Having lived in Arizona, New Mexico, Texas,and northern Nevada….I choose the northern half of nevada east and southeast of Reno/Carson city. Ten years homesteading in nevada, and loving it the high plains the weather suits me, plus it’s cheap to live here and you have some decent towns within a hours drive. I believe the winters are milder then northern New Mexico or Arizona and population is far less. Crime is far less, and basically no gang activity as the locals are conservative and work to maintain that attitude. ❤
Sounds interesting. I have been searching all over. Teh desert feel appeals to me. Any suggestion on areas in Northern Nevada I should look at? Thank you.

I just bought a 42 acre piece of vacant land near St. Johns, Az last week.(Under $25,000.00) It has good dirt roads and a POA (Property Owners Association $180.00 year ) which maintains the roads and provides a Water Well nearby ! I'll be headed down to check it out in a couple of weeks. Gonna camp on the property for a week or two to and decide on my Plan of Attack on how I want to fix it up. *FJB !*

What's the difference between POA AND HOA you both own your land and you both pay for maintenance fees and taxes 🤔🙄
Living in Northern Arizona is not for the faint at heart…
The wind always blows …. If it’s not blowing, that means there’s a problem.
During the winter time, the wind blows from the north bringing chilling temperatures .
In the summer, the wind comes from the south bringing the warm monsoon rains.
Water is always a problem unless there is a shared Private Well.
Collecting water is an option for a livestock .
Sometimes, during the winter time, the roads are so bad that they are not passable .
This means that you will have to wear a rubber boots when you’re out feeding the livestock .
Northern Arizona has some of the friendliest people who always help each other .
Remember to always check for cell and Internet service .
It’s beautiful, living out in a country .
I just use Starlink works great.
I live in Snowflake Arizona the biggest concern with living out here is the high clay content in the soil if you're not prepared for it you can sync up to your knees
Thanks for the eyes on the ground angle of homestead research. I realized that finding general contractors for remote sites forces a homesteader to look close to where THEY are, not where you wish they were. A successful homesteader needs a lot of seed money for basic construction equipment (backhoe, excavator, dozer, trencher, man-lift water truck, cement mixer etc) to do your own projects to eek out a homestead site worth toiling over.
That is where community comes in. I highly recommend finding a community that you can yoke up with, one that shares the same goals and values. Keeping your sovereignty of course, but helping others as well as yourself creates community.
@@americanrootsfarm Sounds tribal. Going back to societal roots and start all over with setting up small enclaves with agreed upon rules, laws, common funding of shared projects necessary to sustain the tribe and then a way to create a system of trade with "them" for expediency....
We tried that in the 60's. We slowly evolved into being "they".
Humans cannot seem to find a way to get around the order of the universe--- chaos to order--- no matter which way or hw many generations attempt to try. 😄
That green container home looked like the owner had an established barter system with the miscellaneous construction supplies, judging by the duplication and eclectic collection of non-essential supplies. It's sad that they went that far and had to abandon their dream.
The houses were pretty unique, that's for sure.
Yup, I just bought an old backhoe to fix up. All the contractors charge a lot for going to remote areas

I don't know where you live now so your range of searching may be different than others, but someplace you might not have considered (I now it sounds weird unless you have been here), is Northern Arkansas, I looked everwhere before amd landed here. lots of trees amd water, gpod land prices and cities within less than two hours from anywhere. Plus, if you are planning to build, you can do so with your own trees with only a sawmill. If you are interessted let me know. Thhere are also lots of business idea that work in this area.

The prices have become almost unobtainable in those places. There is ONE thing all of these places lack, and that is community.
Can you be more specific as to “Northern” Arizona? To me, North is Flagstaff; middle is Sedona and Jerome. Are you anywhere near the Havasupai Gorge?

The place at 15:00 mark we looked at over two years ago. As far as I know it’s still for sale but seems the owner has raised the price twice since then lol

That yellow thing is not a storage container. Well it is, but for poop. It's a septic tank. The brown one looks like a water tank.
I just found your channel. Im doing the same as you two right now, in Arizona. Research stages atm. Looking at building codes for the individual counties. Looking for a spot I can park my rv and live and also possibly build a barn home later. Coconino County is fairly liberal on building codes. So looking between Ashfork and Seligman area. Also around Valle area on road to Grand Canyon. Anyways going to do some exploratory soon. Oh and possibly 6k feet or higher elevation . Anyways enjoyed your vid.

i wish they included info like: what month it was, distance to nearest town. Price, acreage.

Do the county,assesor, lot search- to verify the seller actually owns it. ! Very easy.
Water is a big issue in Arizona. Many have to have water hauled and stored in big above or below ground cistern tanks. Some haul their own on a truck trailer and most have the water delivered. Monsoons are in July and August but those are not enough for annual need. Same with the little rains in the Winter months or snow. Some are lucky to get a well permit and have the money to drill their own well for their property. A downside to AZ is the dust storms we do have occasionally. You also may encounter wild Javalina pigs (feral wild hogs), rabbits, snakes and sometimes deer, or elk or pronghorn (also called antelope). Also know you may well need to amend the soil for any crops if you do have the water to grow.
These are a few of the very REAL reasons we chose to move from the state I grew up in. Unfortunately, the water issues are a reality some choose not to see. For me, I can see the writing on the wall. Too many of our friends and family have had water issues living outside of city limits. Living in the city limits, they have begun sending conservation notices and telling me how much water I am using compared to the other neighbors.
Frugal off grid lives primarily on rain water. You can definitely live on monsoon water. Find him here on YT.
Negotiate the price...say it's gonna cost you $5,000.00 to $10,000.00 just to remove the trash...then Repurpose what you can !

