I'm 16 and I reached out to a property developer not too far from where I live and she Fell in love with the idea of being a part of my journey so much so that she let me rent out her caravan and guided me through the process of advertising it writing up a lease and so forth I'm currently 1 month into our 12 month lease and am super blessed to have the opportunity to work with a developer who isn't in it for the money ( i keep 100% of the weekly rent which is 150 )
Not every single one Yolanda, but there is a lot of truth in it. I've been in the business for 22 years and when they ask me that, I say it depends on YOU and I walk them through it. If they have job stability, it's a long term play, and it's comfortable financially, then perhaps yes. If not, I will advise that maybe they should wait or rent.

I definitely salute him on his success but he definitely got blessed. 99% of the time when someone needs funding there is a minimum credit score, track record, or collateral needed. Unless you have a rich friend or something to just front it. That is very rare, especially for a small apartment complex. You are a blessed man.
2-4 apartments- you can get an FHA loan with only 3% down. You just live in one and rent out the other(s). The best part is you can claim 75% of the expected rental income for the property as your income to help qualify for a larger loan. If you have a four unit complex that rents $1,000 per unit. Live in one. The other three gross $3,000. You can claim 75% on FHA loan which is $2,250 a month towards qualifying towards your loan. You can live rent/mortgage free and maybe put a little extra coin in your pocket all while building wealth. Sure you need some up front capital but it's not as hard as people think.

If you're fresh out of college and just landed a job, your college time counts as job history and your band new salary can be enough to qualify. Credit wise you just have to be in the 600s.Don't live above your means and good credit will come. Work some extra hours to earn some extra money. Trust me. I've been there. Just purchased my first duplex this month actually. You can do it too.

Rent never goes down. So in that perspective buyer demand is irrelevant. Buy to rent, not to own. It's an asset you can always sell. Stop having a short sighted picture.

In my opinion, a housing market crash is imminent due to the high number of individuals who purchased homes above the asking price despite the low interest rates. These buyers find themselves in precarious situations as housing prices decline, leaving them without any equity. If they become unable to afford their homes, foreclosure becomes a likely outcome. Even attempting to sell would not yield any profits. This scenario is expected to impact a significant number of people, particularly in light of the anticipated surge in layoffs and the rapid increase in the cost of living.
I suggest you offset your real estate and get into stocks, A recession as bad it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short time buy and sell opportunities too. This is not financial advise but get buying, cash isn’t king at all in this time!

I got my MBA from a Top 20 Program and this kid is smarter than 95% of those students. The point about 12% interest is spot on regarding opportunity cost and is actually quite reasonable when you consider there is no equity in the deal! Cody's strategy might not be for everyone if there is a decline or extensive repairs (three HVAC condensers go out), he does not have much buffer. Then again, every month that goes by, he builds some cash flow and is accreting real equity every day / night!

I sold a couple properties in 2020 and I'm waiting for a house crash to happen so I buy cheap. In the meantime, I've been looking at stocks as an alt., any idea if it's a good time to buy? I hear people say it's a madhouse and a dead cat bounce right now but on the other hand, I still see and read articles of people pulling over $225k by the weeks in trades, how come?

I’ve invested as a passive investor in 1 deal in Houston w/ my mentor but looking into owning or partnering & buying a complex myself. Go for it. I start at 24 and I end up become a real estate agent to help other and help myself. I know no one out there could help me at 1am or 3am if I can not sleep and looking for deals in MLS. Never to late to start if you got deal and need partner or quick private loan maybe I could help
@@unbreakablerogue well the market will be ripe for the picking, so I say wait to buy because everything will be for sale soon. I told my friends this doing the crash of 2008. They didn't listen, they lost their shirts, I sold before the crash and cleaned up after the crash. Sadly we're in a recession weather it's being called that or not and the housing market is headed for a crash.
This is such a beautiful example, so watch and learn kids...in the end it all about education. He learnt so much from working as an agent, and from beeing around agents. You become who you hang around with. Not just what you study in school, or watch on UA-cam, but real action.

