It’s a chill smaller city. Been out here a couple years and work remote so luckily never have to commute. The few times I do have to commute to the airport it’40 minutes if you’re outside rush hour. They just announced an Aldi. Home Depot and Lowe’s opening soon. East side of the city is a boomtown with more commercial popping up. Talks of a Smith-Enke Rd connector east to the expanded I-10 interchange eventually. And new construction can be had for 300 all day!
I live in rancho old section, built by Shea homes 1410 square foot......backyard wall faces smith enke .....fast moving noisy traffic all hours now as new builds east going out of city....... loud backfiring untuned motorcycles...ambulance sirens, local municipalities sirens....fast crazy drivers both directions......extension of 347! Close to central part of city....convenient.....just not quiet like 10 years ago..... I use Copper sky.....its great! I am also required to paint house this year! Glad to here about Dukes roadhouse....hope its good like Texas roadhouse....we need one!

I’m a native of Phoenix and I moved out in March an hour away. I have a pre-teenager and After COVID I got tired of how many people started moving to Phoenix. I was looking to buy a home in Maricopa but it was just outside of my income on my own. I don’t mind driving an hour to work because I’m in a very small town where it’s quiet, less people and less traffic. We don’t have any major groceries and we have to drive 20 minutes to get to the shopping areas but it’s blissful. Maricopa has gotten too crowded since my friend moved there 20 years ago. That 347 highway is crazy I hear from a coworker that lives there and drives to phoenix for work.
We have seen a few more quests for Arizona City and even Eloy but every time a buyer does their self-guided tour in these areas, they don't care for these neighborhoods or Casa Grande as the closest shopping for them. I actually have friends that live in both of these cities for decades and absolutely LOVE IT. A home for every buyer and a buyer for every home.
Gotta Say. The BEST Review of MARICOPA, AZ I've Seen Yet. I have Family that purchased there about 3 yrs. Ago, and I stay with them at least 4-6 mo. a Yr. I Love this City and as you said there is Sooo Much Expansion going on there Now that in the Next 3-5 yrs You are going to WISH You Got in Sooner. Again Great Review !!😊!😊
One word of advice for anyone looking to move to maricopa... 100% don't do it. The state doesn't care for it's residents and the city doesn't care for your standard of life. Being specific, you will most likely be driving up and down sr347 daily. In 2016 there was a study done and in summary it says sr347 was seeing 3x the amount of traffic it was engineered to handle. The city is unable to fix this problem and the state this year pulled funding for widened sr347. Once mortgage rate go back down I'm leaving. Personally, I believe the logic of this city is 100% unlogical thinking everyone who lives in the city will stay within city limits all day. With this, I personally believe the city should stop selling land to developers till sr347 is fixed. If you want a life of hell feel free to move on in but please don't we don't want to deal with your bad driving on sr347
So you're saying that if the COST benefits you, it's worth it. You said you don't want to stay but because it is too expensive to move to the Phoenix area, you're staying. We are closing on a house today where the buyer only had to come in with $11,200 TOTAL for a brand new home, interest rate is 5.25%. This is a retired couple that will not be using sr347 during commute times. It works for some people. Not all.
Maricopa may have cheaper housing, but the utilities are insane! $1000 monthly electricity bills combined with random “planned” outages (in the middle of 118 degree weather) was enough of a reason for us to move out. Additionally, we saw more and more people from the worst cities in California migrate to Maricopa. The schools reflect the mindset these transplants brought with them. Also, there aren’t any jobs out there. Have fun commuting on that extremely dangerous road in and out of Maricopa every single day. This is NOT a place for families!

For the 2021-2022 school year, the graduation rate was 77%. * Per-pupil education spending Arizona ranks 49th in the country for per-pupil education spending, with an average of about $10,000 per student, compared to the national average of over $15,000. * Teacher turnover Arizona has one of the highest teacher turnover rates in the country.
I wish I would have done better due diligence before we settled on moving here. We moved from Denver in February '24 and stayed with friends till we found our house so we really wanted to get in to our own home. Fortunately we were able to not end up with a mortgage from our Denver sale, but we would have just settled for one buying up in Chandler like we originally wanted knowing then what we know now. Deaths 5 out of 7 days a week on the 347 and nothing to do out here with teenagers. Hopefully the economy gets back on track.
Oooo boy....and hopefully your Realtor told you that it'll be very competitive as far as selling out there since you'll be competing with the builders over the next 5-10 years. At the same time, you will see more stores and restaurants and eventually better roads. There is a lot of things for kids to do out there. Maybe you haven't taken advantage of some of the programs? Maricopa will never be like Chandler, it is much more expensive so the same price you spent in Maricopa is a smaller, older home.
Of course they've thought about it, they've been talking about it for a long time. You are dealing with 2 different counties and in Indian reservation. It's not as easy as everyone thinks it is to just widen 347. Hopefully you attend the city council meetings to voice your concern and learn about what they ARE doing. :-) PS - Maricopa is not as expensive as the rest of the greater Phoenix area. It's just not as cheap as it once was.
Every city is different, different water municipalities (city, not county). The rate tariffs, billing procedures, and terms of service of all Global Water utilities are regulated and approved by the Arizona Corporation Commission. I'd be curious to know what you pay for your monthly water, sewer and garbage. Wanna share what your last month's bill was?

