This is the truth that needs to be shared. I have had to walk away from my land £2000 down the drain and Daniel Kiing, his wife and associates have done wickedness!!! But I pray every evil deed will be revealed and victims be restored. Some peoples coordinates didn't even match the indentures... some literally in a different area or country. @nanafrima5522 I was quoted £2000, then 'discounted' to £1,700 for 1plot... now I find out people paid less or similar amount for a whole acre of land smh. I also paid towards a bridge that I found out after purchase that we would need to access the land.. the foolishness goes on and other fees e.g. consultations etc all add up to the £2000! Hope that makes it a bit more clearer. The worst thing is the land was not even worth that much and apparently Daniel Kiing was given it for a very small fee, but he clearly got greedy and profited off vulnerable, desperate and I guess un educated people in this whole land purchase 'game' it seems to be a game to him for his own family gain. Anyway I do not worry about money it is the principle of deception he partnered with evil to build his own empire which is already falling a part... that I find absolutely disgusting and I told him so, which go me blocked off his channel, no one who tells the truth about him or his wife are allowed to share but then can keep pretending, preaching on their channel 'acting all holy' when really they need to be still and repent, Heavenly Father does not sleep. Your video was very informative, thank you. Good warning to the diaspora family. Once indenture produced send it back to Lands and do the search again, they will advise if the land is registered or not. If not then it has to be registered with the correct name. Once registered check with Lands to ensure they confirm it is registered then u know who to pay. Even stool land can belong to a family and once money changes hands they want their share. Unfortunate but at least u have the humility and patience to see it through, negotiate and conclude, hopefully for final. Even after a couple of years I've heard there can still be problems. Make sure you register your land title. Ask Lands Commission if there is anything further for you to do to secure your land.
@HomewiththeWills-nz8qw register the title too. I have that step to do also. I have land just outside of Aburi mountains and am in the building process. I had some chief come when the builders were there and he threatened them and the Agent. Agent and I went to the Police and they paid him a visit. He has no claim. I dashed the Police cid so he would remember me.
When that happened to me I initiated a police case against the broker/ real estate agency and the family was settled. Usually the brokers or real estate developers don't pay the families until you pay them. Real estate agents would claim they have acres. In actual facts many don't. Good you're working with the family so you can develop in peace.

I personally knew a young Ghanaian who I met when he was just a child. He was murdered under suspicious circumstances in that region due to land disputes. I have hesitated to share this because I don’t want to stir up the pain of his death for his family members. new subscriber here I have said this over and over again an indenture does not mean anything, and stay away from people who have been in the country 5 minutes and claim to be specialists professional. many Ghanaians do not have paperwork to their land but it’s legally safe. You will know if the land is yours when you start to build and if you are able to finish. As for your broker i see he is living the life of a king but pyramid schemes eventually fall. However i am deeply disappointed in him as diaspora from abroad are becoming the biggest scammers and unlike the Ghanaians they know how we are hustling in the uk etc. what i find really really disappointing is the locals will con you but they will be the ones to feed you and not your brother in the diaspora when you are starving and stuck out there. It adds insult to injury when our own people are not taking accountability for business issues that they are involved in. The land buying issue in Ghana is like organize crime.it has been going on for a long time,not only to foreigners but to natural born Ghanaians.From the beginning, the chiefs do know about whatever transaction is going for their land.If you buy land from them say in 2008 for $2000,few years after if they see that the price of such has triple, they mighty organize some schemes among themselves and try to get some money from you.That why the paper work is done slowly so that they could continue to collect money.These people when they sell land,they don't invest the money in any thing. And you may have subleased the land if it was "bought" by the broker. If this is the case you'll need to minus to time it was owned by him. Peace and blessings

Before selling as my understanding is the tile indenture was not completed and processed through the lands commission at point of sale (this is not speculation, I have seen and held it) but correct me if I'm wrong please.

I also almost got scammed by him in Ruby village and when I questioned him about a receipt that had no signature for a down payment he got ignorant told me I wasn't a good fit for Ruby village because I questioned the authenticity of the receipt thanks to the most high I was able to get my money back. Let me tell you who it is it is. Daniel "BOMBOCLAAAT SCAMMER" Kiing. I know because I almost got scammed by him when I gave him $2,100 deposit on 1 acre of land in Ruby village when I received the receipt and I noticed it wasn't signed and I questioned him about it. He got angry told me I wouldn't be a good fit and gave me my money back. I saw that it was scam because I questioned why the receipt has no signature on it doesn't have his signature on it he didn't like that I questioned that and refunded my money so it's Daniel King from Lyfe with the Kiing his whole family should not feel safe in Ghana. Right anyone who is always talking about the most high, yah, so religious, and how they feel like they are the moses of today trying to bring their people back to the promised land is a red flag. There is always some scandal that occurs with such people. Believers then fall for that rhetoric and instead of doing their due diligence their investigations they just believe because of faith. That's how the preacher gets to hustle you out of your hard earned money. Faith without logic is like a head without thoughts. Buy from registered company is the advice we would give as they can be held accountable (which is what is lacking) and the checks and balances will be a lot easier to verify. In all honesty meeting the chief has brought things to light and he is working on it, suffice to say he is also not pleased with this.

