    I'm 83 and I've lived in Knoxville all my life. The only con for me is the traffic and specifically in the neighborhoods. They just build and build and do not build the necessary roads to take care of the growth. It's a "come on down" to welcome others to move to Tennessee. And that brings me to a pro that wasn't mentioned and that is the people in Tennessee. The people are very friendly and welcoming and will wave at you even though they don't even know you. Remember the fact that Tennessee sits smack dab in the middle of the well known "Bible belt" and this is affectionately called "Gods Country."

    I think counting any HOA fees as a pro is misguided. ALL HOA fees are a huge con.

      I live in a nice condo and my HOA fee is $150/mo and it's a great deal. Remember, that fee includes upkeep on everything on the exterior + mows once a week!

    Traffic is awful here. From about 7am to 9am and 4pm to 6pm stay off the roads, even some of the side roads can get bad. Some places here in Knoxville and surrounding areas, there is only one way in and one way out. If there's an accident you're stuck for hours waiting for it to be cleared. Spring and Fall allergies are really bad here too.

    The traffic is horrible all the time. Knoxville is at the crossroads of Hwy’s 40 and 75 which are two significant cross country highways for semi’s and tourists passing through which makes local travel miserable. Also, I moved here 10 years ago and was a very frequent flyer. There is about a 3 to maybe 5 mile stretch of highway between the airport and Knoxville that has been under construction for that entire time. Ten years under construction for about 3 miles!!! I moved from Chicago where they rebuilt one of the busiest highways in the world, the Kennedy, in one year. Likely a 10 mile stretch of highway between O’Hare and DT Chicago. This includes 8 lanes, express lanes, bridges etc. We’re on 10 years for hwy 129, four lanes and you rarely see people working.

    My CA work commute is 1 hr and 10 mins one way, and my HOA is $700 per month. The cons aren’t conning for me. lol 😂

    Gangs on motor bikes are now taking over streets causing traffic nightmares. Temps are hovering around 94 and with the high humidity it feels like 108. Not a good place for EVs. Houses that once sold at 100k are now priced at 500k, but they are still 100k quality.

    Been living here since 2021. We love it! There is always something to do! My favorite part is seeing the fall colors and the events are truly so nice!

    Knox county inwhich Knoxville is situated is a great place to live & raise a family. It is a microcosm of what many of our larger cities once were, before they started deteriorating....
    I lived and worked in two very large northern metropolises in my career oriented youth and Knox county/Knoxville has everything they did but on a much smaller scale, but thats changing, as those two large metropolises did.
    Knox county tends to align more with rural more conservative principles while Knoxville city tends to align more with the urban more liberal and somehow through the decades a very livable balance exists with both, allowing one to choose which to follow.
    The city with the U of TN situated right in the downtown highly effects the social/political climate while the more rural sections of the county tend to reflect what many consider fly-over country & their values.
    Basically the best & worst of both worlds.
    I've met and continue to meet new transplants from larger metropolises and to a "T" many say that the area would benefit if the Church wasn't as influential in we local-yocals and that we should change & adopt some of the principles of the places that they had left behind....
    Hummm, now society in general seems to be trending that way but Knoxville has traditionally lagged behind major societal change dating back to it's founding so thankfully is slow to accept that which runs contrary to it's " atomic family" core.
    But change it does and I've witnessed far too many changes over the past 30 yrs.
    My grand kids no longer enjoy the "free range" freedoms I had at their age but thankfully it's not unusual to still see young-uns enjoying life and learning lessons they need to properly grow into adults.
    The negative continues to grow but the positives still out weigh them, currently.
    The 4 seasons are great, fall colors as good as anywhere, viable road & river travel and the largest metropolis for a 100 miles in any direction.
    The pollen is a major drawback as is the ever increasing traffic, certain neighborhoods with escalating crime and the increasing homeless populations.
    Welcome if you want to enjoy our little part of this crazy world but do leave what drove you away from where you are leaving, there.....

