Does siddharth vihar have more land where big builders may plan to come? if yes, then govt might plan to spend on improvement of siddharth vihar. if price exceeds 11k then i dnt think they are leaving a margin for investors.
11k psf plus 5% gst plus parking plus 8% registry plus flat interior cost that one has to bear.. this will easily be around 15-16k as cost of acquisition.. this for a flat in Siddharth vihar.. what does that leave for future growth.. rates will be stagnant for medium term atleast.. even if it touches 17k by 2028, this is just not worth it..
