    Man! Instant subscribe! I’m in Florida and knocked in 87°+ heat, chewed up by mosquitos and barked at by owners so I know what it is to door-knock. I commend you and can’t wait for more content!

    Dude your wearing a black hoodie. I love that everyone in the industry looks very comfortable. But you better believe the subconscious fight or flight triggers get alarmed. Especially when these people are already stressed. Not going to tear you apart less than 2 minutes into the video, but it was my first knee jerk reaction. I've been a D2D guy selling everything from TV subscriptions to life insurance. P.S. really enjoy the content and the value you are providing. Keep it real brother!

    I've had great success talking to the neighbors if the house is vacant. They are almost always willing to give you what info they know about the house and the owners. We are currently in the middle of a flip that the neighbor actually set up a meeting with the owner for us. Just something I've found that works. Love the content on this channel!

    Hey Michael love the content. You pushed me to start knocking doors in my area. Wanted to ask what you use to map your routes? I’m using road warrior, but Im finding it not working well some times. It seems to take me back and forth to at times and isn’t as optimized as I thought.

    Michael, I'm also in Subto and been on the zooms with you and Caroline. How are you getting data from the county 30 mins after it's released? Do you use a software or do you just have your VAs checking the site every morning?

    Hi Michael, how did you learn how to get the pre pregprclosure lists for your county? I’m struggling and running into wall blocks when contacting county clerks, title companies, etc in my market (Marion county, Indiana). Any advice?

    This is great. I do d2d sales, and if you’re open to it, i suggest you bring visual material to show them at the door when they’re open to talk.
    Also, i would try to transition into the house and be assumptive with it, rather than “is this okay” or “would you be open” because they’ll more than likely say no. Good way to get into the house would be like “i have some material i can go over with you, and then leave it here so you know your options.. do you have a small table we could sit at” while looking down, dusting off your shoes, and you edging forward. More often than not, they just let you in. If they’re not cool with it then they’ll just tell you.
    At the door step, you’re a pest. In the house, you’re a guest👊🏽 good luck sir.

    How would you suggest door knocking or calling preforeclosures in MD? I can’t exactly say what you say on the phone or in person because we aren’t allow to market to people in preforeclosure in MD. If we did we would be looked at as a “foreclosure consultant” which is illegal. Because I can’t mention foreclosure at all when I cold call all I ask is “Are you interested in selling?”. And ofcourse 95% of people aren’t, everyone wants to keep their house. So how would you have the conversation?

    How do I handle objections like "I got it handled thanks" I've had people say that just to see them loose their home on the sale date

      That's great! How did you get it handled?
      I say something along those lines. If they say they are restructuring the loan (many lenders will tell people this is an option and make them believe it) I go into the reality of how many of those get accepted and the criteria for qualifying in the first place. And see if they have a plan in case theirs gets denied.

    Yea I can't see why anybody would want to buy from the seller and then do a lease back. If they can't pay the mortgage, what would make you think they're going to pay rent? 😅

    "Repeat offender" yet you want to "help"? This is the foreclosure process and you are only able to help them if they have equity.

    All foreclosures are illegal is you understand who you are and the bank never loaned anything.
    Help these people save their homes. Theres NO MONEY! 1933 research.
    There’s only securities and if there’s no such thing as a late payment then how is there ever a foreclosure. It’s so sad.
