Heard there was a typhoon there maybe 10 years ago that destroyed a lot of homes and businesses along the beach. Maybe that's why some homes look abandoned. Glad to see things are back.
My goodness this is a beautiful place. City by the beach. I like those houses or structures are in a certain distance from the beach. The local government must have implemented by lays for that. All the amenities are there.
The jellyfish seem similar to dogs if M was told correctly. The giant ones are gentle like big dog breeds that often are quiet, while little breeds bark loudly & often & sound ferocious….

I've got the same feeling as you about Roxas, and I was (also) fully onboard the Iloilo train. Maybe there are even more places on Panay worth checking. With the closes to Cebu and other places, you really can't go wrong living anywhere on the island.
I wanted to retire at the beach, but here in Northern California it would cost you $2-5 Million and up. Keep looking and don't give up on your Dream. Don, California. 2-3-2024.

Law of supply and demand, actually most of Roxas city's supplies of quality seafoods are exported and locally supplied to nearby places like Boracay and in metro manila.both fresh and dried.

I didnt manage to meet u when i had my holiday in roxas city baybay, i was there Jan 26 to 29, but i just have a recommendation to put in to your content, one of my colleague in Singapore before is stayin at Roxas City near baybay beach and he became a sucessful entrepreuer, you can visit his place and interview him....
The trash on beach is just so sad. In this day and age I thought there would be little to no trash, but it's just overwhelming. Mayor Dadivas do something about it. It's embarrassing!
They did pass an ordinance requiring all businesses to clean the beach in front of them daily as mentioned. The houses are probably more difficult to enforce as they may not even have access to the beach directly.
It looks really nice but I really think you should go out to San Fernando Romblon before you make a decision. It doesn’t quite have that blue see through water like in Romblon. And I’ve heard Sibuyan is quite developed compared to the rest of Romblon. Personally I think i would be fine in Romblon Romblon. But I know how you say you need access to a mall and stuff.
There’s probably a few good reasons why tourism developments on that beach area is going nowhere. Here’s a few reasons: poisonous puffer fish, stinging jelly fish, rough surf, sunset is not seaward, beach sand is littered, sea weed infested, water and sand is dirty and sand is grey colour. Oh yeah, someone commented that a typhoon caused a lot of damage on that beachfront 10 years ago.
Is there any reason why those houses do not have gates that open out to the beach? It seems like you have to turn around a long way just to enjoy the beach.

Depends on the size of the lot, large lots like 5-10 hectares far from things between 50 peso and 120 peso. If it's just a small lot for a house P1k if desperate to sell, likely P2-5k

Basically leave your name with several Realtors saying if anyone has to sell fast for financial reasons you'll pay P1500 per sq for example.

I'm not sure it's a good idea to meet with developers to talk about renovating a lot of 50k peso rentals designed for foreigners. That's usually the type of thing that ruins an area.
A foreigner retiring in a city takes nothing from the local social system, they don't use the provincial hospitals, public schools, any welfare based systems, they inject large amount of money shopping, dining, hiring of services and help into the economy without taking from it. Not sure how you can see that a negative.

Prices increase and while some number of people will see benefits from that, most only see their purchasing power go down. In extreme situations you will see things like Hawaii, where indigenous people have been totally priced out of living in their own ancestral lands. If you bring a lot of expats to the area, all the things you find charming about it will be gone (and quickly).
Our apartment building is also near where you live in ILoilo city and our renters are watching you and your wife!! Also when you move it will prove that you and your wife have not broken up and that it is a scam when she moves with you!!! I hope other people will catch onto your lies!!! And My relative at the Immigration office in IloIlo city will be watching too!!! Also the relative is always watching your wifes videos to make sure she is not working and keeping track of all your videos because any money you or her makes money on here is classed as making an income here and has to be claimed to our government!!!

I have sent emails to our government asking them to watch them and to most of all watch her because they are pulling a scam to try and get her a citizenship!!!!

It's in the province of Capiz on the same island of Iloilo city. Only 1.5 hours to Boracay and 45 min to Kalibo

True, the prices of seafood is expensive in Roxas City nowadays.
They have access to the export market so the local prices compete with that I think

I think the older ones don't but renovated or new ones seem to have gates. Perhaps some were built at a time when it wasn't as safe??

No apartments on the beach side but across the street there is a chance. If you see my other video the doctor is renovating his places now.