I feel that by you having a wife and children and not building/living there as a single person is actually what saved you, and gave you some favor when negotiating with the family. A solo person, especially a woman from the diaspora, wouldn't have been so fortunate. 😢

Classic Ghana land scam, if you buy it from a chief or a broker, they’ll try and say that one of the parties have not been notified and you’ll need to settle them! Always get solicitors and lands commission involved before buying land from a chief, because they’ll do a double sale or pretend as if they’ve sold a family member’s land without their permission and all that bullshit! Get the chief and broker arrested for fraud!
A chief can only scam you depending on the region the land is. That nonsense rarely happens in Ashanti Region or Asanteman where Asantehene has the ultimate control. Any chief in Ashanti Region who engages in land scams gets removed from his position in no less time

You are very blessed. Never buy online..do your neighbourhood research and all searches yourself. All land as stories attached to it and Ghanians love to talk. This gives you info about the land that officials documents dont .

Stool Land can sometimes be safer but the problem is its leased land. Family land can be fine if you meet and negotiate with the head of the family, register the land and put something small on it or build a wall (even a demarcated wall made from bush). I've done both ie bought stool land and freehold land. I'm Anglo Ghanaian (born and bred in South London). I came home 14 years back to live permanently. Its sad but nuff people here will skank you. Fortunately i have never been scammed but i am familiar with the mentality of Ghanaians, being half Ghanaian and brought up with our Ghanaian father. I will never understand how somebody comes from abroad, whether England or the USA, and just meets somebody and buys land. It makes no sense to me. My advice is come and stay here for around 6 months and get to know Ghanaians and the way of life here. I'm a single woman and I've had to go on really rough at times, I've earned a reputation as a 'crazy woman' which i love because it keeps people at bay and my land safe. This is just sad the broker who sold you the land is a scammer who doesn't fear God. I use to follow the brokers journey but now I won't this is very disappointing to hear. This man lacks honesty and integrity. I'm sorry this happened to you and your family.

You should record every conversation. Especially when they physically contact you. Then you need to make fast friends with a crew of Non Ghana black men who's about that smoke. Then you need to SHOW THESE PPL so we will have track records on these scammers.
Another issue is, if you really want to help others, then you should name and shame whoever did this to you otherwise other's will fall into the same trap. Also the first thing one should do is go to Lands Department and do a land search

I'd look into whether you can sue him in the claim court in the UK, seeing as you are both British. I divorced my husband in the UK and our properties in Ghana were decided by the UK court, with them being awarded to me living in Ghana. Look into it

Bought a whole tractor machine, generators, solar and all sorts of stuff with YOUR money. Hm! Then they ran off to Accra. Brought his whole family including baby mamas to Ghana with YOUR money.
Folks whenever you're buying land/properties get a lawyer involve and not just any lawyers but a lawyer who expertise is in land acquisition. That investment will save you in the long run.

Aside the broker being a crook, there’s a particular tribe in Ghana that no matter what you do, they will always tip up and demand money. So stay away from stool and family land in Ghana. Pay one family and another will show up and lay claims and because they want money, they will watch you to put up something on the land so you won’t have any options than to pay again.

@nanafrima5522 I was quoted £2000, then 'discounted' to £1,700 for 1plot... now I find out people paid less or similar amount for a whole acre of land smh. I also paid towards a bridge that I found out after purchase that we would need to access the land.. the foolishness goes on and other fees e.g. consultations etc all add up to the £2000! Hope that makes it a bit more clearer. The worst thing is the land was not even worth that much and apparently Daniel Kiing was given it for a very small fee, but he clearly got greedy and profited off vulnerable, desperate and I guess un educated people in this whole land purchase 'game' it seems to be a game to him for his own family gain. Once indenture produced send it back to Lands and do the search again, they will advise if the land is registered or not. If not then it has to be registered with the correct name. Once registered check with Lands to ensure they confirm it is registered then u know who to pay. Even stool land can belong to a family and once money changes hands they want their share. Unfortunate but at least u have the humility and patience to see it through, negotiate and conclude, hopefully for final. Even after a couple of years I've heard there can still be problems. Make sure you register your land title. Ask Lands Commission if there is anything further for you to do to secure your land.

When that happened to me I initiated a police case against the broker/ real estate agency and the family was settled. Usually the brokers or real estate developers don't pay the families until you pay them. Real estate agents would claim they have acres. In actual facts many don't. Good you're working with the family so you can develop in peace.

