    Your talking of migration, its mostly investor driven market buying new flats, and they are not getting exit now in real estate, given the high entry points.

      But if you find one please compere will launch rate and todays rate and same will do will and pre launch you will find the reality

Just let me know simple thing jis speed se property rate increase hue hai Gurgaon mein kya usi speed se logo ki income increase huii hai ?????? i am agree with you on a one point maximum properties are purchasing by investor only not by end user coz these are out of thier hand... 2024 End or 2025 first Qtr.. you will see a correction in real estate

      Respected correction only will happen when land cost and construction cost will come down and that's not gonna happen and sir more than 1500 startup has registered successfully in Gurgaon so sallery increment dosent matter India is changing. Most of people are buying property by selling his or her first home if he is a end user. Don't worry sir market is going upside only

    Isn't it a fake assumption to think that gold course road has appreciated like this so entire gurgaon can appreciate like this...pls study some economics...

      No sir golf course extension road had not a single reason except by near golf course road but new sectors has enough to get appreciation and as of now dwarka express way has already beaten golf course extension road now spr New sector are going to do this..
      And sir I am already MBA in economics 🙂

    Slow down is everywhere I am expert of Noida and Dehradun properties market.
    1- Noida price start falling and investors are in panic selling.
    2- Dehradun people already moved in big city like Pune/Banglore/Mumbai. Here flats are empty.
    So please don’t be in this trap. Right now market is not for investors. Also if you are investors this is the best to sell.

      I respect your knowledge on your market but government and private big project has made gurgaon market a hub off investment.. you can find a single project depreciation in last 1 year.
      Sir I can't say about any Mark but gurgaon market is playing well

      Iv been seeing the Noida market also, its absolutely true. Investors are not getting exit. I enquired about godrej isle in 146, post that got 100's of calls of people willing to even sell at less price than they have paid as 30% is coming. And this is after godrej jardinia launch at 1 cr more in same location.

      I know sir you are one of them who is looking first quarter of 2024 but you must mind that Election and Aachaar sahita is going so there can't be cash transection in market. And cash is second realty in market. Re sale to chalta hi cash par hai.

    Even remote outskirts of Mumbai with poor infrastructure are not available for Dwarka Expressway rates of about 20000/ sq ft. Educated buyers should hurry up and not keep analysing.

    Since you are saying 80% New launches flats is bought by investors or NRI/HNI’s. Every builder is saying their project is ultra luxury which is incorrect and Ultra luxury is seriously misused. Down the line in 2-5 years there will lot of so called ultra luxury inventory available but not really. Definitely investors will need the exit and In the end, endusers are those who can give exits for these non ultra luxurious flats. IMO they will get exit when these prices are really justified for end use.

      Sir today you are getting best connectivity from major 60 and 90 meters road at these road will not available if future for new project so when today project will get delivered they will have all the need which an end user want bcz in future projects will come on 24 meter roads and 12 metar road land in not unlimited in major roads you can take same example from golf course extension roads people still boat ireo home rather then new out side location New louch market change when 100 % infra done and end user dosent look the price he look his family comfort and safety

      Now your audience can buy at old colonies in this quarter.. because after that it will be impossible to buy any home at Gurgaon, Abhi kacchi colony bhi pakki ho rahi hai.. vaise market crash kar ke kis rate par ayega ????
