Maybe Binghamton will work out for anyone looking for a low cost of living, but it's not one of the best NY cities. It's also not far from the New York-Pennsylvania border...
Paid 75k for a house on the shore of Lake Ontario in Niagara County. Put 45k into complete renovation. The following year my tax bill was 18.6k. Went to the assessor's office (we went to high school together), she showed me the complete breakdown, line item by item of the reason it was so much. I left her office and went straight to the realtor's office and listed it for sale. She stopped in on her way home from work when she saw the for-sale sign in the yard. Moved to Nevada.
This is why I have halted plans to move there. I was looking at Sanborn and that area. Property taxes are very high in that county. I like the area a lot. We were stationed at Niagara Air Base in the 80's. Went to Lasalle High. Loved it.

It’s a shame. When I was a kid in the 70s and 80s the majority of Nassau county was mostly solid working class which meant it was affordable for mere mortals. Obviously this is no longer the case.
When I was a kid you could buy a brand new three bedroomEd house for £3,5k. Those same houses are now £200k..but I wouldn’t say the place has been gentrified..
@@MichaelGiordano777 I mean long island and NYC have horrible Winters and high property taxes too. Upstate is just younger brother that gets overshadowed by the older one aka NYC
@@renroxhrd Upstate gets hit a LOT harder by winter than NYC and suburbs. But during the summer it's quite nice, rolling hills, farmland, lakes, mountains. The nature appeal of upstate ny is often overlooked. There are amazing spots out in the countryside. Nice to visit in the summer, but having grown up in that, the winters are BRUTAL. especially the closer to lake Erie, or up in the Adirondacks you get. Tons of snow in those spots. Long island is like the tropics by comparison. New York State actually has about 10 regions, all with their own unique character, and climate.
@@peterbelanger4094 true it's like a bunch of different states rolled into one state. And I live in buffalo so we get awful winter here. But I think the Adirondacks is definitely worse bc they get way colder than us
Long Island NY. Highest property taxes, and electric rates in the state. You better have one hell of a job. Did I mention traffic jams on the Long Island Expressway?? I live up-state in the mountains.
@@RichyLucch I'm 75 miles north west of NYC in the lower Catskills on a beautiful lake. Have lived in this house 40 years and I drive 10 minutes to a Trading Post, yes, Trading Post, for most of my needs. Super Wal Mart another 5 minutes. I never go there. Huge healthcare facility close to the Trading Post. Everything I need without the taxes and traffic. Even have a Dollar General. But I'm retired so my needs are different from most.
In my area, there are great places to live upstate. Corning, Brighton, Pittsford, Fairport, skaneatles. By buffalo, williamsville, Clarence, east Aurora, orchard park, and my village of Hamburg.
You forgot to mention the outrageously high property taxes in Western New York and horrible Winters! Unfortunately Nick low balled all the home prices for these areas. My daughter and son-in-law bought a small home last year in Williston Park and it costs $650,000. I have family in East Hills, Sands Point and the homes in their area go for 1.5 M and up. I live in a nice part of Queens in an attached colonial home and the property assessment for my home is $850,000. I get phone calls from realtors all the time looking for homes to buy. The homes don't stay on the market long. It is very difficult for young people starting out to own a home in any good area of N.Y. and they need to make 6 figures for sure. That's because property taxes in Nassau County are astronomical!!!
I worked Lake Placid during the Olympics, one outdoor activity I wouldn't suggest is to try to ride a snow shovel down the luge run ,I can tell you first hand that you won't enjoy it.
@@johnharris3362 I’ve only been up there a few times but that doesn’t surprise me haha. It’s about a 3 hour drive from where I live but it’s so beautiful. Old Forge is also a nice and peaceful town with some nice bars and restaurants
With the exception of a few places, most of Long Island is a great place to live, it’s just crazy expensive, so those 6 figure salaries don’t stretch as far as you think they would. The property taxes are the biggest issue. Figure 10K to 15K a year in property taxes on the average home. (Those million dollars homes have property taxes of 30K+) The schools are very good for the most part, and they better be, considering the property taxes. As far as young people having something to do, it’s not even an issue. If there’s not much going on in your town, it’s only a 10 minute ride to get to someplace where there is something going on.
Sold my house 4 months ago, my taxes were $17,000+. New owners will pay over $20,000 in taxes with the new tax assessment, ouch.. I’m glad I got the f@ck out
It is nice there. My sister went to school at Stonybrook. I enjoyed visiting her at school. Problem is long island is an island. There is essentially only one way in and out, the traffic wall of NYC. Even a couple bridges to Connecticut wouldn't solve the problem. I'd recommend the Hudson valley before I'd recommend long island, better access to the rest of the continent.
@@peterbelanger4094 Trying to get past NYC isn’t fun, you have to time the traffic when leaving the state, but people are used to it, or at least resigned to it. My mother in her 70s used to make a trip to New Jersey a few times a year on her own just fine. Personally, I refuse to drive in the city. It’s a very aggressive type of driving, as ‘in kill or be killed’ lol The Hudson Valley is beautiful but the problem is that many people who live in the tri-state area commute to the city for work as the pay is much better. The city is more easily accessible from the island. I believe you have only one train line along the Hudson, whereas Long Island has 3 which are very easy to get to from whichever town you live in. Also, if you’re a beach lover, it’s a great place in the summer. I admit that hurricane season is not fun, although we don’t get hit as bad a other coastal cities down south. However, because of the coastal winds, we don’t get the more extreme weather, like heavy snowstorms, that they do in the Hudson Valley.
Hey Nick, I gotta say, Interesting video. As a lifelong NYC resident, Ive been to ALL of the places you’ve put on your list! I actually live in Queens Village just outside of Floral Park (shown in 10:20). While I agree that there are lots of places in Nassau County that are really nice, you don’t accurately portray the best of New York. There’s tons of places in nearby Suffolk County Long Island (like Brookhaven, Huntington, Patchogue, Southampton) that are really nice as well. There are also beautiful spots in Westchester, Ulster, Orange and Broome Counties in Upstate New York. I felt that this video doesn’t really show the grandeur of my state - despite all its flaws. This video could’ve been better suited as a “Top 10 places of Nassau County Long Island” video. I’d be happy to talk more with you more about additional areas you can look at for future videos about New York State. Plus, I also have some awesome footage not only of all the 10 places you’ve described here in this video, But Also I have footage places in Suffolk County, Westchester, Broome, Ulster Counties and beyond. I feel that you can definitely benefit from gaining a local’s perspective of the surrounding NYC area surburbs and beyond.
I have visited many if not all of these places on your list and they are not all that. I live in Rockland County and as much as I hate New York, this place is pretty awesome. Yes the taxes are high but the schools, low crime and good old fashioned American traditions are what makes this place AWESOME. Rockland beats L.I all day.
As a Brooklyn-nite, I don't know if any of these places are desirable with the current governor. I don't think people are moving to NYS or City, most people are leaving because of the cost of living and taxes. There are other places to live that are affordable and have safer communities outside NYS and NYC.
