    Hopefully the new owner is giving this home the TLC it deserves. That attic would make a great ensuite, complete with a walk-in shower, and garden tub.

    This might be a good project house for a cash buyer who also qualifies for a large construction/renovation loan, has the right construction skills and is looking to renovate and live in an older house. I doubt someone could convince a loan officer to approve a conventional mortgage loan on this house in its current state. This is not the kind of house a bank or mortgage company would be willing to repossess if the customer defaulted on the mortgage.
    The permanent stairway up to the attic is a nice feature. I suspect the attic needs a lot more insulation in the ceiling. The exterior door to the basement makes the basement good for storing firewood and gardening tools. The original staircase in the entryway is also a nice feature but would need time-consuming paint removal to restore it to its original condition. Cannot tell if the living room fireplace is still a real working fireplace or the condition of the chimney. Don't like having a powder room right off the dining room or the chopped-up floorplan of the kitchen -- those two areas need to be redesigned to make a much more efficient modern kitchen with a powder room right off that kitchen. A smaller bedroom next to the largest bedroom should be turned into a master bathroom and a walk-in closet. A good kitchen, two or more good bathrooms and enough closet space are what home buyers expect today and this house is sadly lacking in these areas.
    The only upstairs bathroom looks like there was some kind of leak prompting someone without constructions skills or a repair budget to duct tape a sheet of plastic over that area. The electrical wiring and plumbing probably need replacing. Cannot tell the condition of the roof or the foundation. Cannot tell if the original windows have been upgraded to energy efficient windows or whether the insulation in the exterior walls has been upgraded to modern standards. Those old exterior siding shingles should be replaced with better quality siding and a good paint job. Cannot tell if the exterior trim work is rotted beneath all the peeling paint, but this need attention too.
    Again, this could be a good project for the right buyer who is willing and able to make the changes to bring this house up to modern standards. But this house is not in what I would consider to be "move in ready" condition and will require a lot more than a coat of paint to make things right.

      Thanks for the comment! I've seen many buyers buy homes in worse condition via Conventional financing. Ultimately the biggest hurdle there was appraisal. This property could not have sold with FHA or VA, though. It certainly needs some work, that's no doubt! It's advertised and priced for investors or someone who is going to rehab.

      Just as an update to anyone following along at home, the sale on this property closed today. The buyers used a conventional mortgage loan and the property appraised without issue.

      Good point! The kitchen and dining room are large enough that I think they could be reconfigured to avoid that issue.

      I see the potential. but being a home owner for 20 years, this is a lot of work. this is for a young first-time home buyer. all the crap on the outside of the house would have to be torn off. just 6 months to a year for all that work. it's too much. none of the bedrooms have been painted. Ever! I would tell them take all your furniture out . The kitchen with the sink and stove seperated! Please don't be offended by the comments, it's just the thought of all the work that has to be done. it wore me out.

    That house is sooooo depressing. Most of the old houses shown by this realtor are really depressing. I love how you say things are cute whens its a dump.

      @@cmkrowel I see potential in this house. Optimism comes with the territory but the sons of the seller were actually raised in this house so this home held memories of family. Nothing is depressing about a house that holds good memories. It just needs a bit of a facelift.

    VERY expensive to bring up to date: Electrical, plumbing, central heat and air, roof, not to mention the dreadful stuff on the outside of the house, whatever it is. It could be realllllly nice.

      The outside is a material like an asphalt shingle. I think the house would look nicer with a more traditional siding. But yes, with these old houses there is work to do!
