We bought a Franklin in 2004 when Ivan destroyed our home. The home was delivered to our farm January, 2005. It took about 2 weeks to set up. We did a walk through, listed the repairs to be done and any concerns we had. All repairs were finished in a timely manner and questions asked. We added a small porch on the side to connect to the slab of our old home to be able to build a garage as soon as we could. Also, we chose to brick up around the bottom. These two projects were done beautifully and have held up well. Our walls are 9ft Sheetrock with Pergo floors throughout. We were able to design the inside as we wanted and chose all upgrades they offered. Our home is now 20 years old. No major issues. People are amazed it’s not stick built. We just watched the showing and you can see the quality of these homes. We would buy again if the occasion arose a new home was needed. Thank you Chance for showing this amazing home.

It's outstanding that you had the honor to showcase a custom modular home, many do not grasp the custom concept with modular homes which I would say 70-80% modulars are customized. I wished you would have touched on the on-demand water heater which I have commented on several times that can be installed on the outside of the home to free up space generally making a closet smaller or loosing valuable space in the Laundry/Utility room. I've never seen so many drawers in a bathroom vanity really impressive and the pantry had plenty of storage and still had freezer space a very integral space to the kitchen. They definitely made their Modular home a FAMILY HOME to come home to or never leave however you look at it.

I love that it has 9 foot ceilings too, I have them in my house and don't think I would settle for 8 foot ceilings again.
We have ten foot ceilings on our first floor, but you do have problems with dust on the light fixtures and lightbulbs and then having to change lightbulbs.. We had to get a special ladder and it meant several more steps to the staircase.

