A plot of land like you pointed out would be just right for me as well, but it would be an Eco-house. One with Rainwater collection for WC flushing, and washmachine use (last rinse being with mains water of course). Then with Solar energy for most of the sockets and lighting. Would also have to be built to an angle so that it catches as much of the Sun through the ground-to-roof glass walls. But alas, this is now all just an OAP's dream..., but if I could be 30 again!!!
My stock seat is okay, and I have been shopping around for an aftermarket seat. It gets a little uncomfortable after a few tanks of fuel. Any comfort mod is always a good reason to ride longer. Take care, ride safe.
Can I suggest you bleed your clutch Craig, mine sounded like yours 1st to 2nd, and not great changes above that, bled the clutch and it improved it massively.
I also know the pain of the original seat, I had mine softened and put an airflow 3d mesh cover over it and that makes a big difference if you still find you need a bit more comfort.
Reminds me of me looking for a comfy Matress, thought I needed a softer one for my back, but it turned out I needed a harder one..., sleeping much better now and I reckon that has also affected my riding distances, before backache kicks in. So..., soft is bad, and hard is good (said the actress to the bishop😂)!! Much the same as my HD riding mates..., the squishy Harley seat is no good on the long haul, most of the guys change them for harder ones that have a thin layer of silicon gel in them, which of course, moulds itself to ya buttock shape. PS, I hope you're getting commision on all these referals!!
Great option for us of a shorter leg persuasion, would be interested if you could pop a level across the new low seat and drop a measure to the ground for the new actual seat height ? I ride a 1200F and love it, (only 820mm seat height) would like a 1200X but when I tried one it was to tall for me.

Will try it thanks. Did change slave cylinder last year so might not have been bled properly
