I think it is worth about half that. I don't think Circus Circus goes anywhere anytime soon. If someone buys it, they will be focused on the festival ground land and once that is developed and successful, then they will look into redeveloping Circus Circus. Circus Circus makes money as is. It cost too much to build right now and with the neighboring high end properties struggling, it doesn't make sense to put a tremendous amount of money into Circus Circus right now.

The North Strip could have become THE place to stay for those who'd like a break on price gouging. Imagine if every property North of Wynn had 1.) Free parking, 2.) No resort fees, 3.) Affordable shuttles both to Downtown and up the strip 4.) more reasonable eats in hotel? They would be able to 'steal' some business from many properties. Hell, I'd rebuild a ginormous MIRAGE resort down there, but that's just me.

My mom turns 80 this year and we going to Vegas in May and staying at 3 properties because she hasn't been in years. I'm going to book 2 nights (I have that rewards members offer you guys showed last week. Thanks for showing that!) at the Fountianebleau at the end of the 3 days and I'm getting her a spa treatment, nice diner and then a Barry Manilow show at Westgate. It will actually be on the year anniversary of my dad passing away on May 8th. I wanted to do something special for her and enjoy the memories. Anyway, I told her that we have to go to Circus Circus because we went to the Reno location but also LV because I remember the tram that went to the RV park. She's been to Slots of Fun so we'll be going there too. The first night she has a comp at M Resorts but I have a comp at Mandalay Bay. Any thoughts on which one we should stay at? The next 2 nights are her comp room at Horseshoe.
Am I the only person worried about the Boring Company creating all these tunnels under Vegas? Firstly, there's the flash floods Vegas is famous for. Secondly, as a geology buff, I worry about turning the land under Vegas into Swiss cheese. Thirdly, the more control Elon has over public transport in Vegas the more control he has over the city. Fourth, the Vegas Loop is a poor substitute for genuine public transportation options. And so on and on. I'm really shocked that Vegas is letting this experiment continue on unabated.
If Circus Circus finds a new owner, I believe the worst thing they could do is replace it with a new "high end" resort. Part of the reason the north end of the strip is struggling in there is no balance in properties. The south end you have Mandalay Bay, that is offset price wise by Luxor. Mid strip you have Caesars and Bellagio, but right there you have Flamingo, Harrahs, and Horseshoe for those whose pockets aren't as deep. There is never the foot traffic down around Resorts World and Fountaeblaeu, simply because there are no mid range properties, and let's face it. A majority of the folks coming to Vegas stay at the value hotels, maybe once and awhile splurging, but not on a regular basis. Yes Circus Circus has reached it's end I believe, but let's make it's replacement, or renovation one that makes sense.
I don't personally love CC because it's not my vibe but it's a Vegas icon and I'd be sad to see it go. At a minimum, that sign is one of the best on the Strip!
Circus Circus is connected to the festival grounds on the Sammy Davis frontage via the manor and RV park. Where else are you going to find 100+ mostly clean, slate land with unfettered vehicle access on the Las Vegas Strip? 5b is a stretch to be sure, but so was $600 million to build the Mirage. Real estate speculation is about the long game. On a side note, that wonderful cantilever canopy at the Circus Circus entrance is pure Vegas.
No doubt it’s the most complete piece of land left and huge. It’s definitely all connected and has tons of Strip frontage. Just wanted to point out to people that it isn’t all Strip frontage. Honestly it’s enough to have two separate resorts.
I was at mgm last week, had dinner at hakkasan which was amazing, but oh that casino! Just a scrambled mess. I stayed there for my honeymoon back in 1997 when and it was amazing!!! Miss the theme from back then..

