Regarding studying, you can find online sites where it's actual flashcards... I found them for the California state exam... I prepped for one week, did nearly 1,500 flashcards. Also, received advice from a guy who has taught in person with flashcards and tips. One great piece of advice: If there are questions you can't answer in the moment, leave them. When you are almost done, except for those questions you set aside, get up, go to the restroom and then come back. It works. I was able to bang out answers quickly. I don't know why it works, but it does !! Good Luck...

You guys do realize that people hire agents because they are not willing to put the time into and effort into going through the stress of the buying and selling process. It’s just like any other service. You pay money for going to a restaurant because you don’t want to cook. You pay a lawyer because you don’t want to represent yourself in court. You can save money doing stuff on your own of course, but there’s a luxury to have people do stuff for you. Let real estate agents earn their living like everyone else 😂

I come from wholesaling real estate so I’m use to cold calling. Mainly absentee owners or motivated sellers (preforeclosures, tax defaults,probates/inherited property and expires). I’m a part time agent now and have been cold calling for two months (2 hours per day) and got my first listing last week. I didnt really have to sell, the guy was motivated because he inherited the property and didn’t want to be bothered with it anymore. I do want to break into the social media, new construction house tours and UA-cam space by spring next year. But in the meantime I will keep cold calling because it works for me and fits my lifestyle as a housewife and homeschooling my kids in the morning.

I heard it was a choice to go to college for real estate, so if anybody reading this it doesn’t matter if you go to college or not to pursue real estate full time. All you have to is to make sure you have your GED or your high school diploma to go to real estate school and you have to pass your exam they will give you two to three try’s and if you didn’t pass them you have to take the course again. After that you will have your license and you just have to have it for a few years until you get to take the state exam to be a broker, but in the meantime you can get hired under a broker in any of the company you choose.

The good thing about being retired in the military is that I have a fall back financially (retirement income) just incase real estate will be difficult due to lack of experience and knowledge--I can be risky or work slowly up.

Your video has some good information for sure. However, I wouldn't be so quick to dismiss the boutique brokerage. The right boutique brokerage can give you much more access to mentoring and education without having to give up even more of your commission to join a team. I've been in this business for more than 20 years, and only once did I hang my license with a large brokerage. The culture was wrong for me, as I enjoy being part of a supportive "family" like a small brokerage.
In all that time, I don't think I ever lost a listing opportunity because I was not affiliated with a big brokerage. I am not saying that a smaller brokerage is right for everyone, but they do have their place, and you can absolutely build a very successful career with the "little guy".
