Friend, I think there is some mistake. There will not be a requirement for 12 bar pressure for a 3 or 4 floor building.it will be 8 to 9 bar if there is wet riser (landing valve as shown in the vedio).
there will not be any requirement to run separate line from pump head. It can be one line and take the LV connection before ZCV.
Jockey pump Pressure setting will be depend on main fire pump churn pressure and not depend on main pump working Pressure.
Hose reel is preferred to connect from sprinkler line or need to provide flow switch on each fire hose reel.
anyhow good explanation. please check the above points as well and rectify if required
