That house has good bones. You are young enough to be able to renovate it into a beautiful cozy home. I’m sure it is happy you are there to give it a helping hand. It will take good care of you 💕 and those hardwood floors! They will be gorgeous with some Linseed oil! Probably a few coats but wow!!

I would mention those bones. In Australia you find any bones and straight aware the "traditional owners" will claim that land as their own. You won't have a femur to stand on.
Don’t be covered in so much dust when gutting it. Buy a garden sprayer and wet the floor & ceiling. If you can get above the ceiling douse it, less dust,less H&S issues, also quick, clean and easy cleanup. Me? . . . 62 life time property developing / builder as hands on chief cook & bottle washer. With some vision it is amazing what can be done here........knock the old tin structure and the shed and extend back as open plan to be able to use the beautiful open fire as a living room at the back and kitchen/diner where the existing sink is. Good bones, as we say here in America. This cottage has been holding its breath, waiting for rescue! Living room especially has sone lovely details. Lots of hard work ahead, but it will be so lovely!
Beautiful old cottage. I enjoy this 'demo' stage of work, but I have sometimes ending up regretting doing all the easy stuff first. It's better to mark out square metre or two and strip completely. All the old plaster removed, all wall covering removed, all the lath cut up and bagged for kindling, all the nails removed from joists/studs. This way you're doing different things and when you're done, you're done.
@rubberhobo ,I can but I'm old school, (76) have had a few old cottages, if you can keep some original features, or style it to its era, this will keep its charm. Oh to be young again to do this !
Oh your new home has so much potential! I was born in Lancashire, grew up in Manchester, moved to Wales at 18 where I worked and raised a family. I relocated to the US in my late 40's, I'm almost 60 now. I have spent the last few years researching various European countries that I may relocate to, if I find myself on my own. For the last few months, I found myself researching Scotland, especially the Isle of Sky. My search has pretty much ended, if I ever do leave the US, Scotland is where I intend to live out my twilight years. I currently live rural, on a lake, grow my own veggies, spend my days with my pups or in my art studio & live in an area that is renowned for it's cold, often below freezing weather in winter & deep deep snow. Scotland can give me all I need with a similar, but less harsh climate AND allows my adult kids to come visit more regularly.
When I was a child we used to visit my Granny in a hamlet in County Durham - it was so calm and quiet and your place reminded me of that time. I think you and your family will be very happy there and look forward to progress updates. Take good care and Happy Hogmanay.

That is quite a good start. I’m sure when that whole tin roofed shed of bathrooms and kitchen were added on at the back (post war maybe. Or a bit later) but I bet the then owners were pleased as could be with the upgrade to modern living, despite not a centimetre of insulation nor heating I could see. Looks like they moved the original stone benches and the sink right out of the little middle room that probably was the kitchen and then surrounded them with up to the minute modern cupboards. Any or all of it might be worth reusing, nut not inside the falling apart shed.

Great view, and very good sized home with a good garden space. That would be the pluses for me. British homes are generally tiny. It seems to have an art deco fireplace fixture or two, which I'd keep if I were you. Maybe they can be sanded down & repainted.

Absolute gold mine! You're within walking distance of so many oil rigs, thousands of workers with no place to park. I'd consider a multistorey carpark. Not 100% sure of Scottish permitted development laws but I think your OK up to 7 stories. Keeping in mind the demise of both petrol driven vehicles and the rigs that feed them by 2030 it could then be re-birthed as a skateboard park. Good luck with your dreams.
Looks like the front part is in better condion than the back.. cant belive its been empty only 2 ýears.. looks more like 20 years... but.. with lots of work , money and vision it can be something great again.. and the garden alone is worth it. The key is be very organised. I lived in the Highlands doing up a property. It was a 80 mile round trip to the town to get supplied and some firms don't deliver or charge exorbitant prices to deliver. Good luck.

Congratulations. You have bought in a lovely spot. I can't believe they built a shed totally blocking the view though. I hope you can open up the rooms a bit so you have wonderful views from living room/kitchen downstairs and maybe a back deck? In Australia that would have set you back at least £1,000,000 just for the view alone. Then you would knock down the old place and build a McMansion on it.

There was an unfinished railway line built at the bottom of the garden hence the small embankment by the shore. Nice wee village and you will learn about the tale of the village and that on the other side of the firth
@rubberhobo unfinished line to Cromarty. line was built from Cromarty end and reached the village. Railway bridge over the burn at the E end of the village is still there

I recognise the rigs lol. I grew up in Alness which is north of the Black Isle between Evanton and Invergorden. In the 70’s my dad worked at highland fabricators in Nigg. He was a roll operator and part of the team that made the very first rigs- highland one and two. I remember standing on the Nigg Souter with a huge crowd of people watching the rigs being floated and guided out between the Souters by the wee tug boats. It was a sight to behold. The floatation tanks were massive lol. I loved living there and I hope you enjoy living in the area too.

Great view, and very good sized home with a good garden space. That would be the pluses for me. British homes are generally tiny. It seems to have an art deco fireplace fixture or two, which I'd keep if I were you. Maybe they can be sanded down & repainted.

Absolute gold mine! You're within walking distance of so many oil rigs, thousands of workers with no place to park. I'd consider a multistorey carpark. Not 100% sure of Scottish permitted development laws but I think your OK up to 7 stories. Keeping in mind the demise of both petrol driven vehicles and the rigs that feed them by 2030 it could then be re-birthed as a skateboard park. Good luck with your dreams.
How on earth did you find out about my plans? The only thing you got wrong is i'm going to do 6 stories with a Helipad.

Looks like the front part is in better condion than the back.. cant belive its been empty only 2 ýears.. looks more like 20 years... but.. with lots of work , money and vision it can be something great again.. and the garden alone is worth it.

The key is be very organised. I lived in the Highlands doing up a property. It was a 80 mile round trip to the town to get supplied and some firms don't deliver or charge exorbitant prices to deliver. Good luck.

Congratulations. You have bought in a lovely spot. I can't believe they built a shed totally blocking the view though. I hope you can open up the rooms a bit so you have wonderful views from living room/kitchen downstairs and maybe a back deck? In Australia that would have set you back at least £1,000,000 just for the view alone. Then you would knock down the old place and build a McMansion on it.
Hi Kat, that outbuilding was there before the cottages, believe it or not. That will be where we soak up the view in the future.

There was an unfinished railway line built at the bottom of the garden hence the small embankment by the shore. Nice wee village and you will learn about the tale of the village and that on the other side of the firth

@rubberhobo unfinished line to Cromarty. line was built from Cromarty end and reached the village. Railway bridge over the burn at the E end of the village is still there

I grew up in Alness which is north of the Black Isle between Evanton and Invergorden.
In the 70’s my dad worked at highland fabricators in Nigg. He was a roll operator and part of the team that made the very first rigs- highland one and two.
I remember standing on the Nigg Souter with a huge crowd of people watching the rigs being floated and guided out between the Souters by the wee tug boats.
It was a sight to behold. The floatation tanks were massive lol.
I loved living there and I hope you enjoy living in the area too.
