This is one of the poorest design luxury houses I have seen . Yes the features and appliances are top of the range but the design and layout of the house does not justify the price . I expected so much , sadly I am underwhelmed. I’ll be surprise if this house ever sells for the asking price , they would be very lucky if they got it for 8 million
who wants to take a dump in the main ensuite with no privacy! at least should have a glass wall for that price!

This is an absolutely awful property for £11+ million.
I was literally shaking my head throughout the video.
You can buy much better properties in affluent areas such as Chigwell for just under half the price.

Glad to see your comment, as I thought maybe it was just me. Yes, location is the main point with this property. Lots of gimmicks in this place, the car platform system, the kitchen/pantry door you press the button to open, the glass terrace floor that can be raised and lowered. And then there was the lack of doors to the en suites what might be OK if only one person occupies the bedroom but not so much for couples. I didn't care for having the main entertainment space on a floor separate from the kitchen/family room and dining room, making for a less functional space if you entertain. Reminds me of some of the problematic room layouts in New York City brownstones.

Gotta be honest, the inside was one of the worst on this channel for this price point.
Not to mention that this is a prime example of paying for the location, even for London. You guys toured houses in London with stunning lavish interior, for half the price. But those were also in a completely different area.
I don't know, if I had the option and the money to buy a big house in London, I would still go for one of the "cheaper" ones that are bigger, but a little bit further away from the centre.
(the one in Barnes with the 2 staircases is still my fave)
I agree, talk about paying for the 'name'. The one in Tenby with the views was stunning, even if the house was a bit off, and the one in Chepstow was incredible, sell this one and you can buy both of those and still afford another house in London just as good as this.
The one in Bromley will always be a favourite for me, even though I didn't like the football area the house as a whole is absolutely stunning and you get so much space. That was 1.25 million and miles better than this.
This house is round the corner from Bond Street. A bit of a difference from Barnes and bromley and people happy to pay a 500% - 5000% uplift against those locations.

This is clearly a case of paying for the postcode, not the property. Stick the same place in the middle of Machester and I bet they'd struggle to get £1 million for it

12 million and a door that needs some wd40, no reception area and a parking system I'd never be bothered to use. Move a mere mile away and you'd have half an acre garden and a drive for 8 cars..
100%. But the reality is that the people genuinely looking into buying a 12m apartment in Mayfair are not going to be using this as their only property. They'll have this place, alongside the big country mansion, probably some lavish villa in Spain / Greece etc...
It’s £12m in the bank. The new ‘owner’ (investor) just puts the cash in the location and it will appreciate value regardless. Money at this level isn’t used the way you and I would use cash or buy a house. It’s literally just playing monopoly with real cash and less risk.

Couldn’t agree more - it was an awful house - no windows with views - I wouldn’t give you £1M fir it - let alone nearly £12 - terrible design - it was like a prison - most overpriced disgusting house you’ve ever shown - who ever buys this had more money than sense - and just wants the postcode - the outside was one of the worst too

This house has everything and I’m sure they’ve used the best materials, but I’d rather bang my head to a stone wall 1,000 times than to spend 12 million quid in an uninspiring no views no garden house located in an ugly and noisy street. People who have deep pockets should know better.

@@christrickett3291 Yes 100%. A lot of people overlook the fact that anyone with the sort of money to blow 12m on a place like this isn't living here permanently. This is their 'Mayfair place' (bcos they want a place in Mayfair) to sit alongside their country mansion, holiday homes abroad, etc...
Agree... I know it's mainly about location but even if I had the money in my back pocket I'd still pass - 1.2m maybe for the location. By the look of the size of those "stable" doors I doubt you'd get a Lamborghini in there - you'd be lucky to even squeeze in a Mercedes...

Alot of people who buys properties at this price range are buying it as an investment or to dump their money out of there country or to hide it via off shore shell companies etc. Alot are foreign, Russians, Arabs African dictators etc. They will probably never live in it or even stay in it. Most are so rich that they won't even rent it out, just keep it empty or let their friends use it. This happens alot around the world. London, NYC etc. Multi millionaires/billionaires don't think live or behave like normal people

fun fact, Lindsay Lohan used to live right next door to this house and when I lived in London I was stood out the back of The Biltmore Hotel waiting for a Uber, when a bodyguard / thug stormed out her door and grabbed by rucksack off me and broke my MacBook, he thought I was a paparazzi lmao, she ended up paying for a new laptop and rucksack... I think he was a dealer rather than a bodyguard.

Best part of the video? Matt demonstrating his trampolining skills and the giggles and banter between you both. The area just to the right of the front door, I'd put up a stud wall and turn it into a decent space for coats, footwear, brollies etc. LOVE the cinema room, I'd never be out of there. The asking price, £1 million or 11 million, doesn't matter, couldn't afford either.

doesn't matter, the Russian oligarch or the African dictator will buy it just to dump his money out of the country. They probably will never live in it. Will sell it for a profit in 5-10 years time. And their names won't be on the title deeds, will be bought buy an off shore company

The layout is terrible and it’s not been decorated well at all. If you want to sell a luxury home you really need to fully dress it and definitely clean the headboard in the master bedroom!

