    I think you guys can make a good team. Alberto can find the opportunities in a wider area of northern Italy and DauvO can show them to his thousands of subscribers and communicate (as he does) the differences and idiosyncrasies of the local market. You're on to something guys. Kudos

    That is great for Alberto and Italian Reals Estate agents. In the USa your license has to be attached to an agency and agents have to pay fees to that agency. I am glad in Italy agents can be independent and keep more of that hard earned money in their pockets. Where it belongs.

    Thank you both so much for showing us all real estate in today’s market. I’m soon to retire and was more interest in a studio or 1 bedroom. Is there any small places in a beautiful downtown area where I can purchase daily fresh bread, vegetables and cafe for coffee? I’m probably dreaming but thought of asking.

    I really enjoyed learning about the properties Alberto shared. The thought of reviving a historical property is very appealing, yet I wonder how one would approach it. I wonder if Alberto knows of businesses in his area the specialize in projects like that? If one could have confidence in that process it’d be great!

    As it is in every country, you will find agents who are unscrupulous and those like Alberto who have tremendous integrity. What is the percent that a real estate agent makes on a purchase and sale ? Great video, thank you.

      Usually in Italy the Real Estate Agency is granted an average percentage of 3% of the price of the house from the seller and another 3% from the buyer.
      If the realtor is a private he/she gains entire amount of money minus taxes.
      If the realtor is an employee of a franchise present on the whole italian territory like "Tecnocasa" Real Estate Franchise, the whole earnings goes to the local agent, minus taxes and a small percentage for the franchise firm.
      The realtor employee gets a commission on his/her usual salary for the success of the sale that has been made.

    I just tripped onto your channel and I like it very much. It is informative and you are a great host as well. I am of Italian origins myself so when I saw this, my first reaction was like 🤔. When the real estate agency system of good faith was being described 🙄..my mind was in the stars. Don't get me wrong, Alberto seemed honest, upfront, genuine, and not on the run....so he is fine, but what about all the other people w/in that company (and any other one for that matter) when and if, you have to interact with them...but I am not tarnishing him, more like sketchy "system" is what I am aiming at. I will stop that now. Long before the new wave of EUR 1.00 homes in Italy hit the newspapers, several people told me that having a Superior Italian Real Estate Attorney is CRUCIAL when purchasing property. I guess the Law in that sector is very complicated (& most likely convoluted too). Something as simple as a great grandchild, whom never having met his great grandfather, who died 40 years ago, can trump you being the homeowner even though you dumped a ton of money into it - as long as he has documentation to prove it. It kind of sounds like the title is clear....define how clear and the level of clarity within it. I bet it is worth the extra money to hire a great Italian real estate attorney, even if one spends EUR 20K on the home. This is the first vid I have watched & I will watch more because I am thinking about buying again too. One last idea.....these towns or even villages are tight knit in Italy. When you think you have arrived at your a-ha moment, find out who the Mayor is and accidently bump into him or her. Chat them up and they will love you for life. Repeat with other notables such as the head of the police, the Nona who knows everyone and sometimes knows too much (limit yourself around that one), the notable family who owns a business (monopolization) who everyone turns to, etc. If you can feel their acceptance in any form, you'll be battin 💯.     What does it take to become a real estate agent in italy? In detail please! How long does it take to study? What are the prerequisites? What is the pay? How and when are agents paid? What are the benefits? What are the drawbacks? How much is the course? How are agents viewed in italy? Are agents respected or despised? Some people think of agents in a negative light in my country.

      It's different in every community, and depending on the use of the property. You can watch some of my tax videos for more info. I pay about 480 per 100 sm apartment in a smaller community 30 minutes south east of Milan

      almost always agents ask 3% selling price (negotiable)

      ​@@alenaself9520 from the buyer only if explicit indicate on purchase proposal thath you sign to the estate agent (you make an offer on the asking price and is your ability to offer to the estate agent the lesser possible percent that he can, or want, accept. You can also say to the estate agent: "This is how much I can spent xxxxxx€, not a "lira" more". And wait for his/her/their reaction. Don't forget to subtract 14%, this is generaly the sum to add for not first-home buyers, from xxxxxx€ for taxes, stamps, notary etc etc".

    Charging a percentage is probably illegal if it's examined by a court as to its fairness and changing 6% overall for nothing substantial is also immoral.