Very true. I know people moving to places like Delaware, Pennsylvania, Connecticut etc who have been New Yorkers (NYC) their whole lives. The cost of living (particularly the rents) are outrageous. And this also includes cities, towns and areas within 45 minutes of Manhattan. New Jersey, especially Jersey City used to be a haven for New Yorkers looking for an alternative to NYC's high rents. That's no longer the case. Most of New Jersey's towns close to Manhattan are also expensive. People are leaving the Greater New York Metropolitan Area.
@@kenallen8213 Thank you for understanding and reading my response, but again, this party who's controlling our state is not for the benefit of the taxer but is supporting the criminals and pushing out those who support the state and city of New York.
Is upstate NY a good place to live? I currently live in North Carolina but housing is getting super expensive here, not to mention tornadoes and extreme weather every year, I have been seriously thinking about moving to upstate NY I do not mind the cold and I am a programmer I'm pretty sure there could be some opportunities there in tech.
For great neck plaza.. $433k homes doesn’t sound right. Most of the homes in that area are at least $1mil. It’s in the $300-400k range if you’re buying an apartment there
As usual - most people don't realize that NYS is NOT just NYC and Long Island. These may be nice places to live - IF you can afford it. But come upstate and find the real beauty of the state, more affordable and good people.
Still no love for upstate. There's loads of great, affordable suburbs in Buffalo, Syracuse, Rochester, and the Capital District. You say there's more to NY than just NYC but still put everything in this list near the NYC metro area and Long Island.
I know! I live near buffalo in a great suburb, he NEVER does upstate, ever. He needs to do a video on best places to live by the 4 major upstate cities. I guarantee you my town would be on there (Hamburg)
I lived in upstate for fifty years and finally had enough and got out. It’s beautiful during the summer but the rest of the year the weather is absolutely atrocious. On top of that the local and state taxes are crushing, the infrastructure is crumbling and economically it’s a disaster. Downstate is the only thing keeping NY alive.
Was hoping for something that did not just focus on NYC. If you’re from NY, everything south of Poughkeepsie or White Plains is NYC. You forgot about the entire Upstate in this video. Every single places you listed has an outrageous cost of living and taxes are insane.
@@thediner8929 it’s funny you say that bc I drive around today thinking Dam everyone is so wealthy. Wall Street really tips the scales in New York. That’s why even if your house hold income is 400k that is middle class.
I been to and lived in a lot places on your videos and always enjoy watching, but this one was extra special. I'm from Long Island and my Grandparents house their house in Rockville Centre. They bought it for fifty grand in the 1960s! It was sold for over six hundred grand after my grandmother passed away in 2012.
I lived in Bellerose Queens for 30 years! Had the best of both worlds because city costs but right on the border of Floral Park so anytime I would leave the house, I would just drive east to Nassau which was a only a few minutes away.
You should have titled it ‘great places to live in NYS if you’re rich’. If I could live anyplace in the state it would be Oswego, but family keeps us in the Corning area.
Hey Nick I really love your channel and hereby would very much like you to do the best places to lived in Connecticut as I would very much love to live in Connecticut thanks in advance looking forward to see your article on the best places to live in Conneticut,
@@NickJohnson The ones that are mentioned in the article are not the only good places in Connecticut to move to. There are other places in Connecticut that are not rich and have kind of a country feel to it such as Prospect and Deep River.
Nick, did you know that a long time ago, they were actually considering building a bridge connecting Orient Point on Long Island with Watch Hill, Rhode Island? The plans fell through, though, as it would have been costly, and both New York and Rhode Island ultimately lost interest in it. Think of it this way, though: if such a bridge had been built, then would the communities of Nassau County, New York still be so desirable? I think the reason all of these rich people want to live in Nassau County may be that they figure nobody wants to deal with the NYC traffic mess in order to get to them--and dealing with the NYC traffic mess, by road/land, is the ONLY way to get to them. It's like NYC acts as a buffer for them from everybody else. NYC would no longer have been a buffer for them if that bridge to Rhode Island had been built. So probably the rich people of Nassau County paid the New York State government to abandon such plans, so that they could continue living in their own little bubble. As for their getting into the city when they need to, they have the Long Island Railroad, so they themselves don't need to deal with the traffic. And since Nassau County is at the end of Long Island near NYC, they don't even need to go very far on the train to get to NYC, too. Seems ideal all the way around. As to why Rye is so nice, maybe it's because it borders Greenwich, Connecticut? I mean, the people in Greenwich are certainly loaded. I guess they figure they can buddy-up. Of course, one perk that Rye has going for it that Greenwich doesn't is the Playland Amusement Park.
King's Point...I took a wrong turn in Great Neck and unintentionally enjoyed a 5-10min long ride in that neighborhood, and I was totally shocked how private and secluded the houses are..Felt like the richest ppl's haven, epitome of "gated" community. And they can take advantage of all the conveniences in Great Neck. Pretty ideal location
Westchester County has plenty of a towns that are just as good or even better than Nassau County. I guess this video is basically a real estate commercial for Nassau.
House prices on Long Island are way off. Add 35% would be the medium prices. And remember you have to pay 2% of the home price each year for the property tax. They adjust the property tax every year. Of course the adjustment is only one direction... UP!!
You want someone to visit New York city, which they probably have always wanted to do, and then NOT eat pizza at a real new York pizza joint? You should be proudly Sharing the hidden gems dude! :)
Rockville center has a hood part. Neighboring towns are better. Also there is flooding issues. The north shore is nice but long Island has its own issues. Westchester has better homes and better lots. It has a better train system to nyc. Rockland County has some nice towns as well and is quite cheap compared to the commuter areas.
I was expecting to see more of a variety. There's a lot more to New York than long island like the Hudson valley which is beautiful and more affordable.
Yea if you want your kids growing up in small schools with 200 kids in it, having to travel 30 minutes to get groceries and less opportunity to get good paying jobs unless you want to travel 3 hrs to manhattan
$100,000 is not a lot of money to live in most of the nicer parts of long Island. You need to be earning a lot more than that. New York is a very high cost of living/high tax state. Most of the prettiest and nicest parts of New York are not in Nassau County but way upstate where its green and spacious. But that aside, I wouldn't recommend moving to New York if you're a person who likes to be freedom and traditional family values. It is a dying state, and an increasingly Marxist one.
Love the South Shore. It’s beautiful, the quality of life is great and it’s still relatively affordable (comparable to the price of housing on rest of the Island).
Humm don't think I can afford to live in to many of these places. I have retirement, a 401k, 250k in the bank, and a rental but this is a great post and I really enjoyed your commentary. Checking out you other posts now :D