    We moved to the Knoxville area (Maryville) one year ago. For a video done by a real estate guy, this one was probably the most accurate and fair I've seen. To me, the biggest "Con" here is lack of mass transit. Maryville is not far at all from Knoxville but driving that distance is a huge Pain-in-the-Ass! A light rail line, even something like a trolley on it's own tracks separate from roadways between Maryville and Knoxville, would be great and that should complimented by a good bus system to get people to their final destination if it was not walkable.

    Don't move to Knoxville. This is a terrible place we have a tornado once a week. It rains every day and we have a mold problem. Stay away, stay away.

    I might not have been born in TN but I lived most my life here. I would add another con. Lot of neighborhoods do not have sidewalks. The infrastructure is bad and can't support everyone moving here seeking freedom.

    You missed the pros that we have a great Symphony Orchestra, Pops concerts, and many visits by great performers like Paul McCartney, Elton John come here! One more pro is that Knoxville is rated several times as the most friendly and helpful places to live in the United States. Our rescue missions with their work training programs are considered to be the best in the US, especially by the homeless. We like to help others which comes from deeply rooted Christian values. The native Tennesseans are a pleasure to get to know. If you are cranky or a diehard progressive, please don’t move here unless you are open to changing your life and embracing traditional values like coming closer to Jesus.

      I’m selling my homestead💔 never dreamed we would have to in upstate Ny, your words I sincerely hope people listen to. You may not want to believe in God but at least respect the values/morals/traditions/laws these are what have given people somewhere to move to.. Unfortunately, many don’t want it I can’t even have my eggs and veggies out for free anymore, that was our neighborhood tradition. You don’t need something you put it on the road for someone else, not garage but working things, or fruits, veggies , eggs, many would have a donation box if you felt compelled.. now people are trying to get them close and the blessing boxes closed.. in what world would anyone do that? Well, in the name of “safety”!😳😭🤬 God bless 🙏💐 don’t worry we don’t bring any current newer style liberal stuff with us , just the regular American, you do you just make sure it doesn’t cause others any harm , no one cares what your doing with your love life, or your body just don’t push it on me or my kids, that’s all I ask. I don’t go out of my way to force people to believe in Jesus or expect anyone to try to make me believe in the man on the moon, but somehow someway my son wearing his cross necklace at school at 13 offended someone, and that’s not the way it use to be where we live.. 😓a cross that’s often under his shirt it’s small and barely noticeable. A sentimental gift from his late Nana who was on a fixed income an get it from one of the aarp catalogs- so you know it’s like tiny tiny 😆 therefore you have to be a real jerk to make it a big deal imo! Truly, sincerely I’m heartbroken by what’s gone on upstate in New York. Where I am surrounded with acres of farms and truly amazing people, everyone that works a desk job also can fix a door, a car, birth a cow, help your allergies with raw honey, the folks who pull over when your on the side of the road searching for that donut tire that no longer comes with your vehicle, they may just happen to have one that they even offer to put on for you. As you wait for the tow to come, those people jacks of all trades who bother no one but are there for everyone in their neighborhood.. but something’s drastically changed.. I hesitate to even comment online because I don’t want my words taken the wrong way, never before did I worry about that, but now I do. You just don’t know what you can and can’t say, text can be easily misinterpreted… which to be blunt that’s no a life I want.. anyway sorry didn’t mean to vent to you all 😆 it’s been a long day, I’ll probably delete this after I get some sleep, kind of embarrassing, how long something appears in text form as oppose to the minute it is verbally.

    Try an 1hr and 45 mins...lol.
    From East knox/Rutledge pike to lovel Rd which took 30 mins max... Now are 1-45 near daily... Trust me a drive it back and forth several times daily... I wish it was just 5-6pm time frame... It definitely is not that predictable. Many times I have have to go through Harden valley to cut out 20 mins from all the accidents. Come here from Miami traffic is still nothing. However with daily accidents its sucks for a person that HATES to be late...🤣

      During my first year living here I had such bad vertigo...
      It took forever to figure out it was the "Smokey's"...
      After taking local honey for quite a while my immune system built up to tolerate the area. BTW this was Kodak at that time. My motion sickness was too much worse too. I believe that was the elevation after living in Miami for over 25 yrs. However that's just my theory. Lol

