Additionally, a student is only a student for long before they start growing bigger wings or wanting to do bigger deals for more money. You're certainly right about talkers and con artists. From my experience they are all over the place. With that said it is not good to be an ignorant or rushed investor that needs help ASAP. Take time now to line up local or semi local handymen that live in the area and have lived in the area for many years. You're looking for handyman that can provide referrals and will not need money upfront to get started on the work. Be sure to include the phrase, "Time is of the essence" on your contract, and specify the start & finish dates that your contractor will adhere to. It would be a disaster to be expecting the work to be finished before family is coming from out-of-state for a visit, and end up with your kitchen floor torn up, and no word from an absentee contractor for weeks at a time.

I would also add that if this contractor does not fulfill his end of the bargain you are able to use the money you are going to pay him, to find and pay another contractor to finish the job promptly and on time. Additionally, some companies will lay new asphalt shingles on top of the old ones, while other companies will remove current shingles before laying down new ones. Codes will vary depending on your area. A rough estimate for materials and labor will cost roughly $650 on a low side to $1,800 tops, as your roof is not to large at all. Located in southern Utah, the inspection revealed two or three missing shingles that had likely blown off and been covered over with roofing compound, plus evidence of a small leak (small stain) at one end of the junction between house and a patio awning. Its a '95 unit with the original roof, so I imagine I'll be replacing the roof sooner rather than later. Fortunately (for me) its a relatively dry area and the rest of the house is in good condition. For now I'm insisting, as part of the deal, that seller have a roofer reapply roof compound to the 3 missing shingle areas and inspect roof-awning junction. The house inspector mentioned that when I do replace roof, its preferable to strip off old shingles so that underlying sheathing could be looked at, (especially at the house-patio awning connection) and to use light colored shingles. Would you agree?
A 1995 home is not too old one bit. That roof likely has a good bit of life left in it. However the Utah sun can be rough. The few leaks need to be addressed for sure however the choice to remove/replace the entire roof or spot-fix is your decision. I do agree to remove the shingles to take a look at what's underneath. The repairs needed and condition when we sell the homes to our tenant-buyers is roughly about the same as well. The main difference with regards to owning an entire mobile home park is that with one deal you close on multiple mobile homes that can provide you cash flow, versus simply making one deal on an individual mobile home and piece of land. With that said they both have their advantages and disadvantages and while owning a mobile home park is nice, owning individual mobile homes on private land allows for the ability to sell this home/land package with bank financing to a retail buyer. Make sure the park manager is okay with the color if this is located inside of a mobile home community. Also double check that the paint you are purchasing is made to be applied on wood or metal or whatever surface you are painting. Inside the mobile home you may want to consider a paint/primer combo such as Kilz brand if you are painting over anything that may look bad or smell. However for normal paint applications any paint you can afford that is a nice color will do. I tend to use more of a semi gloss in the kitchen and bathroom areas. Thank you for serving. As far as the legal side goes the first thing that comes to mind would be some type of real estate attorney, real estate agent, or real estate investing degree of some kind. I was a terrible student so I'm probably not the best person to ask for this advice. With regards to the $8000 double wide, great job getting this one lined up to this point. Because I'm unsure of your location, what else is for sale locally, the condition of the home, and a few other things I definitely don't feel comfortable saying if $8000 is a good price or not. If you are planning to sell this for monthly payments than make sure that you will be able to recoup your money back in less than 12 months including purchase cost and all repairs. Supplying your own supplies is not always the most cost effective. Ive been in the painting business for a longtime and we get a much lower price then the customer will be charged buying retail. Even if wen add a small percentage to the bid to cover transportation and time it always works out to be less costly for the materials. This makes some good points but he is speaking from the point of view that reveals his lack of experience in certain areas. Not every contractor is a crook and all the warnings he is giving only apply to those ones who are dishonest. Unfortunately if you dont find one through someone who previously did business and were satisfied will make it hard to be certain who is best. Check references and ask to see pics of previous recent work they completed. He is also not telling you that if you are unhappy and dont pay them for work performed that you requested you can be subjected to a mechanical lein being placed on your property and you will be liable for amounts due. Employees and suppliers that dont get paid can also place a lein and employees do so without filing a preliminary lein notice.

With regards to the purchase price you buy the home for, make sure to get all your money back within the first 10 months or less, including move-in fee and monthly net income. Thank you for serving. As far as the legal side goes the first thing that comes to mind would be some type of real estate attorney, real estate agent, or real estate investing degree of some kind. I was a terrible student so I'm probably not the best person to ask for this advice. With regards to the $8000 double wide, great job getting this one lined up to this point. Because I'm unsure of your location, what else is for sale locally, the condition of the home, and a few other things I definitely don't feel comfortable saying if $8000 is a good price or not. If you are planning to sell this for monthly payments than make sure that you will be able to recoup your money back in less than 12 months including purchase cost and all repairs. With that said you can always email me some pictures and I'll be happy to give you my advice and answer some questions if you have them. The other home for $800 certainly sounds interesting as well. With that said it definitely depends on your exit strategy, free time, capital, etc. I hope this makes sense and helps in pointing you in the right direction moving forward. Supplying your own supplies is not always the most cost effective. Ive been in the painting business for a longtime and we get a much lower price then the customer will be charged buying retail. Even if wen add a small percentage to the bid to cover transportation and time it always works out to be less costly for the materials. This makes some good points but he is speaking from the point of view that reveals his lack of experience in certain areas. Not every contractor is a crook and all the warnings he is giving only apply to those ones who are dishonest. Unfortunately if you dont find one through someone who previously did business and were satisfied will make it hard to be certain who is best. Check references and ask to see pics of previous recent work they completed. He is also not telling you that if you are unhappy and dont pay them for work performed that you requested you can be subjected to a mechanical lein being placed on your property and you will be liable for amounts due. Employees and suppliers that dont get paid can also place a lein and employees do so without filing a preliminary lein notice.

We want to let the seller know we are serious and all the different ways we can help them. Your lot rent sounds low in regards to the rest of the country. Interesting that there is an HO a fee. Will this park allow you to "rent" a mobile home versus selling it? Is $750 average market apartment rent for a two-bedroom nearby? Good find and good job wanting to pull the trigger on this deal. With regards to the purchase price you buy the home for, make sure to get all your money back within the first 10 months or less, including move-in fee and monthly net income. If you are going to be living in a property as your primary residence then by all means there is no need to put any pressure on yourself to recoup your initial investment as soon as possible. With that said the training I teach does encourage investors to recoup their money back in less than a year one possible.