MGM Grand needs it badly. The feature scroll on the remodel looks good. Only other thing that would be nice would be having the blinds automated since they are awkwardly behind a couch, and it would be swell if they could better noise proof the rooms that face the airport (although that may take new glass)
The Loop is great to go to the convention center. I park at Resorts World and then take The Loop to the convention. Parking at the Convention Center is a mess. It takes hours to get in-and-out and it's crazy expensive. Or you can park offsite for $25 and walk at least a mile. The Loop solves all that.
5 billion sounds crazy and I know it's the North end of the strip but if recent land purchases on the strip is used as a reference it doesnt sound to crazy for over 100 acres. Tilman Fertitta paid 270 million for his 6 acres on the strip. I know that's a better location. But if we going off money per acre. It doesn't seem that crazy to me. But you are right if someone paid that much for it, it would be for the land to develop because circus circus isn't worth that in it's current form and I dont see anyone renovating it.
270 for 6 acres = 45 mil / acre x 100 = 4.5 billion for 100 acres. No sure how many more acres it is over 100 but it seems like Circus Circus land area should only be worth around 3 billion. Maybe 4 billion.
So happy that MGM is finally investing in MGM Grand, I believe that could be their #1 property if they would perfect the rooms and get rid of some of the aged aspects in the casino.
The foundation of the guitar tower reminds me of the old days at Mirage. I had a favorite blackjack dealer there, Mary, who always had all the Vegas scoop behind the scenes. She could tell you where Michael Jordan was staying that weekend, or what restaurants were getting shut down by the health department. Anyway, when construction of the Palazzo was happening, she told me that the whole reason Sheldon Adelson was putting a tower there was to block The Wynn's guests' views of the strip because Adelson hated Steve Wynn.
I think it would be so cool if they kept the circus theme but made it modern and Rich looking, Incorporated hot pink into the theme, fun and crazy like Vegas should be
When you reported the cheap 30-40 mil renovation/paint job at Circus Circus, I thought he might sell. It’s like when sell the 20 year old car, but first go get the all in wash for $30 bucks. They should change the name to “The Mad Clown,” and have a big haunted house. Seriously though, I think someone should come in and keep the theme, put some money in it and operate as a mid-market hotel casino. The top end of the strip doesn’t need another office building no theme high end hotel casino trying to compete with Wynn and Venetian.
I really hope that they keep the circus. Every new hotel has to be "luxury" when's the last time a mid tier new build was built on the strip? Maybe it was NYNY or Paris? I was in the circus in January and it was packed. I was staying at Fontaine Bleau and even on a Saturday night it was not very busy
@@Chrissie-d2n Aladdin (now Planet Hollywood) was built in 2000, Paris was 1999 although I would argue that it was originally supposed to be luxury. NYNY was 1997. The problem is it cost so much to build a hotel/casino in Las Vegas you can’t really do anything but luxury. Dream Las Vegas is on a tiny piece of land with only 500 rooms and a tiny casino is projected to cost $550 million. Circa cost over a billion and only has 512 rooms. To build a mega resort, you are looking at $2 billion minimum.

I'll stay at RW next trip using my Amex Hilton credits, so the tunnel to Encore would definitely be a plus for me assuming it's open soon. The football championship here in Atlanta generated a lot of visitors regardless of how it looked from Detroit.
They should have never taken wet n wild away from that end of the strip. It drew the families with younger children that loved coming to Vegas. They'd check in at CC or Westward Ho ( shout out my mom Sawai worked there till the end it's Andy) go have a fun day at the water park, go to midway or adventure dome or buffet. They messed up taking wet n wild away.
That new rooftop place at the BLVD looks cool, I tend to avoid that area when I'm in Vegas. But now it looks like a place I can hang out at. I think I'm one of the few people who isn't a biggest fan of Gordan Ramsay's restaurants. I don't think I've eaten at any of his burger places on the Strip. I had a meal at Hell's Kitchen way back when it first opened, around 2018 and I thought the foods were average at best.
Ruffin will make bank even if the Circus Circus land doesn't sell for half as much. It's a huge piece of land, so if the right buyer gets it and puts a flashy new casino on it will certainly help join the north and south Strip casinos much more. My guess and fear is private equity will end up buying the land and leasing it out to a casino corporation to run a hotel casino on the land like MGM and Caesar's do.

I think Phil Ruffin is doing the classic play by saying he wants 5 billion so he can almost triple his profit at about 3.5 billion as I could see someone buying all that land, and then splitting it into two properties, or building a property in two stages like Durango. I also think they could do something family friendly there, take inspiration from New Orleans Mardi Gras Casino. They could do that one one side and then have the more adult side on the other portion of the property with clubs, fine dining, etc. Also if you noticed the glass may be gone but they didn't get rid of the two girders.... Do you think they may rebuild it if the tower doesn't overlap? My guess would be a 65-70 percent possibility.

Apparently you haven’t ever stayed at a hotel in Hawaii. A lot are like this. Not necessarily going for contemporary. That room is at Disney’s Aulani so it is very Polynesian themed.

As a soccer fan, I am very surprised that FIFA didn't select Vegas as a host city for the 2026 World Cup. Allegiant Stadium meets all of the requirements of a World Cup venue & its not like Allegiant hasn't hosted major soccer events as they have hosted multiple preseason matches involving top European clubs like Real Madrid & matches in the Gold Cup/Copa America. Heck Vegas wasn't even selected as a city for the big fan zones FIFA is rolling out in non-host cities so people can watch the matches on big screens. Hopefully the casinos offer some deals during the World Cup so that people can watch the matches in the sportsbooks or at things like Stadium Swim at Circa & show FIFA they are missing out on the revenue Vegas would generate as a World Cup host city.