Love all the windows in the kitchen and the huge pantry. Love the flooring throughout the home. I'd rather add an area rug than have wall to wall carpet. Love that there is room for a freezer in the utility room. Love the build in in the master bedroom closet. Not crazy about the free standing tub though. Lots of storage space in this home. I looked at this exact home down here in south Louisiana about 6 years ago. It was gorgeous and i was in love with it!!!! Pretty crazy how back then it was only around 230k and now its over 300k. If i could only turn back time!!!!!
I love the fireplace but I'd have a wood fireplace I think unless the gas one works with no electricity. I also love the way they put the heater vents in the ceiling. All the kitchen windows are really nice. Being able to see outside from the kitchen is a must in my opinion. The pantry is 5 star! It has room for a freezer. They should all have a freezer space. And it looks like there is room for a freezer in the utility room too!!!! When you have kids and you live miles and miles from decent shopping or you grow a garden you need all the food storage you can get. And all the drawers in the bathrooms. Some of the models don't have any place to even put a tube of toothpaste. Need individual storage in the kids bathroom. Anyway I really like that house. Congrates to the new owners.
Chance, let me tell you what I need. I need a two-story house. Bedrooms upstairs. Basically the upstairs is like the downstairs. However, we need a huge barn-like door upstairs and a bully floor elevator to take furniture upstairs easily. The basic shape of the house is square with two wings downstairs. One on each side of the house. As you walk into the house's double doors downstairs directly under the barn doors upstairs, you walk into an area for eating with plenty of tables and chairs all on wheels. There is a piece of furniture for keeping coutas in near the door. All around the main room counters that hold all the food are kept warm with plenty of plug-ins behind the counters. This is where people walk around the room to get their food like a cafeteria style. There are restrooms one for girls and one for boys on each side of the main room as you walk into the kitchen which is behind the main room where you eat. Once all the eating is finished, the men go to one side wing, and the women and all who want to sing to the other wing on the other side of the house. Games are in each wing for playing and a TV for watching, but the men have a pool table and gambling table and the women have a player piano and stereo for singing music. All chairs and items are on wheels. You see there is no carpet in any part of the house at all. So moving things around on wheels helps in cleaning the floors and setting up the rooms. The kitchen has a cooking stove and an old-fashioned wood stove for cooking. The main room has a small heating stove that burns wood and the wings are heated by small wood stoves as well. However, the entire house is set up with only electricity for cooling and heating. The woodburning appliances are for if the electricity goes out. All the walls in the entire house have lanterns on them for if the electricity goes out. All rooms have ceiling fans. All sinks in the entire house are large farm sinks. Directly above the downstairs bathrooms are the upstairs bathrooms. They have a toilet and farm sink and showers. There are no bathtubs in the entire house. One bedroom on one side of the main room upstairs where people meet for entertainment and one bedroom on the other side of the house on the other side of the main room where they meet for entertainment. This main room for entertainment is directly above the main room downstairs where people eat. The kitchenette upstairs is directly above the downstairs main kitchen. TV in the entertainment room upstairs and comfortable places to sit with tables. Remember all furniture in the house is on wheels. The beds in the bedrooms fold up into the walls so the rooms may be used for other things than just sleeping. Downstairs all around the house is a full porch that is 4 seasons which lets in light into the house and gives people room to move and sit on porches if they want to. Yup, they are closed-in porches with good windows to open and let in the fresh air. Plenty of hooks from the windows for hanging plants. You can start at the front door and walk all around the entire house because it is one huge four-sided porch. The hard floors either tile, wood, or linoleum are for easy cleaning. Even on the porches around the house. On one end of the house is a door that leads into a 4 season garage and tool shed and it has a drain in the floor so one can wash and wax inside the garage. Above the garage is one big room for a studio for doing projects with a bed that folds down from the wall and furniture on wheels. There is a smaller kitchenette in the studio as well. On the back side of the house which is on the other side of the kitchen where the porch is back, there is a place for potting plants and taking a shower if one is dirty from working outside and a large freezer. The kitchen refrigerator does not have a freezer. The washer and dryer are back there as well and one side of the house's porch has a fold-out clothesline. Ceiling fans on all four of the surrounding porches. No closets anywhere in the house as a piece of furniture will serve as a place to hang clothes in the rooms that need it. There will be dressers as well as bedside tables with lamps. Mirrors are large and hanging on walls wherever one is needed in the entire house. Make the windows in the entire house to open and flip so cleaning them from the inside is really easy to do. The screens? Maybe those are slid to the side so the windows so the windows can be flipped for cleaning. Then slide the screen back in place when finished cleaning window. You know pocket doors? Well, these are pocket screens. Now we need someone really rich who will build this for me and buy some land here in this town to put the house and have as a live-in model house for others to come see. I am disabled and have a big family for holidays. This house will serve as our family gathering area. We can have fold-up cots for anyone who needs to sleep over. The garden outside is done on half walls with dirt between the walls for easy access to plant, weed, and harvest. I am poor, but for someone who wants to invest and make profits, this house could be an excellent example of a prefab for others who have money to buy. The entire house is a tax write-off as I am disabled and this is like a charity for the investor each year plus a model for others to buy from him/her = the owner. And there you have it. Any smaller details or overlooked things can be figured out later. Thanks for your time to listen to my dream. By the way, the pantry and linen closet, and china closet are all done in large pieces of furniture on wheels and easily wheeled wherever one wants to keep them. (What a dream this is.) (No cellar or basement and all pipes and vents are easy to access throughout the house for maintenance. One might want a heat pump to help cool and heat the house as the soil temp. below the freezing line is the same temp all year long.)

I looked at this exact home down here in south Louisiana about 6 years ago. It was gorgeous and i was in love with it!!!! Pretty crazy how back then it was only around 230k and now its over 300k. If i could only turn back time!!!!!

I love the fireplace but I'd have a wood fireplace I think unless the gas one works with no electricity. I also love the way they put the heater vents in the ceiling. All the kitchen windows are really nice. Being able to see outside from the kitchen is a must in my opinion. The pantry is 5 star! It has room for a freezer. They should all have a freezer space. And it looks like there is room for a freezer in the utility room too!!!! When you have kids and you live miles and miles from decent shopping or you grow a garden you need all the food storage you can get. And all the drawers in the bathrooms. Some of the models don't have any place to even put a tube of toothpaste. Need individual storage in the kids bathroom. Anyway I really like that house. Congrates to the new owners.

