    You can easily record and track rental income and expenses, taxes, insurance, vendors and property maintenance of all your properties through this spreadsheet.
    Both long-term and short-term rentals can be tracked.

    FEATURES
    1. A very convenient single Income Tab and a single Expense Tab to record transactions for all your properties
    There is a drop down list of all your properties in the Income and Expense tabs. When entering a transaction such as rent, you would go to the Income tab, simply pick the property you want from the automatic drop down list, enter the date, enter the amount, and any other optional details like Tenant name, start date, end date etc. That's it! The Dashboard will automatically update for that property.
    2. Main Dashboard which summarizes and compares Income, Expenses and Profit
    - For all properties by month

    - Summarization by Income Categories & Expense Categories
    - Drill down of all Income and Expense Categories
    2. A Unit Dashboard similar to the Main Dashboard summarizing and comparing across all units of each property.
    3. Rent Due Date Tracking
    4. A fixed HOA Expenses Tab so that you just need to enter the HOA expenses once and it gets populated for all 12 months for any property you like
    5. Profit Margin, NOI, ROI, Cap Rate, Occupancy Rate
    6. A Property Tab where you can record all pertinent information for each of your properties including Tenant Info, Start Date, Renewal Date, Deposit, Property Purchase Price, Invested amount, Current Property Value, Unit Occupied, Rent Due Date etc.
    7. A Vendor List which becomes an automatic drop down menu in the Expenses Tab.
    You can also record all vendor details like contact information etc.
    8. A Taxes Due tab which shows with automatic color grading how soon taxes are due for each property. Colors get more intense when the tax due

    9. A Insurance Due Tab which shows when Insurance payments are due with automatic color grading.
    10. A Maintenance Schedule checklist for all properties
    11. Multiple useful graphs like Profit from each property, Income Contribution, Expense share by Property and Expense Category distribution

    Hi are your files for Australia all states. Are you based in Australia?

      Hi, yes you can use it in Australia and for any state. I am based in the US but the spreadsheet can be used for any country. If you have any specific requirements like fiscal year changes, I will be happy to do it for you