      I do miss Miami for the fact of transportation. We did not have a parking lot after parking lot after parking lot... City planning made some big mistakes here. It may contribute to the hot summers actually 🤔. Sidewalks and actually connections from a-z would make it a much more not driving friendly place. If you live in parts of Farragut and or ect... You can get around without a vehicle pretty well... However most other areas have a vast disconnect where it is dangerous and VERY time consuming to maneuver from a-z...
      I hope with the growth of Knox county this will improve. The Greenway was to be connected years ago and they still have not done so...
      With our homeless issues there are many more "shady" Greenways too... I miss being able to walk the Greenways at any time of the day at any location.

    #1 Con - Hundreds of thousands of outsiders moved here after Knoxville was ranked the #1 place to live within these United States some years ago. In addition to driving up the housing and other prices by an order of magnitude, these people brought their crime and other bad behaviors with them. Also, the power and water infrastructure has not kept pace with the growth.

    That’s actually Tellico lake. Loudon is up behind the damn or thru the canal behind the boat ramp.. just thought I’d share that info hopefully the cons will keep people out. To many people coming to the area. Roads and stores are getting worse we need more state funding 😂

    Traffic is horrible during the day. With 40/ 75 running right through Knoxville, traffic is bad. Truck Thursday is a real thing.

      Hey Craig! Thanks for watching. I'll link some stats for you below. Homelessness is hard to quantify, but the city doesn't allow camps to be set up all over the place like some cities. The political climate for the state overall is conservative, which is the reason many people tell us they are moving here. Zillow.com is a great place to see retal costs. Prices vary widly depending on what you're looking for. There are high quatlity medical services in Knoxville. I don't know how many parks are in the area - if you're counting even the small community parks there are probably hundreds. Hope this helps!

    There are lots of reasons to move here. I have lived all over the world and over 20 years in California which for decades was an amazing place. Welcome to Tennessee just remember WHY you moved here. You can not vote with your heart here, you must vote for policy and common sense. Otherwise you will create here what you left behind. And you can argue with me all you want but I have seen it over and over again.

    Pros: No state income tax! (sweet) Weather is generally good. U.T. sports are fun, if you like sports (Go Vols). Cons: Homeless people capitol of the U.S. Very humid in July and August (air you can wear!) Lots of traffic problems during U.T. sports events.

    I live in a $715k house in Farragut (W Knoxville) and pay $2400 per year in property taxes. No city taxes here. But our sales tax is on the higher side compared to surrounding areas.

    Originally from New England originally and Florida previous. The Fall season is nothing to brag about, and with the droughts we have had over the last several years, the colors have really sucked. The summers are as hot as Florida pretty much and pretty long. Fall is not cool like New England. Take until about November for things to really cool down. Not enough snow for me but some night like that. With all the people moving here, the reason, I can’t for the rural setting is pretty much nonexistent. The roads cannot handle the traffic that has increased 10 fold. If you suffer from allergies, TN is one of the worst states I’ve lived in for bad allergies. Absolutely horrible and continues through the entire year.

    Why isn’t anyone talking about the infrastructure. The vast amount of people moving here have cost bad school systems, increased homelessness, increased crime, the tourism in the mountains has now shown problems with sex trafficking, kidnapping, theft. It’s really not good guys.

    Traffic is terrible, wages are not great with all the new transplants causing housing to go up, hoas are becoming more common while locals do not want them, a lot of transplants dont get along with the locals and culture. Lots of pain points that are more on the side of the locals.

    I've been living here 7 years from and I moved up here from Florida I live in East Tennessee bearden area Tennessee's traffic has tripled in the last 2 years there's no place you can afford to buy a home rent is through the roof and it's absolutely ridiculous to me there's way too many people living here try moving somewhere else

    The traffis is horrific, too many have moved here, over building, humid as heck, and bad bad place for allergies, the habitats are being destroyed.
    The locals are getting hateful towards the newcomers and we are getting flooded with illegals too.

