  • Yes, I have one rental property outside of Colorado that I bought with my IRA a while back. It has not been the most amazing investment but it has not been horrible either. I have had many issues with property management and the turnkey company I used to buy it over the years but it has made me some money as well.
    The property management company informed me they are starting the eviction process due to the tenant not paying rent. She has not paid for over a year but rental assistance has been paying me. I talk about how the property manager has done as well and how I bought it with an IRA too!

    Our old neighbors were trying to sell their house with Zillow! I contacted them, told them I would send them updated pictures because the ones they used were 8 years old. Guess what, Zillow never replied back. House went to auction! Great guy bought it and fixed it up and rents it. We have great neighbors now.

    I live about an hour south of this location. Our area is ok. We have tons of old houses falling apart because of slumlords. My rent is $600 a month with trash service included. I still live in it because I can't find anything else I can afford

    If you buy in SC let me know . Not managers are created equal… I manage properties for my son-in-law who is an attorney. I love my job and do a great job at ! I kind of fell into the job by accident and I’m so glad that I did. It can be a fun job and very rewarding . I have a good team now and things are running smoothly in spite of the economy…..

    Maybe should sell....or visit Cleveland, they have a world class orchestra, good museums, and the Rock n Roll hall of fame....

    I grew up in Cleveland and have been investing there for 10 years. I wouldn’t buy on that side of town, but I think it’s time to sell. You may not get 90k, but you can prob get $70k…maybe then roll it into something else. The city is pushing hard on landlords and issuing obscene fines for no reason and then taking them away only when you dispute them. It’s becoming less landlord-friendly. You provide us with a lot of free info, so I felt like I at least owe it to you to give my opinion. Let me know if you have more questions (I’ve transitioned out of residential and into commercial RE in West and Southwest Cleveland)

    Seriously Mark? You said it, this is the exact opposite of how to own and manage real estate...Dollars to donuts that if you saw the current condition of this property it would look different from what you are seeing in those old pics...Call uber have them drive by and take some pics for you if you don't want to fly over and see for yourself.

    We have a rental in Upland, CA that is about 60 miles away, and we complain that it's too far. I can't imagine having a rental 1,300 miles away.

      I think it’s close but maybe a touch high. If it was mine, I’d do a light turn and list at $89k and see what happens

      You might have an answer to this but why were these homes built in the 90s if they are in such a bad area of town. Figure they'd avoid building such new homes in the ghetto if the property values just aren't there.

    Definitely get a new property management company if you keep it. I was a bookkeeper for a woman that had 5 rental properties; two she managed herself (close by), the other three were managed by a company in the city where they were located (100 miles awsy). Their ledgers were a nightmare, sometimes instead of a check...she got a bill for the rent, the math never added up, they'd replace appliances but when they needed repair the serial numbers were from the old appliances...ugh! It took me two years to convince her to fire them. An audit was done because of many conplaints from their clients...she got a check for $20k for rents they never paid her. Somebody went to prison for that nonsense.

    When I bought in Toledo my people told me that Cleveland was a pain, when you needed to get someone evicted. Let us know how this works out.

    I would sell it because I wouldn't like having a property I can't physically go to and lay eyes on it. Especially if the property managers are iffy 👀

    Dump and run! My dad just sold one with the same exact numbers but he bought in 2019 so great gain on sale...not so much cashflow since they don't actually pay. Tenant stopped paying Mar 2020....weird timing huh? That's the first and last D class property he will buy. Glad you could at least get the rental assistance!

    I typed in the the street to see exactly where it is, and I was like, "Oh boy. Over there." The last video on this property when you were saying us Clevelanders said you couldn't pay us to go into some neighborhoods..........Yep. I'd limit my time in that neighborhood as much as possible.
    What should you do with it? Since you've been focused on your Colorado properties, and this property hasn't really been much of a big deal to your bank account despite still making SOME money, I don't think you would miss the Cleveland property if you sell it.