I’m surprised westchester was only on this list once lol I went to school there and it’s full of towns with $1M plus houses! Armonk, Briarcliffe manor, pleasantville, sleepy hollow, chapaqua!
Yup and it also has some of the highest property taxes in the United States. I'm from Westchester. Moved to Florida 30 years ago. We pay around $2000 a year property taxes on a 3/2 home in golf community with amenities etc. Oh, did I mention the gorgeous Winters? Going to the beach this Sunday to take in the scenery with a few cold ones. 😁
I grew up in Massapequa. 1960s and left around 1980. The traffic was horrendous back then. I can't imagine how bad it is today. Real estate and taxes are crazy.
Cedarhurst aKA 5 towns area has a jumbo jet ✈️ flying over every 8 min . Suffolk co less expensive and less traffic . Try Cold Spring Harbor , Huntington Village, Northport , Stonybrook. If high brow go Hamptons
You can’t be serious? Or you’ve never lived anywhere else. I left NYS 5 years ago (and I’ve lived in several states in my life) and it’s the best decision I’ve ever made. You suffer from Stockholm syndrome.
Nick, they may be really nice neighborhoods but unless you confine yourself to a one block radius of your home you don't want to live there. Long Island should be renamed Long Line of Traffic. You can not go from one town to the other without leaving plenty of time to get there. It is a 24 hour parking lot. Nicer places in the Capital District area like Saratoga where life is affordable and no traffic. That's why Long Islanders moved here.
Was born in The Bronx and lived there from 1966-76 before parents moved me to Winnetka, Illinois which was a great place to be in the 80s. Moved back to Manhattan in 1990 for work. Met my wife and we’ve been in Long Island since 99 & we will never leave. Best place to raise a family in the country.
I grew up in the southern tier of Upstate New York which is the northern most reaches of Appalachia and I can tell you that is MUCH MUCH more like PA. and it has nothing to do culturally with NYC. and most residents have nothing but distain for the city and Albany. it really should just be a part of PA. or its own state. i totally agree.
The Hamptons is in Suffolk County. The Hamptons, Nick. Not to mention Stony Brook (Ray Liotta and Jeff Daniels have that finale fight in “Something Wild” right here in Stony Brook. Plus, there’s Montauk. That Showtime show “The Affair” was set in Montauk. Other people’s fact check your list a little, bubba. But Suffolk County is probably most famous of all for Amityville.
We sacrificed ALOT for Rye. The school system is amazing. when our kids graduated HS, Rye scholarships ensured almost no college debt (top schools) .. rigid social system, almost a dozen country/yacht clubs, expensive, Rye Playland, .. we moved when our kids graduated (as do the majority)
We live in the ADK mountains, 1/2 mile on Hudson River on 43 acres! We paid 6K+ in property taxes. When we lived in Rotterdam, NY, we had a 3500 sq ft 1941 cape. Our taxes were 8K. When I lived in Buffalo, NY, and worked at UB, that was the lowest in property taxes.
I’m usually a big fan of your videos but this one is a huge miss. You think that 9 of the 10 best towns in NY state are located in Nassau County? As someone who was born and raised in Westchester County and has lived in Manhattan for 20+ years I find these rankings ridiculous. You started the video by saying how big and diverse NY state is, and then focused the entire video on 20 square miles of Long Island.