People get so hung up on little things that are not permanent and not that important. I’ve always said “if the numbers work, then who cares about the rest”. Like with his story, if you’re positive cash flow $1000/month, then why does the interest matter?
$1000/mo return is nothing on a million dollar 12 unit property. Please tell me he has maintenance and prop management built into his expenses. If not, this kid is basically the property manager but is also paying for all the maintenance too. He’s only making $83/mo per unit!!!

@@evanspiteri3576 You need two years of decent job history verified through W2. If you're fresh out of college and just landed a job, your college time counts as job history and your band new salary can be enough to qualify.
Credit wise you just have to be in the 600s.Don't live above your means and good credit will come.
Work some extra hours to earn some extra money. Trust me. I've been there. Just purchased my first duplex this month actually. You can do it too.

In my opinion, a housing market crash is imminent due to the high number of individuals who purchased homes above the asking price despite the low interest rates. These buyers find themselves in precarious situations as housing prices decline, leaving them without any equity. If they become unable to afford their homes, foreclosure becomes a likely outcome. Even attempting to sell would not yield any profits. This scenario is expected to impact a significant number of people, particularly in light of the anticipated surge in layoffs and the rapid increase in the cost of living.
I suggest you offset your real estate and get into stocks, A recession as bad it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short time buy and sell opportunities too. This is not financial advise but get buying, cash isn’t king at all in this time!
You are right! I’ve diversified my 450K portfolio across various market with the aid of an investment coach, I have been able to generate a little bit above $830k in net profit across high dividend yield stocks, ETF and bonds.

I got my MBA from a Top 20 Program and this kid is smarter than 95% of those students. The point about 12% interest is spot on regarding opportunity cost and is actually quite reasonable when you consider there is no equity in the deal! Cody's strategy might not be for everyone if there is a decline or extensive repairs (three HVAC condensers go out), he does not have much buffer. Then again, every month that goes by, he builds some cash flow and is accreting real equity every day / night!

I am in ahh on your focus Cody, wished when I turned 19 focused on the bigger picture rather than focusing on how long it would take to get to a legal drinking age!! I sold a couple properties in 2020 and I'm waiting for a house crash to happen so I buy cheap. In the meantime, I've been looking at stocks as an alt., any idea if it's a good time to buy? I hear people say it's a madhouse and a dead cat bounce right now but on the other hand, I still see and read articles of people pulling over $225k by the weeks in trades, how come?

Wow this is so inspiring. I am 22 and currently in school to get my real estate license. I currently work at a photo studio and make about $14 an hour, and honestly I didn’t think it was possible at all to ever get into Real estate unless I had a huge amount of money saved. @@unbreakablerogue well the market will be ripe for the picking, so I say wait to buy because everything will be for sale soon. I told my friends this doing the crash of 2008. They didn't listen, they lost their shirts, I sold before the crash and cleaned up after the crash. Sadly we're in a recession weather it's being called that or not and the housing market is headed for a crash.

I currently work in Moses Lake and I wanted to buy property here, but I can’t because of my contract with my employer. I was excited to hear you call out Moses Lake when I was watching the video. A lot of potential here. I ended up purchasing out of state. Just purchased a single family and short term rental in Florida. People get so hung up on little things that are not permanent and not that important. I’ve always said “if the numbers work, then who cares about the rest”. Like with his story, if you’re positive cash flow $1000/month, then why does the interest matter?
what happens is you get hosed.............
$1000/mo return is nothing on a million dollar 12 unit property. Please tell me he has maintenance and prop management built into his expenses. If not, this kid is basically the property manager but is also paying for all the maintenance too. He’s only making $83/mo per unit!!!
Next virus that comes along , shut downs, rents delayed.....how's that going to work out? Financial lender will like his check on time no matter what. Risk of this property going back to seller is extreme
Yeah, good luck finding owner financing deals. These results are unreasonable, very rare, and are NOT going to be typical. Please don't leave this video thinking this can be done by everyone. This guy got super lucky.

Are the real estate agent commissions included in the down payment, included in owner financing, or something else? With properties over $1m the commission would start to get pretty high
Yes one needs to account for the 8 to 10% transaction costs when calculating potential ROI.
I completely agree, you have to be ethical and just a kind human being! I have the same approach to managing my properties and in screening my tenants.