Renovate Slots a fun, renovate Circus Circus, knock down the old towers and build maybe one or two bigger towers but keep the iconic sign and entrance and keep circus circus attractive for families.
Vegas Loop's hours of operation (at least in the interim) are only 7 AM-7 PM? My gawd: many people in Vegas aren't even going out until 7 PM at the earliest. @.@ I LOL'd when I read Ruffin thinks the Circus Circus lot is worth $5 billion. I'd say it's worth at most between $1.2 billion and $1.5 billion: mostly because of the land itself covering over a hundred acres. The actual resort, though, is the textbook definition of a cash cow and absolutely no one is going to accept Ruffin's $5 billion demand. I'm certainly no Circus Circus fan and personally think it's the biggest eyesore on the Strip, but at the same time given the choice between having another parking lot on the Strip for the next decade and still having that eyesore around, I'm honestly choosing the eyesore every day.
Yeah Vegas Loop is essentially still just a convention system at this point. When they open up the paradise tunnel I expect we’ll see more real operations.
@@Milestomemories Yeah, I do concede convention-oriented folk have circadian rhythms that follow more of a standard 9 AM-5 PM schedule compared to most other Vegas visitors. Still: most shows on the Strip start at either 7 PM or 8 PM. When they do eventually extend through the heart of Paradise, I do feel it's imperative they extend the hours to at least 2 AM. Obviously it would be most efficient if it ran 24 hours by that point.

People spend money redoing old hotels there all the time millions of dollars it could be put to better use somewhere else but they make improvements by gouging the visitors so why not pay $5 billion for circus circus
MGM considers the MGm grand, New York New York, Excalibur and Luxor as its 4 lowest properties as those are the properties they offer 4 comp nights to their customers. I guess they realize they have to fix up the MGM Grand.
These properties blame their pricing on paying the staff wage increases but it all comes down to what the ceos pocket every year that could probably pay the wages of the whole staff of a property for a year.
Glad they settled the strike. Would really be a shame if Circus Circus went away although it’s nothing like what it once was. 5 billion? Hardly!! Ramsey’s Last Resort instead of Dick’s Last Resort? 😅
Why would any tourist go to the north end of the strip. Here's what you get. 1 hotel and if you want to go to another hotel, you have to walk half a mile (at least) to another hotel. God forbid if you stay at Sahara, you have to walk half a mile to FB and then another half a mile to Wynn. And then if you're at Wynn, do you keep going south to Venetian? Or do you head back since it's another mile walk back to Sahara. Yea sure, Uber. Enjoy spending $15 each way, each time. Face it, You stay in center strip and you have 8-10 casinos within a 1 mile walk of each other. If Las Vegas wants the North Strip to do well, they need to put at least 10-20 billion investment into that area.
The saturation of high end hotels on the North strip is why they're all underperforming. Not everyone can/will pay a few to several hundred dollars per night + resort fees + parking + overpriced everything else to visit Las Vegas. Some low and mid tier hotels would do just fine there.......just like they always used to. They'd probably do even better, due to the lack of any *decent* value priced options on the strip anymore.
Gordon Ramsay owns or operates about 90 restaurants around the world. With that, his TV shows, UA-cam content, commercials and a wide array of frozen food products and other retail merchandise, I think him visiting Las Vegas once a year or every other year is not surprising. Ruffin is just trying to talk up the value of his land. How many oligarchs or badly run corporations can afford to pay $5 billion plus the cost of developing properties on that land? If he does eventually sell, my guess is a maximum of just over $2 billion.
And it’s funny because he doesn’t even own the ones in Vegas. Probably worries more about his own actual restaurants than these franchises but Caesars does love him and I’m sure he loves the money from that partnership.
How large was the land F1 pay for? Because they paid $750 million. So do the math and then add the premium for the location. He may not be off as far as you think. 102 acres of prime location on the strip is a LOT of land.

South endings successful because all of the casinos are MGM. Same payers card would help the north end, not sure how that would work however..