Someone tried to steal my bag in the middle of times square a earlier this year, and I've been harassed and assaulted by homeless people in multiple NY cities too frequently to count. I haven't had anyone try that in the most criminal areas of West Virginia, the druggies keep to themselves or strike when nobody is around. If I can't own multiple guns to protect myself and have a jury of likeminded people, I simply won't live there no matter the incentive.
I grew up in Saratoga Springs, NY, which is close to Vermont. It's a wonderful place to live if you are middle class or above, and if you want to live with winter. I left in 1987 and would love to retire there, but I can't deal with winter anymore.
Rye has a great amusement part which is listed on the National historic register-been in operation since 1928-beautiful place -it's not Disneyworld which is fine. Its a very unique place. Upstate? High property taxes and horrible Winters. No thanks!

Lake Placid is a beautiful village in upstate, would highly recommend if you enjoy outdoor activities, especially hiking, skiing and kayaking.

Unless you want to come across a giant crocodile
so many mountain trails to climb, the Adirdndacks so beautiful!
Mine are 12k its ridiculous
@@princebrb82 That's not bad at all!

Yes probably. This is based on statistics
I used to live in Suffern and I loved it.

Interesting!!
The Great Gatsby took place in another Great Neck village, called King's Point, one of the 2 wealthiest zip codes in Nassau County.
UP!!