I recently watched an American channel similar to yours showing a massive Colorado new build castle which was outstanding with about 8 bedrooms and super well finished with 34 acres of woods for $12 million set in a gated community. I know which I would buy and it would not be in the UK.

You can get that in UK too if you buy in a smaller city or the country side.
London houses are more comparable to New York. Try finding a house as big as this in Manhattan for this price.
Watch the latest Producer Michael one as well. That house sold for 12 million and that's even in Beverly Hills. If this house was in somewhere say Greenwich village it may even be more. It's demand I'm afraid.
can't compare a country castle with 30 acres of woods to a mews house in central London. Thats like comparing a NY apartment to a ranch in Texas with 30 acres and comparing about the space differnce. It's like comparing a horse to a bird and complaining the horse can't fly ffs And your comparing 2 different countries also

It is just about the postcode. The finish and the gadgets are great too but the layout is awkward. Dining room when you come in, living room upstairs and all not very spacious. The outside space is not really captivating. If I had that much money I would buy something else.

I did like this property, & considering its unfurnished it's interior has a warm look to it.
Would like it more though if it had a pool or hot tub.

I like the kerb appeal of this property. It looked like it was at the end of a dead-end street, with a traditional yet contemporary front. Definitely something I could throw my spare £12m at that I have just lying around.

Here’s a thought. If I have a movie theatre in my house I would prefer not to have a tv in the living room, which would be reserved for stimulating conversations or simple quiet time. But the TVs in the bedrooms are always a must

Living in Cape Town South Africa....I can't believe the price of property in London. If I could speak to my 20 year old self , I would say ....buy the cheapest flat you can find in London , and just keep it .
Look guys, this is what you get for £12m in Mayfair. Prime location in central London. For you expecting a detached 10 bed house with parking for 5 cars, Mayfair isn't the place. You need £50m+ .
Don't waste your time trying to educate pork. Sick of reading endless comments about buying a mansion in Scunthorpe for pennies instead. People are morons and cannot grasp the simplest of concepts- it's expensive because the wealthiest amongst us want to live in prime central London.

The garage looks only fit for small cars so narrow. The quality of the design is so poor for this amount of money!
They did a great job of using the space well, but some details are not worth the price. For example, the street view needed to be more luster, and two sinks in private rooms, that were not the main seem wired. It's better for a B&B, Air B&B, or vacation home. A family with 12 million pounds would only live here if they wanted the area code.
Hi Matt and Summer, I looked at this video yesterday and it was on my mind so I'm back today to make a comment.
I really didn't feel comfortable with the layout on the ground floor particularly the massive brick wall in the kitchen area which felt so oppressive. I would hate to spend any time in that space. The basement felt claustrophobic even with the ceiling window.
The bedrooms were ok though the teeny tiny outside space off the bedroom was disappointing. I guess it was better than nothing.
My question is, why bother? Who on earth would buy this property? Would they even live there? I mean, if I had £12million to spend on a property I could do much better, surely? Why is that postcode so popular? Is it snobbery? Truly baffled.

But the property 'absolutely does not' reflect the £11.5M price tag!. 80% of the asking price has got to be for the post code, ie the actual land it sits on . Leaving the remaining 20% for the brick & mortar.

I would have a seating area in the kitchen and turn the upstairs living into an entertainment room with a pool table on one end, a poker/game table on the other end and some other small areas in which to sit.
The property has potential...needs to be completely ripped apart & re-built/re-designed. I would go California-L.A style for this one.
Mews is for three houses group together, the house you are viewing is a terrace because it on a row of houses.

It’s a lovely building from the outside but the interiors are a bit meh. One of my issues is in the master bedroom, the headboard isn’t against a wall. It’s sorta floating in the middle because there’s a closet behind it. That’s pretty bad feng shui. Headboards should always be against a solid wall-no windows or floating like this one. And the bathroom doesn’t seem to have an actual door, just a curtain. So if you do a number 2 the smell will waft and seep into the bedroom? 😅 Did I miss a door? Even in the floor plan there didn’t seem to be a door. Bizarre.

It looks like a mews home...Mayfair is an amazing area...but I'm hearing the construction, a sign of Mayfair becoming ultra-gentrified...by new money folks I'm guessing...still...a charming home...there are much better deals in Mayfair though, Mews homes are becoming very expensive aren't they...I think I would go with a British marque for my London cars, and Aston Martin DB11 and a Bentley Flying Spur....dreaming is free my friends. ❤💯💫

Wow! I live in zone 2 in Vauxhall / Kennington in a council flat I pay £500 a month for in rent. Wish I could afford a place like that although don’t like the facade.

Nice little bolt hole for quick visits to London. I'd probably keep a Bentley Bentayga and a Rolls Royce Wraith black badge in the nifty garage.
In the garage I would have a Ferrari F12TDF & a Singer Porsche.... In the entrance hall would be my Ducati Desmosedici.
I've worked in those areas, some have some simply amazing garages in those mews.
