    Are exemptions done the same, just like federal taxes your applying for an exemption for that year you apply in and will see it in affect for the arrear taxes

      @DavidMatney yeah I've read all the available info, doesn't say, but one would assume that the exemptions would work the same way, I'm going to Sarpy County Assessment office Monday to confirm, I'll come back here and let you know. The form 458 is due between Feb 1 and June 30 2024 and I'm assuming it's for the 2024 tax year (aka 2023 taxes/ Assessment)

      @DavidMatney no problem. Our realtor and all the ones she asked at Nebraska Realty couldn't give us an answer, we are DV retired military so it was important to know, hopefully this info will help your realtors when dealing with disabled vet's.

    I can’t thank you enough for this awesome video as I’m closing in February 2022.
    So I am being told that I have to pay the 2021 property tax and the seller will not pay it. It doesn’t make any sense on why the buyer has to pay the taxes of a property that I’m yet to reside in. I was assuming that I am responsible for taxes from the closing date and the seller is responsible for the taxes till the closing date.
    Given that the 2021 tax for that property is $7383, I feel disappointed that how and why in the world would I be paying for property that I did not reside .

      Crazy high. I feel like I'm paying for some state employees early retirement while I have to keep working into my 70s.

    what happens if you pay the taxes for the whole year ....

      Reinaldo, if the seller pays taxes for the whole year. The seller would get a credit back or money back at closing. If the owner has the home paid off and decides to pay the taxes for the whole year, there is no penalty nor any benefit. If the homeowner has a loan on the property. The lender typically pays the taxes out of the escrow account, to ensure the taxes get paid. I hope that answers your question. Thanks for the comment.

    My Wife & I want to retire to Omaha in the next 10 years. If we need to fix the home up a little it's OK I am handy and have tools. How do we start planning?

      Do yourself a favor don't retire here in Nebraska I have lived here for 66 years and I'm moving to South Dakota lower taxes

      Bad idea unless you're wealthy.
      Taxes are crazy high. I live in a nice 2 story in west omaha. Not fancy. Cost 145k in 97.
      I now pay over 5k a year in taxes just for my house.not counting my cars. I give back to the state 1 month of my yearly take home pay for the property taxes on my house. I'm looking at property in Iowa or Missouri. I'm outta here.
