It's great to be back to our first review right after the movement control and based on the request for reviews in Cyberjaya, I've decided to start there.
The Hyve demonstrated the main difference between a commercial title and residential title, where they are sprinklers all across the internal spaces. In order to accommodate those pipings, the developer needs to box-up almost every corner of the ceiling, which compromised the original height of the unit.
This project is located in the centre of Cyberjaya amongst all the MNCs such as Fujitsu, DHL and etc. However, this particular road is very purposeful, catering only 3 office buildings and HYVE is one of them.
However, I was rather concerned by the crude workmanship but the rental performance somewhat is promising=)

That is shocking - 5 years old - looks 15.
Finally back in action. Would it be possible for you to include the estimated total monthly maintenance fees in your videos? So that we can get a rough picture of the net rental.

Hi Sean, been watching your property reviews all the while, since you always emphasise on the refuse Chambers, can you let us know what makes a good refuse chamber actually? It seems pretty similar in every property and basically it's just a sidekick of thinking for the developers since they only focus on the house units and the facilities
Good ventilation, clean, screened windows a plus, at least a drain or two, and adequate amount for the number of units. It's a pretty simple space, but if it lacks those things it can be an issue. Long-term it's better maintenance wise to have tile/etc for easy cleaning and maintenance in the space, which reduce long-term cost.
In the bathroom...when he was checking out the brand name, he said Niro (7:08). I thought it is stated Orin. Hmmmm, not sure I heard right. Sorry, can help to comment.
It's the same company actually. They just inverted the name for their toilet sanitary wares series hahaha=)

Oh yes i too would like that. Initially when they launched i went to their showhome, looks amazing but having competitions with nearby developers but didnt commit because limited funds. Would love to see how it is now.
@@izzmalaysia8007 As I know the developer still has plenty of units on hand and they're offering at a good price. The maintenance fee is rather high which is around 40cents and Maxis connection is rather weak in that area.

Because it's on commercial lands.. there's limited residential lands in Cyberjaya, especially if you want it smack in the middle of the city center.. 😅

wow nice to learn this area rental price can fetch so high.
i would say do your due diligence first. that 2k is towards the top end. There is alot of rental units available if you check the other prop websites.

if subsale its around RM300k plus minus I would buy. Liked the pool, like the serenity around it. Even I don't mind travel to work at Puchong from Cyber everyday. But 400-500k range? Hmm tak berbaloi lah.

this estate was built in 2015, yet the facade (part of the external wall I would say) start to have cracks, investors should beware of the high repair fees of the public parts in the future
There are dual keys unit at Hyve. 1 studio unit + 3br unit sharing 1 entrance. I think this unit u reviewed might be that dual key unit. My friend owns 1

Why are the kitchen area always so poorly designed in most Asian condominiums lahh 😂 Looks so weird with washing machine, fridge etc sticking out beyond the frame.. there’s no touch to it

Massive gigantic thumbs down to basketball courts near to residences. If you have a few inconsiderate teenage or young brats who regularly go play any time between around midnight to 4 am, there goes your sleep, if you are a light sleeper. Not to mention the potentially loud and incessant thump thump thumping of the ball can drive you insane at any time of day esp when you are trying to relax. Besides, Malaysians are hopeless at basketball what's with the obsession of basketball courts built on every playground? What happened to badminton courts, which I don't see anywhere in public spaces ... no wonder our badminton standards have gone downhill.
Poor craftmanship, wouldnt last more than 50 years building. That's the conclusion. Why bother to own , just rent.
