    From 18 - 22 years old, he was learning about how to make these deals happen. Makes me rethink how so many people spend their college years "learning" compared to the applied learning Cody did seeking out mentors, meeting folks to build relationships. Really impressed with the growth mindset he embraced.

      College was the biggest waste of time and money of my life....the best thing about it was the Network created. Only 1 out 9 of us is using her degree. And this is the norm!!!Broke people teaching you how to be like them... Coaching is 1000% more valuable than college, the ROI alone, the time, results cannot even compared!

      @@kimberlyurgilez365 Depends what you went to college for also, I know people who majored in journalism and communications who have good jobs. So no college is not a waste a degree isn’t a guarantee at all. Networking is a lot of it. Working crap job and moving up.

      @@alp.9672 You are making my point. College is teaching lifestyle servitude ( the modern slavery)
      They teach enough you to make you go on the hamster wheel happy, the debt, the indoctrination, the keep your head down, scarcity mentality. They purposely do not teach finances and the medicine field is 150 yrs behind science on purpose bcuz treating is the motto of medicine not curing, it's part of their oath. The only way to be free is to do not plug in... To be a journalist today unless you go independent you have to sell you soul to big pharma that owns all the channels, like the people that get vax to keep their jobs. People give up their freedoms, for the illusion of security. Most people spend decades jumping from one degree to the other. So much debt. 90% quit. So many degrees taught there are not existing jobs for those fields anymore. The political agendas of the colleges. The brainwashing of the kids. So much time and life wasted and some feel they failed w/o realizing that's the point of the system.. I would be devastated if My kids wanted to go college, honestly..

    Met Cody as a 52 year old real estate newbie and it changed everything for me. I’ve gone from being halfway through my third flip to partnering with Cody and currently owning or partnering on 40 doors. I’ve never met anybody so focused and driven to accomplishing their goals.

    21:25 I truly believe this!!! I'm 16 and I reached out to a property developer not too far from where I live and she Fell in love with the idea of being a part of my journey so much so that she let me rent out her caravan and guided me through the process of advertising it writing up a lease and so forth I'm currently 1 month into our 12 month lease and am super blessed to have the opportunity to work with a developer who isn't in it for the money ( i keep 100% of the weekly rent which is 150 )

      Not every single one Yolanda, but there is a lot of truth in it. I've been in the business for 22 years and when they ask me that, I say it depends on YOU and I walk them through it. If they have job stability, it's a long term play, and it's comfortable financially, then perhaps yes. If not, I will advise that maybe they should wait or rent.

      As buyers, we should boycott and stay away from properties that owns by investors, flippers, Zillow, Redfin, opendoor, blackrock, and many of them inflated this housing market. We should all ignore the housing market in the next year and send a message to those bastards!

      @@Robertgriffinne The inflated housing market was created by regulation. People have clamored for regulation to "protect their investment" for decades now. This is the effect. You have two choices. Demand deregulation, or live with it!

    I definitely salute him on his success but he definitely got blessed. 99% of the time when someone needs funding there is a minimum credit score, track record, or collateral needed. Unless you have a rich friend or something to just front it. That is very rare, especially for a small apartment complex. You are a blessed man.

      2-4 apartments- you can get an FHA loan with only 3% down. You just live in one and rent out the other(s). The best part is you can claim 75% of the expected rental income for the property as your income to help qualify for a larger loan.
      If you have a four unit complex that rents $1,000 per unit. Live in one. The other three gross $3,000. You can claim 75% on FHA loan which is $2,250 a month towards qualifying towards your loan. You can live rent/mortgage free and maybe put a little extra coin in your pocket all while building wealth.
      Sure you need some up front capital but it's not as hard as people think.

      @@mikebevan1034 Yes but qualifying for an FHA loan is not as easy as everyone makes it out to seem. You need great credit, a good income, and a long job history

      @@evanspiteri3576 You need two years of decent job history verified through W2. If you're fresh out of college and just landed a job, your college time counts as job history and your band new salary can be enough to qualify.
      Credit wise you just have to be in the 600s.Don't live above your means and good credit will come.
      Work some extra hours to earn some extra money. Trust me. I've been there. Just purchased my first duplex this month actually. You can do it too.

    For 2023, it’s hard to nail down specific predictions for the housing market is because it’s not yet clear how quickly or how much the Federal Reserve can bring down inflation and borrowing costs without tanking buyer demand for everything from homes to cars.

      Rent never goes down. So in that perspective buyer demand is irrelevant. Buy to rent, not to own. It's an asset you can always sell. Stop having a short sighted picture.

    In my opinion, a housing market crash is imminent due to the high number of individuals who purchased homes above the asking price despite the low interest rates. These buyers find themselves in precarious situations as housing prices decline, leaving them without any equity. If they become unable to afford their homes, foreclosure becomes a likely outcome. Even attempting to sell would not yield any profits. This scenario is expected to impact a significant number of people, particularly in light of the anticipated surge in layoffs and the rapid increase in the cost of living.

      I suggest you offset your real estate and get into stocks, A recession as bad it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short time buy and sell opportunities too. This is not financial advise but get buying, cash isn’t king at all in this time!

    I got my MBA from a Top 20 Program and this kid is smarter than 95% of those students. The point about 12% interest is spot on regarding opportunity cost and is actually quite reasonable when you consider there is no equity in the deal! Cody's strategy might not be for everyone if there is a decline or extensive repairs (three HVAC condensers go out), he does not have much buffer. Then again, every month that goes by, he builds some cash flow and is accreting real equity every day / night!

