Dear Colin, This astonishing late 18th Century (Christian era) antique house in Riad Zitoune is the "real deal", as are quite a few buildings in that very historic area. Note the heavily rivetted and forbidding outer door, and the electricity meter and Maroc Telcom boxes to the left, for a delightful and witty "ancient and modern" contrast. You put your learned finger correctly on several highly desirable stylistic and architectural motifs: (a) that perfectly executed little "tea time and music" porch on the side of the courtyard; (b) vaulted masonry ceilings, and spectacularly thick ground level outer walls for temperature stability; (c) deliciously rhythmical ceilings of antique cedar beams and planking, which produce much the same visual hypnotism as railway sleepers; (d) load bearing columns on the outer side of terraces that are continuous from ground level to top terrace, with exquisitely correct simple square plates for capitols, and then longer cedar "quarter beams" for load distributing to avoid destructive point pressures, thus creating in effect two-tiered wooden lintels; (e) the double or triple beam work supporting the first terrace, with an intermediate freeze that would not disgrace a temple to Athena, is pure ostentation of wealth, for the long-ago transpired Marrakesh master merchant, or perhaps even money lender. Few materials were more expensive in Marrakesh than large cedar beams (f) perfect painted ceilings as a focus of mystical and divine organic or tessellated geometry, in preference to deeply cut plaster ornamentation. All encapsulated by your choice and discerning phrase "sober elegance". This is a wonderful and gorgeous riad, and a rare find to be for sale in the really adorable Riad Zitoune district just south of the Square. To be snapped up by the discerning buyer! Regards, andrea
Finally, a fantastic Riad at a reasonable price. Could you also provide the total square meters of the property in addition to the 204 m² footprint? Additionally, are the visitors' cloakroom and the hammam on the ground floor (currently used for storage) in the same condition as the rest of the property we viewed? Lastly, what is the walking distance to Jemaa el-Fnaa?
Thank you for your comment. Total useable space, including the terraces is 510m2. The hammam is operational yet not currently being used. The distance to Jemaa El Fna is 800m.
