From DP’s shares I already having over 300% capital gains. I hold stocks in all his companies. I bought them as a LT strategy. As for real state that’s the GEM 💎 of all investments. I have done lots of real state investments and some properties has over 300% to 400% gained as it been 10 years. As you said I got monthly rental for all these years as well. As investors my entire portfolio is diversified. Stock market is just 10% to 20% of my total portfolio value. Hope someone will learn something from this. 😊🙏

I know we can use PE ratios,PBV etc. But it would be hard calculate these values for multiple companies at multiple time periods manually. Do we have any place in which we can see how these values changed for each share type over time? Your details in market watch will help this in long term. But at the moment how can I narrow down the companies that I should analyze? I'm trying to find the best stocks to start with. Thanks
You have not considered Key Money in Real Estate evaluation, generally 6-12 months rent to be paid as key money that could be invested from the beginning of rent contract. In addition, what about dividends received for the investment in shares, was it zero?
Yes I know pal, This is an approximation calculation to give viewers a general idea, you may take future value of 6 months key money and do the same calculation, you will not see a big difference and the appreciation rates I used totally depend on the location of the investment. So you can't find perfections in this type of a general guidance calculation
Isn't investing in a good Insurance Company as good as investing in a property with an Income + without all the hassle of maintenance & dealing with tenants ? 🙂
Can you explain to me how come that the daily FT or any business section of our local newspapers have unbelievable numbers of PBT and PAT? Share market at its peak, every company is performing better than they ever did. These are PLC’s. I am confused because all these big Profit-making enterprises have frozen paying dividends to its shareholders. Eg. LOLC, the so-called Berkshire Hathaway of the SEC has not paid a red cent as dividend to its shareholders for the past 11 years and is said to be saying that they are reinvesting in the business, being the cause of its great value. I also see the same old respected British entity John Keels that committed suicide in engaging in a death project being the Cinnamon life, a set of ghost towers and a Ghost Micro City. However, JK’s smug face baby boomer Chairman says that Cinnamon life is getting awards one after the other, while the scaffoldings are still on. Then we saw the ETI robbing innocent depositors Rs17 billion. Reading these pages and articles, one would assume that we were never affected by the pandemic which has brought the whole world to its knees. But for us, success seems bursting out of our seams. In such a situation and with all the pluses in our favour, we should outdo all the world powers soon. They have failed in managing this crisis. But all that we see and read every day is wonderful tales of success. With all this Shit Show, the USD rate which was Rs 180 last year same date is RS 200 today, 11% in one year. Something is not right, maybe it's my twisted brain and I certainly need help from an expert like you to enlighten me about what really is the secret of our success before I part with my money.
I m believing for the building you cant add futures valuvation ... Should be there is Depreciation for specially to building ... building getting old.. Repair and maintenance .... Natural disaster ...where the provisions for that.This calculations is wrong
I think I mentioned at the end, for repairs you can make an adjustment. And I don't know why you expect a perfection in this type of approximate calculation, if so you need to completely align it to the location where it's made, appreciate rates that I used, real investment and cash flows in line with the location, etc etc. Just take the message.
