First and third segments are most stable and safest whereas middle sector is volatile and unstable. Apartments under 1 million has more potential in terms of long term stable rental income and good capital appreciation than those that she's referring to. We are passing through times of increased inflation which has added to costs of living, education, travel, groceries, housing, medical etc. In these times there's a worldwide phenomena to cut down on expenses and move to affordable housings. I think investing 2 million darhams in apartments in the long term may be difficult both in terms of reduced rentals as well as difficult disposal. The present hype may be due to some geopolitical factors but for long term affordable housing holds the trophy 🏆

I am in Dubai property since 2016 and in my opinion areas like JVC, Furjan, Arjan etc are overcrowded and must be avoided in so far as apartments are concerned. Likewise on the east DSO, Warsan etc may not be feasible either. I see a lot of potential in terms of capital appreciation in Dubailand DLRC as well as good ROI. Strategic location, good connectivity, no congestion issues and future Blue metro line makes it ideal for investment. Also I see affordable housing under million darhams is more beneficial than high end apartments in blue chip community. Even in worst of tomes International city and Discovery Gardens had both renters and buyers. For villas and townhouses yes invest in Dubai South or Valley b

People who invested in Emaar south 3 years ago saw a 100% appreciation. If you invest today with the right developer you will see capital appreciation by the time of handover in 3-4 years . The maktoum airport will have the same traffic as Dxb airport by 2026 so 8 years is an incorrect time line to wait to see returns.
Emaar’s RYM is indeed strategically located- as I mentioned waterfront properties are currently approximately at 4500aed to 10,000 AED psf so entering it at 2500 AED psf one can expect a 100% capital appreciation at minimum

RYM will command a capital appreciation of well north of 100%. You do not have a good understanding of its strategic location.

That is incorrect. It all depends on the location you’re investing in and the developer you’re investing with.