    Knoxville is becoming too crowded, sitting in traffic for hours, crime, and over priced crap houses. Memphis is the area that has what you need. They solved their crime issue finally.

    Lived here for 9 years, since I’ve exhausted all possible options in terms of entertainment experience after about the first year, I now save a lot of money staying home or going to the park. Knoxville has a couple nice parks. You have to drive to them, but hey you can’t have it all.

    No state income tax if you’re a W2 employee. But if you’re a 1099 Independent Contractor you’ll have to pay State Franchise & Excise Tax.

    You should check how full the schools are. Kids can’t even get down the
    halls without bumping into everybody. Even in a brand new school.
    True traffic is horrible. Lots of accidents on the roads.
    The only road they plow after snow is I 40. Don’t plow the ramps and off ramps. Housing and apartment rates are unbelievable high.

    Healthcare is trash everywhere in US, but Tennessee is especially bad because of the CON (certificate of need) law. CON is literally right in the name which shows you it's clearly meant to screw you over. TN artificially limits how many hospitals and independent private practices can be a single area by imposing limits and requiring hospitals to apply for a certifiicate of need before they can open a new hospital or medical practice. This means there are fewer independent medical practices and higher costs and worse care for patients. Good luck trying to find a midwife in Knoxville if you don't want to deal with crappy hospitals in TN that actually prescribe medical grade phentinal to birthing moms now. There are only 3 midwife practices in Knoxville with a population over 200,000 and two of them don't asist with births around holidays. You can go to rural areas in the Midwest and find twice as many midwives for half the cost. Absolutely a terrible place for new moms.

    My HOA in Hawaii is $750 a month. Real estate is crazy high here. When are the allergy season months so I can visit and see if it’s doable?

      All of them, or depends on what you're allergic to.
      The valley shape that protects from the bad weather also holds on to pollution and particulates.

      April and May are probably the worst for allergies, but depending on what you're allegic to other months can be a problem as well 😅

    Good video with a fair assessment. The heat, traffic, and podunkness of Knoxville are majors cons. The arts, culture, and restaurant scenes are godawful compared to big cities Having said this, I really enjoy the mountain biking and beauty of the area.

    My daughter lives in Maryville and is soon gonna have my grand babies, so I'm going to have to retire and move closer to her because she's not coming back to Virginia nor do I want her to!! So find me a small lot preferably on a lake, maybe somewhere between Knoxville and Chickamauga lake? But closer to Knoxville

    Love your information, plus you do a very good job explaining the areas- The thing that really boggles my mind is “ Why Do You Think When Your Talking It Is Necessary To Have Your Face In The Shot”! ??… “You UA-camr Real-estate Agents think that people want to look at you every second …Like it is your HollyWood minute! Try instead turning the camera around so we can see the areas and homes instead of your face blocking the shot!…. Narrate behind the camera more and less of your Mug! Just a piece of advice

    I lived in the Knoxville area during the 90s, and moved back 8 years ago. It used to be a really nice City, but so many people have moved here that it traffic is terrible, and especially so in the summer when so many people come here for lake and summer vacation activities---and also in October when people come for fall colors. Lots of the newcomers have also brought their bad attitudes and idiotic woke politics with them -- plus, the treasonous Biden/Harris administration has also relocated a LOT of illegal immigrants here.
    However, the worst part is that the City and County governments do nothing to improve the quality of life here (there are no green ways and they are letting developers build whatever they want without providing any amenities, such as sidewalks, walking paths, green spaces, etc.). Also, there are many very narrow windy roads with heavy traffic volumes (high accident risk, especially when the roads are wet -- which is frequently). The City and County planning commission and leaders are lazy, and have no vision. I even wonder if they are getting kickbacks from developers.
    I am relocating 1+ hr away from Knoxville.

