I'm a home owner in Los Angeles. One thing you should discuss is home owners insurance. Not sure if you've noticed this with clients you work with but more and more home insurance companies are no longer wanting to provide policies for CA properties. This is a huge problem if you take out a mortgage since the mortgage company will demand you have insurance. I got a non renewal notice twice and had to switch companies
Insurance in California is definitely tough right now! I see it with clients all the time. It’s not impossible to receive, just takes more time to lock it down. I always advise clients purchasing a home to start on the insurance process as soon as we’re under contract to avoid any hiccups.
@chloedeverrier well see how insurance will play out in California. When you have a policy, you are never locked in. When I first bought my home, I thought I was locked in with my insurance at the time until I got a non renewal notice. I switched companies. A few years later, I got a non renewal notice again. I'm not even in a high risk area. It's only a matter of time before there are no more private insurance companies willing to provide policies. When this happens, all current and future home owners will be forced on the CA FAIR plan which covers next to nothing and costs about $15k per year. Hardly anyone will want to buy a house in CA at that point and current owners will have a hard time selling leaving people like me stranded 🫤

Your video has some good information for sure. However, I wouldn't be so quick to dismiss the boutique brokerage. The right boutique brokerage can give you much more access to mentoring and education without having to give up even more of your commission to join a team. I've been in this business for more than 20 years, and only once did I hang my license with a large brokerage. The culture was wrong for me, as I enjoy being part of a supportive "family" like a small brokerage. In all that time, I don't think I ever lost a listing opportunity because I was not affiliated with a big brokerage. I am not saying that a smaller brokerage is right for everyone, but they do have their place, and you can absolutely build a very successful career with the "little guy".

I agree 100% on the college point. Some of my best clients were college friends and referrals from them.
I come from wholesaling real estate so I’m use to cold calling. Mainly absentee owners or motivated sellers (preforeclosures, tax defaults,probates/inherited property and expires). I’m a part time agent now and have been cold calling for two months (2 hours per day) and got my first listing last week. I didnt really have to sell, the guy was motivated because he inherited the property and didn’t want to be bothered with it anymore. I do want to break into the social media, new construction house tours and UA-cam space by spring next year. But in the meantime I will keep cold calling because it works for me and fits my lifestyle as a housewife and homeschooling my kids in the morning.
You should start making videos more often. Especially more day in life vids. Hope you closed a lot of transactions this year

I got into stocks few years ago and my candid advice for a newbie like you is to seek help from market experts rather than UA-camrs.
Agreed, I just use UA-cam for research purposes, I run all my major investment through an investment adviser, the market is just too unstable to handle things on your own. I have consistently restructure and diversify my portfolio/expenses and I’ve made over $3million in gains in close to a decade of having one