I have been a contractor since I’ve been 18 have done basically everything interior wise I’m going to use what you did and build my empire. I am unable to buy a house currently I have a great job, but I am unable to get a loan because I’m 25 so thank you so much. This is definitely awesome!

    OMG, this is so inspiring man. Great job to the new host and co host, I just recently got into investing and I always found myself on bigger pockets podcasts. Listened in on in when David took the reigns and Brandon going on to bigger pastures. I think this is your first guest and let me just say this was an awesome start!! I am in ahh on your focus Cody, wished when I turned 19 focused on the bigger picture rather than focusing on how long it would take to get to a legal drinking age!! Better late than never I say, your story and approach is amazing especially because I am an extrovert and love building relationships but never to have thought to execute "talking shop" with a multi unit owner vs "hey im an investor want to sell". You are definitely living proof that you dont need money in order to invest, you just have to want it bad enough that you'll find creative ways in order to get the funding that is needed to get the deal.     I sold a couple properties in 2020 and I'm waiting for a house crash to happen so I buy cheap. In the meantime, I've been looking at stocks as an alt., any idea if it's a good time to buy? I hear people say it's a madhouse and a dead cat bounce right now but on the other hand, I still see and read articles of people pulling over $225k by the weeks in trades, how come?

    I’m also 21 years old & I’ve been working doing Multifamily doing Due Diligence since 19 after I graduated so I totally get where you’re coming from. I’ve invested as a passive investor in 1 deal in Houston w/ my mentor but looking into owning or partnering & buying a complex myself.
    I definitely recommend anyone looking into getting into realestate as soon they can. Watch this meeting SO much valuable information! I love how our generation is being more exposed to the multi-family space. Congrats Cody for all the things you’ve accomplished so far & can’t wait to hear more.

    Wow, this episode of the Bigger Pockets podcast with Cody Davis is really inspiring! I completely agree with David's point about sticking to your goals and not justifying buying something off-brand because it worked for someone else. Your story is worth more than any asset you could buy. Cody's success at such a young age is truly remarkable, and I love his approach to life and business. His commitment to only buying deals that support him and his mom once they're paid off is really admirable.     Wow this is so inspiring. I am 22 and currently in school to get my real estate license. I currently work at a photo studio and make about $14 an hour, and honestly I didn’t think it was possible at all to ever get into Real estate unless I had a huge amount of money saved. I guess my fear has been holding me back, shout out to this dude for his bravery and tenacity I’m going to work to get my first property this year

    Amazing podcast...I am 62..just attempting to get my 1st deal..So wish I would have had the knowledge and drive at 18 years old..Heck I think I was still struggling with how to tie my shoes...I LOVE the BP podcasts...They excite me!!

      Do it my friend !!! Am 48 and the deal is done ! Am about to get my deal soon ! Strategies and systems in place !! The key is having the sense of urgency and just do the deal ! I did a Comertial deal a few years ago ! No experience, crashed and burned ! But I learned !! Now 6 years later the war is on :) good luck !!! I did subscribe to your channel !!! Let’s go !!!!! :)

      Go for it. I start at 24 and I end up become a real estate agent to help other and help myself. I know no one out there could help me at 1am or 3am if I can not sleep and looking for deals in MLS. Never to late to start if you got deal and need partner or quick private loan maybe I could help

      @@unbreakablerogue well the market will be ripe for the picking, so I say wait to buy because everything will be for sale soon. I told my friends this doing the crash of 2008. They didn't listen, they lost their shirts, I sold before the crash and cleaned up after the crash. Sadly we're in a recession weather it's being called that or not and the housing market is headed for a crash.

    This is such a beautiful example, so watch and learn kids...in the end it all about education. He learnt so much from working as an agent, and from beeing around agents. You become who you hang around with. Not just what you study in school, or watch on UA-cam, but real action.

    Cody - Awesome to see you take action and make so much progress quickly. Washington is a crazy market and your strategy shows that even the most difficult markets can work. I currently work in Moses Lake and I wanted to buy property here, but I can’t because of my contract with my employer. I was excited to hear you call out Moses Lake when I was watching the video. A lot of potential here. I ended up purchasing out of state. Just purchased a single family and short term rental in Florida. Keep the integrity in what you do because it surely fuels what you have going!

    Awesome interview! I really enjoyed this one because I had to use owner financing to get my own home and I'm having to use non-traditional financing to buy deals in the near future as well.     People get so hung up on little things that are not permanent and not that important. I’ve always said “if the numbers work, then who cares about the rest”. Like with his story, if you’re positive cash flow $1000/month, then why does the interest matter?

      $1000/mo return is nothing on a million dollar 12 unit property. Please tell me he has maintenance and prop management built into his expenses. If not, this kid is basically the property manager but is also paying for all the maintenance too. He’s only making $83/mo per unit!!!

    Yeah, good luck finding owner financing deals. These results are unreasonable, very rare, and are NOT going to be typical. Please don't leave this video thinking this can be done by everyone. This guy got super lucky.

    Are the real estate agent commissions included in the down payment, included in owner financing, or something else? With properties over $1m the commission would start to get pretty high

      Yes one needs to account for the 8 to 10% transaction costs when calculating potential ROI.