We found a 1.04 acre off CR 5101. Looks like someone ran away from that property. My wife and I can't wait to get there. Also my life long best friend. We will be cool there.

I found out the purple house has sold. I loved it too, it had so much character. My papa is a tall guy and I was worried about him standing in it when we looked at it. When I looked at the listing, it had sold.

I can see what you want to be self sustaining BUT any thought how to grow your own food….that’s why I’ve lived about everywhere and settled in the Ozarks of Missouri on forty acres of hay field and hardwoods of oak and hickory.

Hi guys! Seen like a lot of people are wanting to move to same area. I was considering moving from IL to AZ, TX, FL, some place south where I can farm year round. I am interested in 5 acers or less that I can farm, build small structures without a permit, can live in a RV or van, and hopefully with no septic required. I would be willing to put septic in the perfect location if I had too. Wanting to do rain catchment, have a shed/shop under 200 sq ft, a small green house, pigs, maybe chickens if not to hot for them. Also a good fishing spot near by would be a plus as I plan on catching and smoking fish to preserve and I also want to hunt, trap, forge as well. A wind turbine is an interesting idea for the strong winds. Thanks for sharing!
Can anyone doesn't matter who so I'm trying to figure this math out correct me if I'm right but if I'm wrong can you show me the formula so let's say Arizona property tax is 0.51% and you purchase raw land for $20,000 would that come out to $ 151.00
Same here. Been looking at FL and been having a hard time w teh retcricitons. Have not found a county where can live in a trailer or rv. all have min build sizes and need septic. So far I have not found an exception. Let me know if you do.

Honestly, I don't recall the asking price. We ended up purchasing property in Kansas We have looked at so many properties, in so many states, I have forgotten the details. I am sorry I didn't include it in the initial search. You are right, it would have been helpful info.

Arizona has lots of cheap land for around 5k .. only problem is its far from anything and just raw land

Az has plenty of water...plenty...I got 2 wells...hit water at 185' at 5500 elevation...now southern az is having problems from farming/irrigation practices...well companies are backed up a year at least

I just bought some land by the hopi and Navajo tribes, northeast Arizona. Right off the little colorado river basin.

One thing no one has pointed out is any of the towns with a Doctors Clinic or a Hospital ? That’s a must have available for older Retirees !

County zoning is a huge variable which forced me to sell my Yavapai County property. Cochise is least restrictive, Apache next. The whole southwest is windy. Suspect that is a septic install. BTW, Snowflake is southern AZ although some call it northern. Tne north/south line is north of St. John's.
I had not heard about county zoning, that makes for some very important points. Zoning will make or break a homestead quicker than anything else.
What particular zoning restrictions did you encounter that made you leave, if I may ask?
Good point! In Cochise or Apache do you know if you need to put in a septic? And can you live in a RV/Van? Also can you build small building without a permit and can you do a water catchment system? Feel free to ask questions about Springfield IL that you may have lol thanks!

Yeah, that is a pretty regular occurrence here. There is really only 4 directions that get you out of this state and if there is construction or an accident, it can get backed up for hours.
I would say to try out Flagstaff, Prescott, Globe, Strawberry AZ.
We looked there too. The problem is water restrictions and the price per acre is way too high.
Recommend stating asking price less inventory on junk

I like that you're looking at these places. I'm trying to decide and narrow down where I want to retire And i'm looking for little piece of land maybe a little bit closer to mexico depending on a number of things.
It has been nice to see what's out there. There are so many great pieces of property to choose from, it comes down to me asking myself, what do I want to be surrounded by everyday?

They were anywhere from 150,000- 200,000 I think. It was a while ago and we only looked in this area the one time.

These were off-grid houses with no water availability. Lot sizes were between 1-5 acres.

That is awesome, I know how it feels to have things to do before you can move. I am glad you and your wife are thinking! I will share that our journey has led us to where we are now by being 100% intentional. I personally want out of the city and want to be as self-sustainable as possible. With that life comes giving up convenience. My family and I have made the decision to be intentional in making that happen. In my opinion, as a society, we have traded our skills and abilities for convenience. The only way we change the path is to learn the skills, yoke up with a community, and put it all into action. *Psssst*, don't spread this around too much, but there are actually places *SOUTHERN* Arizona that are at higher elevations above the valley.
Sure, nothing quite AS elevated as up on the Northern Plateau, the North Rim of the Grand Canyon, *Flagstaff*...BUT to me that is an advantage, they are NEVER as cold as Flagstaff in the frozen depths of Winter or hot as Phoenix in the height of Summer.
They are mostly *just right*.
Bisbee is up in the Mule Mountains (Mule *Foothills* if you ask me. There is land around the Chirakowa Forest....even *Tucson* has a MOUNTAIN with *skiing* in the Winter (Sometimes!)
If you haven't found a place yet, look around Lake Havasu City and Kingman.
