I've had great success talking to the neighbors if the house is vacant. They are almost always willing to give you what info they know about the house and the owners. We are currently in the middle of a flip that the neighbor actually set up a meeting with the owner for us. Just something I've found that works. Love the content on this channel!

This is great. I do d2d sales, and if you’re open to it, i suggest you bring visual material to show them at the door when they’re open to talk. Also, i would try to transition into the house and be assumptive with it, rather than “is this okay” or “would you be open” because they’ll more than likely say no. Good way to get into the house would be like “i have some material i can go over with you, and then leave it here so you know your options.. do you have a small table we could sit at” while looking down, dusting off your shoes, and you edging forward. More often than not, they just let you in. If they’re not cool with it then they’ll just tell you. At the door step, you’re a pest. In the house, you’re a guest👊🏽 good luck sir.
How would you suggest door knocking or calling preforeclosures in MD? I can’t exactly say what you say on the phone or in person because we aren’t allow to market to people in preforeclosure in MD. If we did we would be looked at as a “foreclosure consultant” which is illegal. Because I can’t mention foreclosure at all when I cold call all I ask is “Are you interested in selling?”. And ofcourse 95% of people aren’t, everyone wants to keep their house. So how would you have the conversation?

That's great! How did you get it handled? I say something along those lines. If they say they are restructuring the loan (many lenders will tell people this is an option and make them believe it) I go into the reality of how many of those get accepted and the criteria for qualifying in the first place. And see if they have a plan in case theirs gets denied.
Yea I can't see why anybody would want to buy from the seller and then do a lease back. If they can't pay the mortgage, what would make you think they're going to pay rent? 😅
All foreclosures are illegal is you understand who you are and the bank never loaned anything. Help these people save their homes. Theres NO MONEY! 1933 research. There’s only securities and if there’s no such thing as a late payment then how is there ever a foreclosure. It’s so sad.
