Crime rate is very low in Pearland
Crime is very low in Antarctica too.
Crime is low in Pearland for the wrong reasons. It's because lots of the people here are old & fat & live far away from the stores. Bad things like single-family zoning, parking lot minimums, car-dependent infrastructure, high obesity, & high cost of living in those suburbs have indirectly led to the low crime rates.
With heavy traffic in all directions, it's much harder for thieves to make a quick escape. Thieves tend to rob places when running back to their home from the store is an option.
And because of the cost of living, extreme car-dependency, & aging populace there's not a large pool of able-bodied adults to commit those crimes.
You don't see too many typical crimes being committed by old fat people.
My sister lives in Iowa Colony, which is 15 minutes from Pearland. She loves it. I live on the Pearland border.

I’m trying to move to TX but don’t know where. I just know the big cities but of course big cities are a lot of money. I want something close to the big cities but also black friendly. I want Buses, Ubers, and trains just in case my car break down. Somewhere fun and a city that don’t close early.
@@grandpahouse as far as Houston goes, avoid close to/inside beltway 8- high crime.
I've lived here 20 years. Pearland is basically built out. This must be old because our Sq ft ranges from 120 per Sq ft to 200. If you're in SCR you're likely in Alvin ISD not pearland isd. I'm running for city council so I really appreciate your insight
We have lived in Pearland for 12 years. It has a lot going for it - beautiful neighborhoods, lots of parks, and a new, beautiful library. The cons are very long, very hot, humid summers (you'll find that anywhere in south Texas) and there's not much to do in Pearland. We drive to Houston for interesting things to do. The traffic is often bad on weekends in Pearland. I would say it is a family-friendly suburb.

Pearland traffic is horrid all the time. Broadway street wasn't built to handle millions of cars a day.
Also nothing is walkable, even people living on the same street as a business can't walk to it because everything is so walled off
Actually there is a lot of undeveloped land inside the city limits of Pearland and it is far from being built up. I guess no one is currently building there.
Yes, opportunity in the future but not many options currently
moving to the area in about a week or two, and we weighed locations all over the Greater Houston area. Am going to love the work drive to downtown so much better than living off I-10 & Grand Pkwy! Got lucky finding something in the heart of Pearland which doesn't exactly have a bunch of construction, but that's not necessarily a bad thing. Being less than 10 miles from 288 and also 45S is such a great thing because I want to live "out of town" but not in the sticks.

Yeah crime rate is low but taxes are really high
Yes I am surprised by how how the taxes are there, I sold a home to a client at a 3.8% tax rate there, which is the highest I have ever sold
Crime rates are low for the wrong reasons. Extreme car-dependency, heavy traffic at all hours, & the badly aging population.
Hard for a burglar to make a get-away when he has to sit in 5 mph traffic in all directions.
& you don't see too many obese 65 year olds trying to rob stores or purses.
Don't forget the landfills in Pearland.
Pearland has one of the lowest crime rates anywhere.

That town center had promise but it's burdened by the extreme suburban sprawl & car-dependency everywhere. Nobody can get there without driving.
They could have expanded upon the college town concept, built more low cost housing nearby, made things more walkable, etc.
