cost, or matereials and always finished on time and ususally a little early. That included clean-up and waste materials removal. That really help us with scheduling and project management.

    Goodness, so much time it took, but seeing you walk around this house so close to the finish line feels really special. The whole renovation is like being taken on an adventure with this guy from US who we'll never meet, but damn if we're not invested in seeing this project cross the finish line!

    I like this house a lot. I've said that a few times, but I was a little worried maybe it would seem _less_ interesting once it was drywalled, and it totally doesn't. Now, I _like_ a house that's a little funny and has some character, and not everybody does. But I do, and I like this one!

    Paying someone to do the drywall is the best option. Its a matter of time and peace of mind. I wish I paid someone to do my drywall its just frustrating with so much to cover by myself.

    My hand and my neck hurts from just looking at the drywall. I think 7600 is a competitive price but fair no one’s gonna wanna do the work for free. House is looking great we’re almost onto the next one.

    They have that paint on pink sealer that helps protect drywall for showers etc that could be put on the drywall and not have to consider removing it. just an option.

    Primer pain is your friend. Recommend using a primer first. Let it dry maybe even hit some places with a second coat, then paint. Primer hides so many tiny defects, it is like magic.

    I gotta say I hate drywalling too. Especially the mudding/taping part. So well worth it to have pros come do it for a whole house. Even if you still need to do a bit of touch up here and there. Keep it going! Almost at the end.

    It's all coming together, I remember when you were framing and reconfiguring the upstairs bedroom ceilings I could see how it was going to look with the drywall which by the way is much more spacious especially in an older home, major improvement. As far as the bathroom ceiling it's a bit cozier at that height also the glass-blocking creates a spacious feel distracting from the ceiling anyway, it's going to be fantastic when it's completed. Continuing with the bathroom you mentioned something about possibly doing something like a subway tile halfway up from the floor or you were just pondering that thought, either way with the flooring, vanity, and commode in place it'll turn out great. The overall flow of the house is turning out great not to mention the possibilities for the basement or the porch area both have so much potential.

    Alright watched fully through and I agree with the fixes for this whole house and I would happily fix everything that you mentioned. Drywall is tough and a new set of eyes always helps with seeing what needs to be fixed. Like you said usually something this major, you have a GC who then walks it and if they see anything we fix and you did just that. Cool to see they came so fast to do the repairs too. thats nice

    Hello, I have watched your series on this house since you first bought it. Just one criticism from me. I wouldn't have used that glass block in the bathroom because it really does help with moisture and humidity to be able to raise a window and air the bathroom out. You could have gone with the type of window where the upper or the lower part of the window could be open and the lower half of the window frosted since the toilet is right in front of it. You have done an outstanding job of this house and I am looking forward to when the house is completed.

    LOL... I drywalled a basement bedroom one time. It was the last time. For something which on the surface appears imminently doable... it is much more difficult and requires far more skill to do well, than it at first appears.

    Yup! A waterproofing primer with a good quality paint gives you just about the same resistance. Top of the line I guess is RedGard. Kilz has a good one too. I use Kilz under the kitchen and bathroom sinks for extra protection on the gyproc.

    You can always paint the drywall in the bathroom with that pink waterproofing stuff. It is very effective.

    House is looking great. Smart move on contracting drywall. Lots of tricky spots, and tapping is a pain. Guys that do it every day are quick and minimize the sanding needed.

    It's great seeing the drywall going up! Amazing the change it makes. I'm hiring out drywall from here on out as well. The lower ceiling in the bathroom is good, easier to keep warm in the winter.

    It looks great and who cares about the negative comments. They can just not watch. You’re one of my favorite UA-camrs. Watching your videos helps inspire me to move it and finish my own. Doing most of the work myself. It’s super hard while living here and with a family. I’d like to get better with my wood working, and to get my own shop one day. We have an unfinished basement I’d love to finish off. So much work, and never enough time. 🥂 been with you for years. I would take out the drywall in the bathroom. I’ve seen some horrible things with drywall in the bathroom. I wouldn’t use it, since my kids use the 🛀 like it’s a pool. Can you cover choosing renters if not using a management company. Maybe pros and cons of using a property management company. My husband and I are living separately for now, and in his house he rented out the front. Has its own meter, doing the friend a favor. I spent 3 months getting it ready for a renter. Wasn’t planning on it being him. My husbands friend barely paid anything for it; while we could of got 3 times the rent for it. He was helping this guy out. It turned into a nightmare. The place is a wreck. My husband never had him put the utilities in his name. The renter made excuses why he couldn’t, but living 2,000 miles away. There was only so much I could do. Finally he missed his rent payment, and I texted this guy. He chewed me out and said he wasn’t going to pay rent. Then shifting everything to me. Again, not much I can do 2000 miles away. I could of posted 3 days to quit on his door. I didn’t. Gave him 30 days and was preparing to go to court to get this animal out. I was texting the boss, since my husband and the friend both work together. Somehow he got the guy to move. He had no intentions of moving. I told my husband never again! He needs to listen to me, and no charity renters either. Would you try to sell the property or just rent out both sides, both attached duplex style home, 2 different meters? Interest rates are insane right now. Afraid to live through another coofid scenario where the renters don’t have to pay. Meanwhile the landlord is stuck with the mortgage. Thank you

    Professional builders use the 6 feet method. "if it looks good from 6 feet away, then it passes". Like you, when I hire an expert or special trade, I expect them to complete the job to an acceptable or even higher standard. Good of the company to come back and fix any outstanding issues, customer service is a dying art these days which is a shame as I can give you repeat business over many years.

    Its been a long jorney with this house and looks like it mite be done soon. I still remember the sledgehammer vs pillar in the basement phase. 😄