    Also, I have shared your video with all of my partners because they think turnkey is a good idea. Your experience is how I always see turnkey relationships being. I am surprised to hear you one recommended some of them.

    Great video Mark. I have been doing Self-Directed IRA for over 10 years. i use Equity Trust as my custodian, I think they are great. I would recommend you convert to roth ira and continue investing, the only mistake I made was not converting to ROTH and now I am getting taxed on distributions.

    Not a good PMI! Change co. I am a manager for my son-in-law who has Propertys. We would never do anything that way. I think I would sell that one and reinvest .

      only thing I can offer about that is... the best thing about property management companies is they separate you from your tenants so they pick the renters and you're not getting sued for discrimination.. they handle repairs so you're not getting sued... they collect the rent so you're not getting shot at... heh... idk .. its different for every situation but... I guess its the level of separation that is worth the hassle and expense.

      @@zippythechicken He's showcased a few times the things property management companies did....If you can find a good one, I totally understand wanting that separation! But if you have one that cuts corners, overcharges you for repairs that are done poorly or lets the house get trashed, it isn't a good situation for you or the renters.

    This was a great video. I was thinking about the idea of a turn-key-propery as you have much better return in USA. Obviously finding a good property manager is a big problem. I was thinking of getting into it when I finish my studies. But as much as I know there aren't any in our country that service individual houses. There are only companies that work with appartment buildings. Perhaps I might start a new industry in our country. :-) I'm just not sure if it pays well enough. But it is best if you visit all your properties. In Germany you can even deduct expenses for it from your taxes. Sadly I have to pay those taxes back in my country, since they don't recognise those kind of deductions.

    Maybe consider Gary, Indiana or Baltimore? These slums are very affordable and if you are looking at just change in value, as a percentage. Might have a good upside.

    Looks like a lot of similar newer?? houses in this neighborhood, which isn't a bad thing.
    Crazy to think about Investors in places like Europe buy houses in Detroit.

    Get out of cleveland, especially that part. I know the area and work with investors. I am right between cleveland and Akron now. I think there are better deals in Akron.

    You need to get out of there. It's in a really not a good area...out of the Case Western Reserve University rental area. No rental assistance in Cleveland any more

    I would sell this house. You've wasted enough time on it. You've done ok, you've also lost tons revenue. Prices are up, take that cash and use it elsewhere before the next headache.

    Maybe convert the IRA to a Roth IRA by paying the taxes on the current value of the IRA. Once converted, any activity in the Roth IRA will be tax free. After conversion, I would sell the house and dollar cost average the proceeds into a stock market index fund over time. Currently, the stock market is very expensive.

      @@investfourmore You're income limits the yearly contribution amount, but I don't think there is an income limit for conversions - you just have to pay the tax.

    You’re always speaking negatively towards property managers (and for very good reason).. why haven’t you started your own small firm? It is a fair amount of work getting them trained in properly, but it’d offer you 100% control over how your properties are treated.
    I hired a PM early last year and it was honestly the best decision I’ve ever made. He handles all turnovers and minor repairs.

    Is this a traditional IRA (pre-tax funds) or Roth IRA (post-tax funds)? Reason being you can continue to make more money from the investment tax free with Roth IRA but not the other. If a traditional IRA, I might sell the house and pay the 10 percent penalty because the taxes owed will only increase as time goes on. Then use those funds with way more benefits outside the IRA when buying real estate including being able to use leverage, 1031 exchange, depreciation, cost segregation studies, etc.

    1031 it into a property near you, since you actually enjoy those more than something way across the country. Additionally, you won't have to deal with that criminally inattentive property management company. The only reason (IMHO) they get away with these shenanigans is because that place is so far away. Win win situation,

    boy thats just weird... never heard of that... so the deed of the home is like a trust.. not actually your name but in your name? I bet the place that set it up for you sold it years ago and they are just sending you a bit of cash here and there to keep you quiet heh...