MGM Grand needs it badly. The feature scroll on the remodel looks good. Only other thing that would be nice would be having the blinds automated since they are awkwardly behind a couch, and it would be swell if they could better noise proof the rooms that face the airport (although that may take new glass)
The Loop is great to go to the convention center. I park at Resorts World and then take The Loop to the convention. Parking at the Convention Center is a mess. It takes hours to get in-and-out and it's crazy expensive. Or you can park offsite for $25 and walk at least a mile. The Loop solves all that.
Agreed. It’s still a convention center loop until they open up the further away stations.

5 billion sounds crazy and I know it's the North end of the strip but if recent land purchases on the strip is used as a reference it doesnt sound to crazy for over 100 acres. Tilman Fertitta paid 270 million for his 6 acres on the strip. I know that's a better location. But if we going off money per acre. It doesn't seem that crazy to me. But you are right if someone paid that much for it, it would be for the land to develop because circus circus isn't worth that in it's current form and I dont see anyone renovating it.
Yeah you’re not wrong. Doubt it will go that high but it’s a huge piece of land which is something you don’t find available on the Strip every day.
270 for 6 acres = 45 mil / acre x 100 = 4.5 billion for 100 acres. No sure how many more acres it is over 100 but it seems like Circus Circus land area should only be worth around 3 billion. Maybe 4 billion.

The foundation of the guitar tower reminds me of the old days at Mirage. I had a favorite blackjack dealer there, Mary, who always had all the Vegas scoop behind the scenes. She could tell you where Michael Jordan was staying that weekend, or what restaurants were getting shut down by the health department. Anyway, when construction of the Palazzo was happening, she told me that the whole reason Sheldon Adelson was putting a tower there was to block The Wynn's guests' views of the strip because Adelson hated Steve Wynn.
I think it would be so cool if they kept the circus theme but made it modern and Rich looking, Incorporated hot pink into the theme, fun and crazy like Vegas should be

When you reported the cheap 30-40 mil renovation/paint job at Circus Circus, I thought he might sell. It’s like when sell the 20 year old car, but first go get the all in wash for $30 bucks.
They should change the name to “The Mad Clown,” and have a big haunted house.
Seriously though, I think someone should come in and keep the theme, put some money in it and operate as a mid-market hotel casino. The top end of the strip doesn’t need another office building no theme high end hotel casino trying to compete with Wynn and Venetian.

I really hope that they keep the circus. Every new hotel has to be "luxury" when's the last time a mid tier new build was built on the strip? Maybe it was NYNY or Paris? I was in the circus in January and it was packed. I was staying at Fontaine Bleau and even on a Saturday night it was not very busy

@@Chrissie-d2n Aladdin (now Planet Hollywood) was built in 2000, Paris was 1999 although I would argue that it was originally supposed to be luxury. NYNY was 1997.
The problem is it cost so much to build a hotel/casino in Las Vegas you can’t really do anything but luxury. Dream Las Vegas is on a tiny piece of land with only 500 rooms and a tiny casino is projected to cost $550 million. Circa cost over a billion and only has 512 rooms. To build a mega resort, you are looking at $2 billion minimum.

I'll stay at RW next trip using my Amex Hilton credits, so the tunnel to Encore would definitely be a plus for me assuming it's open soon. The football championship here in Atlanta generated a lot of visitors regardless of how it looked from Detroit.

They should have never taken wet n wild away from that end of the strip. It drew the families with younger children that loved coming to Vegas. They'd check in at CC or Westward Ho ( shout out my mom Sawai worked there till the end it's Andy) go have a fun day at the water park, go to midway or adventure dome or buffet. They messed up taking wet n wild away.

That new rooftop place at the BLVD looks cool, I tend to avoid that area when I'm in Vegas. But now it looks like a place I can hang out at. I think I'm one of the few people who isn't a biggest fan of Gordan Ramsay's restaurants. I don't think I've eaten at any of his burger places on the Strip. I had a meal at Hell's Kitchen way back when it first opened, around 2018 and I thought the foods were average at best.
Ruffin will make bank even if the Circus Circus land doesn't sell for half as much. It's a huge piece of land, so if the right buyer gets it and puts a flashy new casino on it will certainly help join the north and south Strip casinos much more. My guess and fear is private equity will end up buying the land and leasing it out to a casino corporation to run a hotel casino on the land like MGM and Caesar's do.

I think Phil Ruffin is doing the classic play by saying he wants 5 billion so he can almost triple his profit at about 3.5 billion as I could see someone buying all that land, and then splitting it into two properties, or building a property in two stages like Durango. I also think they could do something family friendly there, take inspiration from New Orleans Mardi Gras Casino. They could do that one one side and then have the more adult side on the other portion of the property with clubs, fine dining, etc. Also if you noticed the glass may be gone but they didn't get rid of the two girders.... Do you think they may rebuild it if the tower doesn't overlap? My guess would be a 65-70 percent possibility.
I’ve seen renders that show a solid roof over that circular portion so I believe it’s all coming down.