Chance, let me tell you what I need. I need a two-story house. Bedrooms upstairs. Basically the upstairs is like the downstairs. However, we need a huge barn-like door upstairs and a bully floor elevator to take furniture upstairs easily. The basic shape of the house is square with two wings downstairs. One on each side of the house. As you walk into the house's double doors downstairs directly under the barn doors upstairs, you walk into an area for eating with plenty of tables and chairs all on wheels. There is a piece of furniture for keeping coutas in near the door. All around the main room counters that hold all the food are kept warm with plenty of plug-ins behind the counters. This is where people walk around the room to get their food like a cafeteria style. There are restrooms one for girls and one for boys on each side of the main room as you walk into the kitchen which is behind the main room where you eat. Once all the eating is finished, the men go to one side wing, and the women and all who want to sing to the other wing on the other side of the house. Games are in each wing for playing and a TV for watching, but the men have a pool table and gambling table and the women have a player piano and stereo for singing music. All chairs and items are on wheels. You see there is no carpet in any part of the house at all. So moving things around on wheels helps in cleaning the floors and setting up the rooms. The kitchen has a cooking stove and an old-fashioned wood stove for cooking. The main room has a small heating stove that burns wood and the wings are heated by small wood stoves as well. However, the entire house is set up with only electricity for cooling and heating. The woodburning appliances are for if the electricity goes out. All the walls in the entire house have lanterns on them for if the electricity goes out. All rooms have ceiling fans. All sinks in the entire house are large farm sinks. Directly above the downstairs bathrooms are the upstairs bathrooms. They have a toilet and farm sink and showers. There are no bathtubs in the entire house. One bedroom on one side of the main room upstairs where people meet for entertainment and one bedroom on the other side of the house on the other side of the main room where they meet for entertainment. This main room for entertainment is directly above the main room downstairs where people eat. The kitchenette upstairs is directly above the downstairs main kitchen. TV in the entertainment room upstairs and comfortable places to sit with tables. Remember all furniture in the house is on wheels. The beds in the bedrooms fold up into the walls so the rooms may be used for other things than just sleeping. Downstairs all around the house is a full porch that is 4 seasons which lets in light into the house and gives people room to move and sit on porches if they want to. Yup, they are closed-in porches with good windows to open and let in the fresh air. Plenty of hooks from the windows for hanging plants. You can start at the front door and walk all around the entire house because it is one huge four-sided porch. The hard floors either tile, wood, or linoleum are for easy cleaning. Even on the porches around the house. On one end of the house is a door that leads into a 4 season garage and tool shed and it has a drain in the floor so one can wash and wax inside the garage. Above the garage is one big room for a studio for doing projects with a bed that folds down from the wall and furniture on wheels. There is a smaller kitchenette in the studio as well. On the back side of the house which is on the other side of the kitchen where the porch is back, there is a place for potting plants and taking a shower if one is dirty from working outside and a large freezer. The kitchen refrigerator does not have a freezer. The washer and dryer are back there as well and one side of the house's porch has a fold-out clothesline. Ceiling fans on all four of the surrounding porches. No closets anywhere in the house as a piece of furniture will serve as a place to hang clothes in the rooms that need it. There will be dressers as well as bedside tables with lamps. Mirrors are large and hanging on walls wherever one is needed in the entire house. Make the windows in the entire house to open and flip so cleaning them from the inside is really easy to do. The screens? Maybe those are slid to the side so the windows so the windows can be flipped for cleaning. Then slide the screen back in place when finished cleaning window. You know pocket doors? Well, these are pocket screens. Now we need someone really rich who will build this for me and buy some land here in this town to put the house and have as a live-in model house for others to come see. I am disabled and have a big family for holidays. This house will serve as our family gathering area. We can have fold-up cots for anyone who needs to sleep over. The garden outside is done on half walls with dirt between the walls for easy access to plant, weed, and harvest. I am poor, but for someone who wants to invest and make profits, this house could be an excellent example of a prefab for others who have money to buy. The entire house is a tax write-off as I am disabled and this is like a charity for the investor each year plus a model for others to buy from him/her = the owner. And there you have it. Any smaller details or overlooked things can be figured out later. Thanks for your time to listen to my dream. By the way, the pantry and linen closet, and china closet are all done in large pieces of furniture on wheels and easily wheeled wherever one wants to keep them. (What a dream this is.) (No cellar or basement and all pipes and vents are easy to access throughout the house for maintenance. One might want a heat pump to help cool and heat the house as the soil temp. below the freezing line is the same temp all year long.)
