You took the wise decision buddy, I had gone through a pathetic experience with Casagrande.. they told the token advance refund will take only two weeks if we want to cancel the booking but they took 4 months to refund my money. I did 100+ follow up’s for that… Had a great lesson in life.

First, always take a EC for last 31 years. Verify physical topography of the land. Whether any waterpathway etc or nearby water logging etc.. discuss with oldtime residents. See any old watermarking due to past flooding in the nearby old houses' compound wall. Also see ' A' register in online (tn eregister) revenue record. Also see the classification of the land in tnreginet. We should be very cautious. Before parting with hardearned money pl think 100 times. I appreciate your sincere efforts in this regard.

This is a good review. It was a good decision on your part to not carry cheque book on first day. Many others do this mistake and repent later. CasaGrand has made too many customers run from pillar to post for long time to get their refund. CasaGrand's comment about handover date being a few months here and there is not correct. -Their usual handover is off by many years not even months. During handover, they will charge well over 4K as maintenance per month, per flat, collect a few years worth of advance maintenance and simply refuse to provide any account information about where the money is being spent. Your point about resale value is correct as well. Market is such that, if we want to sell later, we have to incur huge loss.

I had the same experience with Casa Grande, I got my advance, and then i brought 2BHK in a medium scale builder apartment at manapakkam. I'm not regretted for dropping off from cg by seeing the present suitivation of that thazhambur smart town. I would suggest better buying individual plot tself and can retain in rented apartment for lifestyle.
@irenehormise3243 for me its 2 months im not at india by that time i followed them via messages and mails., they tried to retain customer.. but before landing to chennai. Amount was refunded. 1 laks will be refunded no issues.
Even I feel for their words .. Casagrand's handover is never as promised.. I booked casagrand zenith in 2021 Feb and the handover was promised in Dec 2021, they also had a countdown board for it.. till now we have no clue when it will be handed over .. paying EMI & rent is a pain.. wish many get benefited from your clear review.

Hi Aruva im from the UK, my wife is from Tirunelvelli and we are looking for a holiday home - we really love chennai and wanted a gated community as we might not visit every year - i think your video is great - you should continue - there are so ay people in UK, US who would love a holiday home in chennai but cant get info - so based on what your saying sounds like a lot of headache - the problem with buying a normal property for example where you buy land and build a house you cant leave it for a year empty without security and also you will not get that on a mortgage

If money is not a constraint you can prefer APPASWAMY REAL ESTATES. They are costlier but they meet the commitments of customers. Many from my circle have purchased a flat there! Their feedback about the builder was also positive👍🤩
please check Jones Cassia Gated Community Villa project. Its very good. Builder also from Thirunelveli native. some completed projects thirunelveli also. you can enqiry Jones Signature or Jones Oasis projects in thirunelvely. I'm currently living in Jones Cassia, Chennai. i made best decision in my life.

I suggest you either buy land and build your house or purchase a fully built ready to move unregistered flat...me, my family and close friends have purchased multiple CG properties...some of my relatives that are abroad have purchased as well... I would also suggest you to compare CG prices with other big builders .i.e. Appasamy, HIRCO, Malles, Radiance, CeeBros, XS, Akshaya etc... I don't think the issue here is with what the builder is offering... all builders are more or less the same...nationwide
Good review for the first time home buyers.. but wherever we do the booking or build the house, everyone must face inconvenience and definitely cant escape... smoothness cannot be guaranteed at my experience.. somewhere trust will break.. we have to be with it until its fully completed. Dream cannot be true asap and it takes time for the buildup. I understand this as a first time home buyer....
Nice video.One more important thing is as per Supreme Court judgment of 2009 sale of car parking is prohibited.The builder can not charge for car parking this is because car parking comes under UDS common to all buyers. This is serious violation.But every buyer cheats he buyer Beware.
We have booked CasaGrande Millenia, Mogappair. We have already paid 98% payment but still they keep pushing the handing over date. It’s been more than a year since we booked. It was promised to be delivered by Dec 2022. Our experience with their CRM is horrible. They threaten you with penalties for payment delays. Hopefully these bad experience will fade when the unit is handed over! Fingers crossed 🤞🏼
Charging penalty for delayed payments by buyers are they taking any written agreement from buyers on this subject. Do they give in writing as to what percentage of money they will give to buyers on construction cost for delayed handing over for each month (barring natural calamities) - 15 days or more delay has to be taken as one month delay vijayakumar

Updated info is that they will delay the handover not by months it’s 1-1.5 years. Secondly token amount refund cheque issued on the 3rd month is post dated by a month so it makes 4 months. Totally we are trapped 🤷🏼♂️🙏🏼

Bro Banks and builders may be made an agreement that Builders. Building builder to make buyers to believe that they are investing in the property value is going up and convenience the buyers to take a floors below the buyers preferred unit but at the cost still same price. Since buyers already agreed to pay all unlicensed Banks to deduct and pay to Bank as investment to builders. 🤦🤦🤦

Hello new buyer please check the approved plan of villa with broacher plan. Ask them the copy of approved plan of villa which have sign and stamps of respective authorities. Please ask a copy of plan during signing the agreement.

Many gated community builders say that GST is only 5% but casagrand builders are charging up to 12%.Do you have this problem?

