Its a recreational property never stretch yourself too thin!! Remember the right 40 will out hunt/ produce the wrong 120 acres!!! Buy a better smaller farm and enjoy it!!!! Another great podcast jake!!
@jake-hofer i am goung through this right now. I recently got divorced and had to sell my 80 acre farm in southern iowa! Ive been looking at lots of different farms for sale over several counties and recently decided on a fantastic 40 acre pc !! I could of bought 60 to 120s for sale but just felt this pc will be amazing in couple of yrs! Whats around your pc is a huge factor also! Keep up the great podcasts!!!
Storms: mid 80’s. Mid 90’s. Tech bubble late 90’s slowed things. 9/11 slowed things a lot. 2008 was devastation. 2015 when grain prices went in half. When Covid hit… it died until 40% more $ got pumped into market. Lots of storms in last 30 years. Tons. Some worse than others Most farms I’ve bought were during these storms & those that needed to sell in those storms often times lost $. Buy in the storms, sell in sun.
$6,700 is a great price in northern Indiana. We’re at about 12-20k an acre. Crazy times