that is not correct. Gilbert was predominantly a farming town until 2000. It had old houses, it was never built as 'affordable housing'. In the early 2000s when Chandler was exploding at the seams, Gilbert started building. The cost per square foot has always been more expensive than Chandler, it was never an 'affordable' choice. It was a choice for newer homes and much larger homes. It is also connected to the employment that is the biggest driver for housing costs.
My parents move last year to Maricopa they are leaving back to California they absolutely hated Maricopa. I was going to move to maricopa 2 years ago as the homes are better priced but. Once you are on the 347 people are just tired and mean because of the commute. For young family’s this is not the place. For people that are retired it’s soso because the price are getting up their lol
Can you please address all the traffic issues we have. Hwy 347 is what we use to come into town, this highway consists of only 2 lanes coming into town and 2 lanes getting us out of town. GOD forbid there is an accident on this hwy, you will sit in traffic FOREVER. There is no plan in expanding this hwy because it is surrounded by Federal Indian reservation land. People PLEASE PLEASE PLEASE do your own research before moving here!
Covered in this video, #8. You are incorrect that there is no plan on expanding this hwy. It just takes decades for things like this to happen, yes I said DECADES.

Maricopa is not known for Mountain View, although there are mountains in the distance. what is the reason you need to be close to an airport? How often do you travel?
@@smileychris2918 yes it is...but you aren't usually working an 8am-5pm shift eliminating the biggest problem most people have with Maricopa, the TRAFFIC. And you wouldn't be making that drive daily.
@@smileychris2918 PS - Maricopa is not known for mountain views. Thewy are pretty far away and you really can't see them unless you live in the further out communities which will add to your commute.
Why the homes are cheaper, she didn’t talk about 83 if you have a house with two AC units you’re guaranteed to pay at least 800 and 900 a month for electricity. If you have one AC unit you’re guaranteed to pay at least 380 to 450 a month now this is during the summer month.. another talking point it is very interesting. Is the water company?. they are complete joke. When the house was built, they have a half inch pipe line three-quarter inch pipe line and a 1 inch pipe line. Surprisingly it doesn’t matter what size of the pipeline you got if you have the 1 inch pipe line you’ll be paying $200 a month for water. And it’s not my choice. It doesn’t really matter how much water you use. It’s $200 regardless but if you go over that’s where they get you especially if you have a pool.. that could be as far as up to $300-$400 just in water alone. And then you got the Internet/cable bill, because you don’t really have many options yeah. You’re going to pay an arm and a leg for them.. we can get CenturyLink, but the Internet really does suck. Now they see if you just want local channels they’re supposed to supply you local channels, but the cable company refuse to hook up for local channels unless they’re in the HOA division that pay for it and then it’s still iffy….. and then there’s the HOA. God forbid if you live in our area where if you leave your garage door open more than five minutes you’ll receive a $200 fine.. when your trash gets picked up you’ll receive another fine for 100 bucks for not putting it back right away.. if you have a neighborhood party without HOA approval you’ll find you’ll be fined $1000 for having barbecue and jumpers outside the street. Yeah, this has happened… and again this is something that the neighbors pulled together to make it happen. Everything has to go through HOA before you do anything and they’re very strict about it.. and don’t get me started. If you got one little weed grilling oh my God, I like the end of the world for the HOA.. so why it is cheaper to live out there.? Sort of. They gouge you for everything else.. 0 and if you get a ticket.? Yes there’s only one a judge appointed out there and that judge is corrupt. Well at least when I was out there. The police are pretty good. I’m about responding to certain crimes. But I wouldn’t get on the bad side of them only because they’re sort of corrupt too.. the cops yeah it wouldn’t be a place for you to want to live. And then you also have to deal with the Indian cops because you’re right in that area.. the biggest kicker though is that you sign a 99 year lease on the property that’s through the Indians. Yeah that didn’t make any sense to me.
Your electricity bill isn't based on how many AC units you have, it's all about SIZE of home and how ENERGY EFFICIENT your home is, or isn't. If you have older units, they have to work harder which will use more energy and cost you more money. I noticed you said 'when you were out there' meaning you don't live there anymore. When did you move away? Maricopa has grown up quite a bit in the last 5 years and is still growing like crazy. Bottom line, people that follow rules do not have bad experiences with the HOAs or the police, or the local judge. In my opinion, you need to have these rules so that a young city that offers lower priced housing, will stay safe and clean.

