Great video. I picked up my first property last year. It was really scary, because I had so much to learn about getting the right piece. I lucked out with good neighbors, and have great hunting. I now know the feeling of peace.

Really glad to see you back on Bill! I wish it was daily. Very good stuff. Just bought my first farm in NE IA. Hope to set it up well and have a good time on it. Love to hear your advice always

Enjoying this series. You might want to have a show about once you have a select trees logging project done on your mostly hilly property what should do immediately afterwards to improve the property for wildlife.

That “aahhhh” is exactly right. Sitting in the stand at dawn, everything’s still, cold, suns coming up, that’s about as good as it gets for me.

Great witness to the benefits of hunting the right property. I lost my 112 acres due to an unfortunate life circumstance. But God provided a friend's property which is most enjoyable. I could hunt other properties for their excellent deer quality, , but chose to hunt my friends place, with less quality, because it's beautiful, the landowner is enjoyable to interact with, and there is an opportunity to pull a rut buck from the surrounding neighborhood.

Your stadium property may be easy to spook deer on, but it can also work in your fav. During the rutt when you do calls or rattle, animals will hear you for miles and it brings in the old bucks. Especlly in late season whn you think everything is done.

As usual, Bill is spot on.. If you are hoping to consistently see and harvest mature bucks you really need like minded neighbors. Most people shoot the good genetic 2 and 3 year olds which is the worst thing you can do.. Also, I sold a tremendous whitetail farm because I couldn't have peace hunting there. The noise and neighbor issues finally overtook the good hunting and I sold it. It's hard to enjoy hunting when you are constantly thinking what noise or neighbor problems will I have next.. I think in most states the top end whitetail quality will decline over the next few years(Iowa excluded for now) . With crossbows now legal for everyone and muzzle loaders that shoot to 500 yards getting bucks old will be even tougher. It all goes back to getting in the right neighborhood.. I always say I'll take a marginal farm in a great neighborhood over a top shelf farm in a bad neighborhood any day.

David, you are absolutely right, in my mind, on all counts. Thanks for the support.

On the other side of that, hunting is dying. I went back home for deer gun season for the first time in a decade and it was like a ghost town. It’s just not the same as it once was. The decline was already obvious in 2012 but 2022. Wow!

I just ride my Polaris all over during season and walk to my stands when I’m hunting, I only hunt the pinch points and leave the plots for the deer to feed. Never spook deer that I know of and always kill a nice one

Some people say ride utv on farm all year and condition deer bc walking leaves giant scent trail.... others say deer don't pay attention to ground scent and will leave the county if they hear an engine. 🤷‍♂️ who is right

@@usernamehere6061 I do both. I used to get very frustrated with family “joy” riding during hunting season till I figured out it doesn’t bother them at all. Enjoy your investment 👍

@@Gabucks1 I agree. I believe the secret is having or developing good habitat so the deer have good escape cover. Then they won't run a mile through open timber to your neighbor everytime they get bumped.