If money is not a problem for you and this is not your first house then you can prefer CG. My scenario happens for everyone and most of them are stuck up with DELAYED HANDOVER & PAYING BOTH EMI & RENT UNTIL YOU MOVE IN.
Planning to book in casagrand Royale sholinganallur. Our preferred unit is not available but they are asking us to pay 1 lakh so that when the unit gets cancelled it will be allocated to us on priority basis. Do you have any idea about maintenance charge in near by casagrand properties bcoz they promised it ll not be more than 2 Rs.
I would suggest not to pay them it’s a artificial demand created by them. Wait for your preferred unit to open and pay only for that to avoid future troubles. If 1 lakh is payed even if you cancel in future the refund time would be at least 3-4 months. My friend had a same experience! Maintenance would surely be around 6-7k or at least of 5k. They claim to be 2 Rs which is practically impossible!

Had you seen the reviews of that Athens project in google maps you would not have booked. Or even going to the site directly and seeing those buildings you would have dropped the idea of booking in any CG project
Arvind I would suggest to invest your money on a normal apartment with 12-15 portions rather than gated community. Money will get drained like anything if you are going for this kinda apartment 🤝 If money is not a problem then it’s ok for luxury life. Reselling is impossible which is another block point. So think about it!

Hello brother...in Xanadu... for decent space of 2.5 bhk the price they quote is 1c minimum... ofcourse they are international builders and other Amenities...yes, but if this 1c is your lifetime investment...then you need to consider what sir told in his video... provided just consider locking yourself in few 100 sqft for life. We are paying for glamorous amenities which we actually don't use... To my knowledge Xanadu is the choice to people who already have independent house at Mogappair... mostly old couple... whose children have left abroad or married For the sake of security they sell their independent house and choose Xanadu They have houses upto 3c
Yeah that’s the best community in Sholinganallur. Sales team is same for all CASAGRAND projects. Just think twice before you give your advance because getting your advance amount is not an easy task if you change your mind - check my videos for more info!

I understand from your talk, you need to analyse more and plan well prior to your first meeting with the builder. Whatever they say, you should get them in writing. and so many things involved. Also if you check RERA, CMDA.... you will find the completion date. Anyway you have tried your best.
Understanding is on the correct pace just see the comments you will understand that. I also agree with your inputs on first meeting with the builder the worst part is there never give anything in writing! Completion and handover date is the next thing which is not concrete overall it’s the customer risk to buy such properties.

Oh that’s bad. After 90 days you will get a post dated cheque and the duration mentioned varies between person to person. Try to move smoothly and get your money back. Don’t move in the harsh way since it’s your money.

Casagrand is not bad it’s a good gated community the problem comes only when you change your mind and getting the advance back. The best one in Mogappair would be the BRIGADE PROPERTY please check out my video created for that. It’s cosy but it’s worth for money and for its luxury lifestyle amenities. If you want luxury lifestyle and maintenance of 7k per month is not a problem then go for the above 2 gated communities.

First, always take a EC for last 31 years. Verify physical topography of the land. Whether any waterpathway etc or nearby water logging etc.. discuss with oldtime residents. See any old watermarking due to past flooding in the nearby old houses' compound wall. Also see ' A' register in online (tn eregister) revenue record. Also see the classification of the land in tnreginet. We should be very cautious. Before parting with hardearned money pl think 100 times. I appreciate your sincere efforts in this regard.

This is a good review. It was a good decision on your part to not carry cheque book on first day. Many others do this mistake and repent later. CasaGrand has made too many customers run from pillar to post for long time to get their refund.
CasaGrand's comment about handover date being a few months here and there is not correct.
-Their usual handover is off by many years not even months.
During handover, they will charge well over 4K as maintenance per month, per flat, collect a few years worth of advance maintenance and simply refuse to provide any account information about where the money is being spent.
Your point about resale value is correct as well. Market is such that, if we want to sell later, we have to incur huge loss.

I had the same experience with Casa Grande, I got my advance, and then i brought 2BHK in a medium scale builder apartment at manapakkam. I'm not regretted for dropping off from cg by seeing the present suitivation of that thazhambur smart town. I would suggest better buying individual plot tself and can retain in rented apartment for lifestyle.

I would also suggest you to compare CG prices with other big builders .i.e. Appasamy, HIRCO, Malles, Radiance, CeeBros, XS, Akshaya etc... I don't think the issue here is with what the builder is offering... all builders are more or less the same...nationwide

We have booked CasaGrande Millenia, Mogappair. We have already paid 98% payment but still they keep pushing the handing over date. It’s been more than a year since we booked. It was promised to be delivered by Dec 2022. Our experience with their CRM is horrible. They threaten you with penalties for payment delays. Hopefully these bad experience will fade when the unit is handed over! Fingers crossed 🤞🏼

If money is not a problem for you and this is not your first house then you can prefer CG. My scenario happens for everyone and most of them are stuck up with DELAYED HANDOVER & PAYING BOTH EMI & RENT UNTIL YOU MOVE IN.
Planning to book in casagrand Royale sholinganallur. Our preferred unit is not available but they are asking us to pay 1 lakh so that when the unit gets cancelled it will be allocated to us on priority basis. Do you have any idea about maintenance charge in near by casagrand properties bcoz they promised it ll not be more than 2 Rs.
I would suggest not to pay them it’s a artificial demand created by them. Wait for your preferred unit to open and pay only for that to avoid future troubles. If 1 lakh is payed even if you cancel in future the refund time would be at least 3-4 months. My friend had a same experience!
Maintenance would surely be around 6-7k or at least of 5k. They claim to be 2 Rs which is practically impossible!

Casagrand is not bad it’s a good gated community the problem comes only when you change your mind and getting the advance back. The best one in Mogappair would be the BRIGADE PROPERTY please check out my video created for that. It’s cosy but it’s worth for money and for its luxury lifestyle amenities.
If you want luxury lifestyle and maintenance of 7k per month is not a problem then go for the above 2 gated communities.
