I just added a pinball arcade to my last listing. If you can't offer something hotels don't, you're done in 2024. I can't offer swimming in a salt water pool, or with dolphins. What I have done is offered a passion of mine to my guests which has resulted in much better reviews than we ordinarily get.
Airbnb should have a feature on the app where hosts can upload pictures with geo-location & timestamps so that guests can’t scam. Each city should have a 3 rd party (like a mediator or claims adjuster) that hosts can pay to clear up a problem - like allegation of gas smell or cleanliness. Something that can be a middle person to do initial go-or no-go to reopen calendars when there’s an allegation.
I am glad a bigger host like you is you tubing to pressure Airbnb in listening /looking after hosts also - they don’t care about the small host who has no media weight
I've rented only one AirBnB apartment. It was a lovely apartment, but it was overpriced. The plus was the I rented it for more than 28 days and got a good discount. Without that, it would not have been worth it. The fees are just tooooooooo high.
I love your points! Spot on. Location can also highly impact price. We have a countryside airbnb and given the rural location, people will not pay wads to stay there. So we price affordably and have modest but beautiful decor. But I wouldn't go buying top notch state of the art furniture or go get a hot tub, because I know no one would book because the price would be too high. Hosts have to know what sells in their area and run with it. Does their market want to sacrifice money to have a fancier airbnb, or want to sacrifice the class/elegance of their airbnb to save money?
AirBnB screwed us over one too many times refusing recently to accept making right exceedingly poor quality (dirty, moldy) from a host despite their written policies, and so they have forever lost us as customers.
I've had experience with being suspended, but not going to discuss openly because frankly: they terrify me, I don't interact with them, and just do my job of being a great host.
Other listening to this One hair is considered an acceptable criteria ? Surely not ?It could be the guests hair- and even the best quality hotel in the world would have at least - a hair (s), typically more if you use those sticky lint removers - it’s different criteria if reasonable cleaning is not done
What about Aibnbs skewed 5 Star Rating? If everyone was allowed to rate honestly the market would straighten itself out. Guests would be able to see what a property was before booking and hosts would be able to see what kind of Guests they are accepting. Everyone is being blackmailed to give a 5 Star Rating
The C-suite in my experience, Never fails to blunder. Bringing in 'Shareholders' is the kiss of death. Best case, is it will make life so miserable for hosts, that you'll question whether it's still worth it. Worst case, is the platform will eventually go under at some point.
Small hosts can play the platforms, eg. Airbnb charged me 10% for something, so I upped my price for them by 10%, guest will look for the cheapest option and they all used a different platform.
I believe there's a rating? system for guests. So, if I try the 'hair placement' trick and it works, and I keep doing that, Air BnB will get savy real quickly and I'll get banned from booking.
100% wheel spinning here! Maybe by design? Before, I knew they would support me, i.e. occasional review removal, smoking, tech issues. Now, before I even dial the support line, I think, do I want to be stressed for the next five days dealing with one after another support agent that has had my case transferred to them and the ‘broken telephone’ has made it impossible to reach a solution. Every…single…time. Feedback goes into the nethervoid too.
Love the content, audio quality just needs some attention. Seems like you have the correct equipment, bust be settings causing the clipping noise. The rest of your content is better. So perhaps it's just this video that had the wrong settings.
I have been on airbnb since August 1st, and haven’t made a single penny since launching. Not sure what I’m doing wrong. Two 3bed/3bath brand new homes side by side. It’s honestly depressing knowing I wasted investment money

My total cost to run the airbnb is $6,400 a month and I still find myself having to put down more money to cover expenses.
Right, so my two bed one bath in Charlotte, NC at $125 a night sucks. Oh and we have two pinball machines and a ms pacman machine in it too. The horror! Use Airbnb or don't but don't paint everyone with the same broad brush.

You need to get momentum. No reviews means no bookings;
Lower your price for the first few groups to get ratings and reviews posted.
Have 3 listings. One for each house, then 1 listing combined so you’re offering 6 bed/6 bathrooms to appeal to big groups.