Apparently you haven’t ever stayed at a hotel in Hawaii. A lot are like this. Not necessarily going for contemporary. That room is at Disney’s Aulani so it is very Polynesian themed.

As a soccer fan, I am very surprised that FIFA didn't select Vegas as a host city for the 2026 World Cup. Allegiant Stadium meets all of the requirements of a World Cup venue & its not like Allegiant hasn't hosted major soccer events as they have hosted multiple preseason matches involving top European clubs like Real Madrid & matches in the Gold Cup/Copa America. Heck Vegas wasn't even selected as a city for the big fan zones FIFA is rolling out in non-host cities so people can watch the matches on big screens. Hopefully the casinos offer some deals during the World Cup so that people can watch the matches in the sportsbooks or at things like Stadium Swim at Circa & show FIFA they are missing out on the revenue Vegas would generate as a World Cup host city.

Vegas Loop's hours of operation (at least in the interim) are only 7 AM-7 PM? My gawd: many people in Vegas aren't even going out until 7 PM at the earliest. @.@
I LOL'd when I read Ruffin thinks the Circus Circus lot is worth $5 billion. I'd say it's worth at most between $1.2 billion and $1.5 billion: mostly because of the land itself covering over a hundred acres. The actual resort, though, is the textbook definition of a cash cow and absolutely no one is going to accept Ruffin's $5 billion demand. I'm certainly no Circus Circus fan and personally think it's the biggest eyesore on the Strip, but at the same time given the choice between having another parking lot on the Strip for the next decade and still having that eyesore around, I'm honestly choosing the eyesore every day.
Yeah Vegas Loop is essentially still just a convention system at this point. When they open up the paradise tunnel I expect we’ll see more real operations.
@@Milestomemories Yeah, I do concede convention-oriented folk have circadian rhythms that follow more of a standard 9 AM-5 PM schedule compared to most other Vegas visitors.
Still: most shows on the Strip start at either 7 PM or 8 PM. When they do eventually extend through the heart of Paradise, I do feel it's imperative they extend the hours to at least 2 AM. Obviously it would be most efficient if it ran 24 hours by that point.

MGM considers the MGm grand, New York New York, Excalibur and Luxor as its 4 lowest properties as those are the properties they offer 4 comp nights to their customers. I guess they realize they have to fix up the MGM Grand.
These properties blame their pricing on paying the staff wage increases but it all comes down to what the ceos pocket every year that could probably pay the wages of the whole staff of a property for a year.

Why would any tourist go to the north end of the strip. Here's what you get. 1 hotel and if you want to go to another hotel, you have to walk half a mile (at least) to another hotel. God forbid if you stay at Sahara, you have to walk half a mile to FB and then another half a mile to Wynn. And then if you're at Wynn, do you keep going south to Venetian? Or do you head back since it's another mile walk back to Sahara. Yea sure, Uber. Enjoy spending $15 each way, each time.
Face it, You stay in center strip and you have 8-10 casinos within a 1 mile walk of each other.
If Las Vegas wants the North Strip to do well, they need to put at least 10-20 billion investment into that area.
Reinvent Circus Circus, it's a great concept, but it way too run down.
The saturation of high end hotels on the North strip is why they're all underperforming. Not everyone can/will pay a few to several hundred dollars per night + resort fees + parking + overpriced everything else to visit Las Vegas. Some low and mid tier hotels would do just fine there.......just like they always used to. They'd probably do even better, due to the lack of any *decent* value priced options on the strip anymore.

Gordon Ramsay owns or operates about 90 restaurants around the world. With that, his TV shows, UA-cam content, commercials and a wide array of frozen food products and other retail merchandise, I think him visiting Las Vegas once a year or every other year is not surprising.
Ruffin is just trying to talk up the value of his land. How many oligarchs or badly run corporations can afford to pay $5 billion plus the cost of developing properties on that land? If he does eventually sell, my guess is a maximum of just over $2 billion.
And it’s funny because he doesn’t even own the ones in Vegas. Probably worries more about his own actual restaurants than these franchises but Caesars does love him and I’m sure he loves the money from that partnership.
How large was the land F1 pay for? Because they paid $750 million. So do the math and then add the premium for the location.
He may not be off as far as you think. 102 acres of prime location on the strip is a LOT of land.