But I have a lot of friends out there so I still go out there monthly just to hang out and yeah the BS still goes on with ED three and I wasn’t saying that if you had two units that’s why your electric bill goes up. I was just saying as an example, and you didn’t talk about the plumbing, you know the main waterlines come in to the water main to the house so you honestly know about that, how the water company prices out the size of the pipe. Oh, when you talk about efficiency, I don’t know if you know this but there’s a guy named Sy that does home inspections and he’s been well exposing these companies. They’re building the homes how crappy the work is and the insulation. And a lot of of those homes are out in maricopa. Oh, and we forgot about the homes that were are across the tracks by the high school with some of the homes the lime is eating the concrete , oh, and I was talking about the Cubs. Yeah, some of them are corrupt. Now I don’t know if they expose the judge, but at the time there was a corrupt judge it was basically convicting everyone even if they were innocent because the judge was even the judge was appointed judge. But that was then this is now I’m not sure , if I do remember correctly, not too long ago it was on the news. The judge was exposed and maricopa. PD was also involved in it whether there was a scandal going on about the money. Don’t quote me on that. I just think it might’ve been that one. I’m not sure.. But listen if it wasn’t for the electricity being so freaking high out there regardless and the water bill being so freaking ridiculous out there regardless I move back to maricopa, but it’s not cost-effective when you live in maricopa and you work in Phoenix and if you get fortunate get stuck on the 347 because some a hole can’t drive That creates another problem? No, I realized they’re expanding the 347. Now they are. They should’ve done that five years ago when maricopa was exploding with people. But we live in Arizona and like everything else comes the highway and roads there’s the last thing on the list

I do mention CyFy Inspections in several of my videos and even he says, it's pretty much every builder at every price point in every city. Buyer beware for sure which is why I always tell our viewers to call us before they start their shopping. Most of the problems arise from the consumer not having representation!

1) There are no tax dollars if no one lives there 2) What if the town doesn't grow as planned, waste tax payer money and 3) Traffic problems will be very different in decades to come as we become less reliant on personal vehicles (HOV lanes, car pooling, etc.).

Hi I live here and it's expensive and the roads can't handle more people whoever came up with expanding didn't think of the roads.

You can’t get funding for roads without people, the road expansions will come.

that is not correct. Gilbert was predominantly a farming town until 2000. It had old houses, it was never built as 'affordable housing'. In the early 2000s when Chandler was exploding at the seams, Gilbert started building. The cost per square foot has always been more expensive than Chandler, it was never an 'affordable' choice. It was a choice for newer homes and much larger homes. It is also connected to the employment that is the biggest driver for housing costs.
Don’t move to Maricopa. It is full. Buckeye is a better option, even better stay in Phoenix. Trust me!

My parents move last year to Maricopa they are leaving back to California they absolutely hated Maricopa. I was going to move to maricopa 2 years ago as the homes are better priced but. Once you are on the 347 people are just tired and mean because of the commute. For young family’s this is not the place. For people that are retired it’s soso because the price are getting up their lol

Can you please address all the traffic issues we have. Hwy 347 is what we use to come into town, this highway consists of only 2 lanes coming into town and 2 lanes getting us out of town. GOD forbid there is an accident on this hwy, you will sit in traffic FOREVER. There is no plan in expanding this hwy because it is surrounded by Federal Indian reservation land.