    Tennessee is definitely not a good place to move to,Im native here so I know.Too many insects,snakes, monsters in the woods.Rivers aren't clean.Dont move here.😉

    Great list overall and hate to be "that guy," but the traffic comment got me. "An hour of traffic" hasn't been true for 5 years. 2x that twice a day is closer to accurate. Allergens are closer to year-round than a couple weeks, and it's hotter WAY longer than "a few days"--try weeks/months.
    Also homelessness has become borderline epidemic and while the police claim crime rates are starting to drop, tell that to my shattered car window or the downtown church who had to stop some outreach programs due to the amount of consistent property damages and threats. Not kidding.
    Honestly I'd probably move to east TN for friendly people, great nature, few natural disasters (which you did a good job covering)......but also probably avoid Knoxville at this point, very sadly.

    What or which Knoxville does this Gut Live in? Rush hour starts at between 2-30 an 3pm. An you dont want to be on west 40 for sure. I agree with Glen they are Building houses here. Like the Villages in Fla. Right on top of each other. An there is no public tran's. From the out areas in to down town. You have to Drive them pay to Park. Traffic on 40 is much worse on home football Days. An the people here do push there Religion on you. An try to get it in to the Politics Here. An dont even think about. Going to The Moutains on the week ends. To Gatlinburg. That a traffic Back up. From one end to the other an Back to 40.

    What manufacturing jobs? Zones and coding's . You never know what's gonna pop up next to or around when you buy. There are section 8 housing all over if your liking that . Lots of homeless if your interested in that. Lots of slab homes for lots if your interested in that. Lots of people and few hospitals if your in need of Emergency ever. Ambulances , etc. are getting to be a pretty long wait. Lots of new faces but where are they coming from if your interested in that. Come on in and join the crowd , if your interested in that!! If you like land just watch the for sale signs and next site preparation but usually won't know what 's in store til it's going up, if your interested in that! If you like to wonder what or who's planning all of it just call and listen to the message and leave your name and number , if your interested in that cause they're covered up too. MPC and developers and commissioners too!!! If you have any complaints about whats going up take um to court but they usually win. If your interested. Yeah sure, just give um a call!

    You totally missed the invasive Face Jumping Spider. It just jumps right on your face. Horrible. Black and grey, they can jump up 6ft right to face. And bite you. Twice. They are everywhere.

    What about Oak Ridge town just west of Knoxville ? There is that notorious nuclear site up by it. How much of a hazard it is? How it affects the safety of population and environment ?

      Hey! The city of Oak Ridge was built for the government plants that are located there. It was origionally the site for uranium enrichment for the Manhattan Project. They are now 2 of the largest research facilities in the country. It is not thought to be a hazardous area.

      Knoxville is about 20+ miles from Oak Ridge so Knoxville, Maryville, etc are fine regardless, and most of the Oak Ridge activity has been phased out and cleaned up--very different from decades ago. The biggest hazard is likely the traffic, haha.
      The remaining spots, Oak Ridge National Lab and Y-12, are sectioned into massive campuses you can't get very close to anyway. ORNL is a world-class research facility with the world's #1 supercomputer, nuclear fusion research, and neutron sciences, while Y-12...well you'd never get close enough to know. Oak Ridge is an increasing hotbed of fusion research for clean energy, and a private fusion complex is supposed to open in the next few years a few miles down the road.

    Geographic aspect of Knoxville is terrible i40 gets snow rain nashville to Knoxville the storms suck up to Knoxville from the south it can get very expensive alot of $ in Knoxville most live outside of it. Travel is terrible its due to Geographic its on a mountain the river is amazing but boat ramps are loaded down if you dont have big $ Knoxville not all that. Travel is a big thing its very humid in the summer people in Knoxville act like jerks more often then not.

      There are some great apartments. Zillow is a good resource to view what's available for rent. I'm not familiar with the car sales market but TN is a rapidly growing state so I assume it would be a good market for car sales as well!

      I’ve been and out of Knoxville all the time, and have NEVER had a problem with law enforcement. They do set up DUI checkpoints once in a while but it’s no threat if your always legal.

      I sold forty acres and a 1,200 square foot house two years ago to people to Idaho who moved back for a job offer. They sold to an Atlanta couple for $100K more. Knoxville is booming. The freeways and airports are expanding but pain to gain. The other reason is young men and women in Knoxville are good looking people, as you can see in this video.
