Feel like the master bedroom should have been on the 2nd floor and sacrifice the other room as the family area and make 2 rooms on top. Or just flip the 2nd and 3rd floor. Climbing two flights of stairs might get tiring (not just physically, but mentally) for couples/parents, especially as they get older.
I agree, the people can afford buying this are old folks. They took years to save enough and when ready to buy they probably old already. They will be getting hard time from three flights of steps, unless they convert the ventilation well to elevator.

Nung una napanood ko lang isang video sa presello. Hanggang sa nasundan. Nagiging routine ko na siya every morning while zipping coffee 😊 ewan ko, feeling ko kasi namomotivate ako lagi pag nanonood ako dito ng house tour nila. It gives me the feeling na "magkakaroon din ako neto" 😊
+1 vote on the master bedroom on the second floor. It's nice for future-proofing; harder to go up the stairs when you're getting older haha!

I really like this house because it is well lit. There's sunlight in every room. I really love bright houses/rooms. There's one I saw here I forgot which house tour is that; two of the rooms are facing a wall so there's no sunlight.

The family area and front-facing bedroom could have been the master bedroom while the 2nd floor back bedroom could have been the family area. Then 3 bedrooms in the 3rd floor ideally.

You would used the term “shotgun” for the style house, not the bathroom layout. Shotgun style houses have tandem rooms I.e. living, dining, kitchen, one room behind each other. Hope that helps!
I would prefer the MB to be on the 2nd floor. Doesn’t seem to be a deal breaker for this home tho, very nice finishes like you mentioned. Others may have to think twice as parents get older. This layout should be fine for a younger family. I like the property.
The bedroom 1 is quite far from the t&b and it makes it less accessible esp. at night. Nice tour Julia!

Good thing with dirty kitchen area/ laundry are provision with maids room alotment as well.
I like the master's bed room Toilet and walk in closet but could be more attrative it the size is wider that any other room and not a similar rectangular shape like the rest of the room.

Where do you put the refrigerator and oven?
One of the things I think builders and people should consider is that the ground floor of townhouses should just be parking, washing machine and storage for tools, bikes and other stuff. Otherwise, the street becomes parking and no part of the house is designed for sampayan, washing clothes, storage of other stuff. People now have 2 cars na din.

I believe the airwell has provisions for an possible elevator in the future. I would have preffered to have a 2 car garage that is inside within the gates. I also prefer having an on suite toilet and bath in all rooms.

I like the look of the townhouse but I would definitely have left that third set of stairs for younger knees and moved the master bedroom to the second floor. Also, the master bedroom seemed too small to me. I would have preferred to sacrifice some or all of the adjacent bedroom space to make the master bedroom and bath larger and more special. After all, the master bedroom is where mom and dad, the principals, retreat for privacy and relaxation away from the rest of the family.
presselo my suggestion can you tour a lot of for sale houses with a lots of storage and laundry and ref and has a pantry area

the fact that the master bedroom is on the 3rd floor is ideal, as it gives more privacy because you don't have to go all the way up if not for the master, the downturn tho is that bedroom n4 has an on suite bathroom which will lead to the "kids" or who ever occupying the house to choose it for that purpose, which in the end cancels the privacy of the master

Preference Question: Master bedroom in 2nd or 3rd floor. Response: depends on buyer. Elderly owners would tend to choose having it close to the common area due to accessibility as it requires less exertion to get up and down a second flight of stairs. Younger homebuyers would prefer the 3rd floor - because of privacy and nicer views. Personally, I like the 3rd floor. But since I'm getting ahead in years, and I plan to purchase a home for retirement, its more convenient to have it on the 2nd floor.

It's good to have a master bedroom on the third floor but usually its the oldies that goes there so it might be exhausting for them to go all the way up all the time.

This house is not big and stands on the small land that has houses on both side of the house but still got the light from the opening at the top roof that can help save electric in the house

Baka that time nung hindi pa tapos iba yung price, tapos narealize nila higher ang mark up nung developer compared sa price ng ibang house na for sale sa same area kaya binabaan nila ng konti.
Maybe it's also because of the pandemic kasi mas lesser yung taong bumibili ng property ngayon or maybe yung ibang channel na napanuod mo is nagpapatong pa sa price. Maraming pwedeng maging reason as to why but yun 😃