Why the homes are cheaper, she didn’t talk about 83 if you have a house with two AC units you’re guaranteed to pay at least 800 and 900 a month for electricity. If you have one AC unit you’re guaranteed to pay at least 380 to 450 a month now this is during the summer month.. another talking point it is very interesting. Is the water company?. they are complete joke. When the house was built, they have a half inch pipe line three-quarter inch pipe line and a 1 inch pipe line. Surprisingly it doesn’t matter what size of the pipeline you got if you have the 1 inch pipe line you’ll be paying $200 a month for water. And it’s not my choice. It doesn’t really matter how much water you use. It’s $200 regardless but if you go over that’s where they get you especially if you have a pool.. that could be as far as up to $300-$400 just in water alone. And then you got the Internet/cable bill, because you don’t really have many options yeah. You’re going to pay an arm and a leg for them.. we can get CenturyLink, but the Internet really does suck. Now they see if you just want local channels they’re supposed to supply you local channels, but the cable company refuse to hook up for local channels unless they’re in the HOA division that pay for it and then it’s still iffy….. and then there’s the HOA. God forbid if you live in our area where if you leave your garage door open more than five minutes you’ll receive a $200 fine.. when your trash gets picked up you’ll receive another fine for 100 bucks for not putting it back right away.. if you have a neighborhood party without HOA approval you’ll find you’ll be fined $1000 for having barbecue and jumpers outside the street. Yeah, this has happened… and again this is something that the neighbors pulled together to make it happen. Everything has to go through HOA before you do anything and they’re very strict about it.. and don’t get me started. If you got one little weed grilling oh my God, I like the end of the world for the HOA.. so why it is cheaper to live out there.? Sort of. They gouge you for everything else.. 0 and if you get a ticket.? Yes there’s only one a judge appointed out there and that judge is corrupt. Well at least when I was out there. The police are pretty good. I’m about responding to certain crimes. But I wouldn’t get on the bad side of them only because they’re sort of corrupt too.. the cops yeah it wouldn’t be a place for you to want to live. And then you also have to deal with the Indian cops because you’re right in that area.. the biggest kicker though is that you sign a 99 year lease on the property that’s through the Indians. Yeah that didn’t make any sense to me.
Your electricity bill isn't based on how many AC units you have, it's all about SIZE of home and how ENERGY EFFICIENT your home is, or isn't. If you have older units, they have to work harder which will use more energy and cost you more money. I noticed you said 'when you were out there' meaning you don't live there anymore. When did you move away? Maricopa has grown up quite a bit in the last 5 years and is still growing like crazy.
Bottom line, people that follow rules do not have bad experiences with the HOAs or the police, or the local judge.
In my opinion, you need to have these rules so that a young city that offers lower priced housing, will stay safe and clean.

But I have a lot of friends out there so I still go out there monthly just to hang out and yeah the BS still goes on with ED three and I wasn’t saying that if you had two units that’s why your electric bill goes up. I was just saying as an example, and you didn’t talk about the plumbing, you know the main waterlines come in to the water main to the house so you honestly know about that, how the water company prices out the size of the pipe.
Oh, when you talk about efficiency, I don’t know if you know this but there’s a guy named Sy that does home inspections and he’s been well exposing these companies. They’re building the homes how crappy the work is and the insulation. And a lot of of those homes are out in maricopa.
Oh, and we forgot about the homes that were are across the tracks by the high school with some of the homes the lime is eating the concrete , oh, and I was talking about the Cubs. Yeah, some of them are corrupt. Now I don’t know if they expose the judge, but at the time there was a corrupt judge it was basically convicting everyone even if they were innocent because the judge was even the judge was appointed judge. But that was then this is now I’m not sure , if I do remember correctly, not too long ago it was on the news. The judge was exposed and maricopa. PD was also involved in it whether there was a scandal going on about the money. Don’t quote me on that. I just think it might’ve been that one. I’m not sure..
But listen if it wasn’t for the electricity being so freaking high out there regardless and the water bill being so freaking ridiculous out there regardless I move back to maricopa, but it’s not cost-effective when you live in maricopa and you work in Phoenix and if you get fortunate get stuck on the 347 because some a hole can’t drive That creates another problem?
No, I realized they’re expanding the 347. Now they are. They should’ve done that five years ago when maricopa was exploding with people.
But we live in Arizona and like everything else comes the highway and roads there’s the last thing on the list

I do mention CyFy Inspections in several of my videos and even he says, it's pretty much every builder at every price point in every city. Buyer beware for sure which is why I always tell our viewers to call us before they start their shopping. Most of the problems arise from the consumer not having representation!

This video is so misleading. So full of bs. I’d never trust this agent or company. I love love love Maricopa and never plan to leave. I’m a more recent transplant like everyone else. Do your research talk to locals. It’s not for everyone. It’s not as is being described. ESPECIALLY MEDICAL!!!!!!! it’s so so bad out here. Again I love this place so I put up with it but it’s not for everyone. If you’re the kind of person who wants what she’s describing, maricopa isn’t for you. It’s definitely not for everyone. There is no way on earth the median single household income is that high. Maybe a 2+ income household makes that much. Why do they build a city without expanding roads first? No common sense.
1) There are no tax dollars if no one lives there 2) What if the town doesn't grow as planned, waste tax payer money and 3) Traffic problems will be very different in decades to come as we become less reliant on personal vehicles (HOV lanes, car pooling, etc.).
