    If you are in a 500 year flood plain which is currently not requiring flood insurance but will soon be drawn in next year you could purchase cheaper flood insurance now and be grandfathered in when the home is rezoned to the 100 year flood plain.

    Wow. Quite the eye opener. “Most flood prone zone in the country,” not sure what that means.

      Yeah, that's a good question... so my understanding of why central Texas is so "flood prone" is that it's not so much that were one big flood zone or anything like that. It's the randomness of where floods can pop up that makes things tricky.
