All real estate sales have to be registered with the person responsible for recording the property deed changes and making certain that all of the documents are on the up and up and properly signed and notarized, which requires the notary to verify and record the signers identifications in their log book before putting their notary seal and signature on the documents.
Realtors have it baked-in to their crooked profession that they can't be held responsible. If you ever get any information from a realtor (printed or digital) it will have a disclaimer in fine print saying they are not responsible for the information, and it was provided to them by the property owner. Because of that, literally 100% of what a realtor tells you about a property can be made up on the spot, or made up carefully by the property owner. If you look at condo complexes with units being sold by different realtors, the different units will be listed as having different specs, even vastly different square-footage, when they are in-fact identical units. Even basic info like the year something was built, does not have to be accurate.
The clerks who file the legal documents are not verifying the documents with the notaries. Notaries all need to be registered. There's no reason why clerks cannot verify the notary is legit, call them and ask them to verify if the document is real. They are the ones who are supposed to check the documents so therefore they are the ones dropping the ball.
The buyer and real estate agent, and all the others involved, thought there was a half price sale going on??? Sounds like they are all a bunch of crooks and belong in jail. Add in the odd IDs and more … long time in jail!

Live in California and sold a property 2 hours away. The local title company sent the packet with their staff, also a notary, to be signed. ID had to be provided and a thumbprint in the notary book. Way before this the title was searched back to the 1950s. These so called professionals were in on this scam. Dont expect the government to catch it because they just record it if names match. You can ask most county recorders office to put an alert if anyone tries to transfer your deed.
Do they not have title companies in Massachusetts? I’ve bought two homes in Texas and both times I hired a title company to get assurance that the seller actually had a valid title. The banks required it in fact.