I have said this over and over again an indenture does not mean anything, and stay away from people who have been in the country 5 minutes and claim to be specialists professional.
many Ghanaians do not have paperwork to their land but it’s legally safe. You will know if the land is yours when you start to build and if you are able to finish.
As for your broker i see he is living the life of a king but pyramid schemes eventually fall. However i am deeply disappointed in him as diaspora from abroad are becoming the biggest scammers and unlike the Ghanaians they know how we are hustling in the uk etc.

The land buying issue in Ghana is like organize crime.it has been going on for a long time,not only to foreigners but to natural born Ghanaians.From the beginning, the chiefs do know about whatever transaction is going for their land.If you buy land from them say in 2008 for $2000,few years after if they see that the price of such has triple, they mighty organize some schemes among themselves and try to get some money from you.That why the paper work is done slowly so that they could continue to collect money.These people when they sell land,they don't invest the money in any thing. They just spend the money and come up with how to get money from the land they sold many years ago.The laws governing land is also primative,it has to be amended.you buy a land build on it then when your lease expires,you have to return the land and whatever is on it to the people you bought from. I know because I almost got scammed by him when I gave him $2,100 deposit on 1 acre of land in Ruby village when I received the receipt and I noticed it wasn't signed and I questioned him about it. He got angry told me I wouldn't be a good fit and gave me my money back. I saw that it was scam because I questioned why the receipt has no signature on it doesn't have his signature on it he didn't like that I questioned that and refunded my money so it's Daniel King from Lyfe with the Kiing his whole family should not feel safe in Ghana. Classic Ghana land scam, if you buy it from a chief or a broker, they’ll try and say that one of the parties have not been notified and you’ll need to settle them!
Always get solicitors and lands commission involved before buying land from a chief, because they’ll do a double sale or pretend as if they’ve sold a family member’s land without their permission and all that bullshit!
Get the chief and broker arrested for fraud!
A chief can only scam you depending on the region the land is. That nonsense rarely happens in Ashanti Region or Asanteman where Asantehene has the ultimate control. Any chief in Ashanti Region who engages in land scams gets removed from his position in no less time
@@kanti8942 well...my cousins situation happened to be in Kumasi, and he got dealt with straightaway! he tried to rewind the purchase date of the land and someone else try claiming it was his grandma's land!
We dealt with both of them straightaway and told them not to try any nonsense with us! so they left us alone!

Never buy online..do your neighbourhood research and all searches yourself. All land as stories attached to it and Ghanians love to talk. This gives you info about the land that officials documents dont .

Stool Land can sometimes be safer but the problem is its leased land. Family land can be fine if you meet and negotiate with the head of the family, register the land and put something small on it or build a wall (even a demarcated wall made from bush). I've done both ie bought stool land and freehold land. I'm Anglo Ghanaian (born and bred in South London). I came home 14 years back to live permanently. Its sad but nuff people here will skank you. Fortunately i have never been scammed but i am familiar with the mentality of Ghanaians, being half Ghanaian and brought up with our Ghanaian father.
I will never understand how somebody comes from abroad, whether England or the USA, and just meets somebody and buys land. It makes no sense to me. My advice is come and stay here for around 6 months and get to know Ghanaians and the way of life here.
I'm a single woman and I've had to go on really rough at times, I've earned a reputation as a 'crazy woman' which i love because it keeps people at bay and my land safe.

It's god this didn't end up in court and the family were reasonable people. Others have wasted money and years going to court over these types of issues. It's so frustrating and painful, but I'm glad God sorted it out for you.

You should record every conversation. Especially when they physically contact you. Then you need to make fast friends with a crew of Non Ghana black men who's about that smoke. Then you need to SHOW THESE PPL so we will have track records on these scammers.

Another issue is, if you really want to help others, then you should name and shame whoever did this to you otherwise other's will fall into the same trap. Also the first thing one should do is go to Lands Department and do a land search

I did a through lands search and registered the land in my name. Unfortunately, land can still be owned by another party, even if they have not registered. Good advice nonetheless.

I'd look into whether you can sue him in the claim court in the UK, seeing as you are both British. I divorced my husband in the UK and our properties in Ghana were decided by the UK court, with them being awarded to me living in Ghana. Look into it

Listen to me, it was plain to see. The broker was progressing on his project, like a windfall had landed, diaspora windfall, I guess.

Folks whenever you're buying land/properties get a lawyer involve and not just any lawyers but a lawyer who expertise is in land acquisition. That investment will save you in the long run.

Aside the broker being a crook, there’s a particular tribe in Ghana that no matter what you do, they will always tip up and demand money. So stay away from stool and family land in Ghana. Pay one family and another will show up and lay claims and because they want money, they will watch you to put up something on the land so you won’t have any options than to pay again.
