Mobile home park advice. You do not want to own the mobile homes and be responsible for maintenance as the park owner. You just want to lease the land and maintain the infrastructure. Even if you are purchasing the mobile home to get the park filled, you should try and sell them rather than rent them. Manufacturers as well as third party companies finance mobile homes.
How would you insure your long term investment strategy kept it's value, if you sold the mobile unit? Specifically; the control of how the property would be maintained? If someone else owns the mobile home, they could potentially rent it out to someone who may not maintain it, and thus lower the values (potentially) of the other homes
@@ahakim007 When you don't own the home, you really shouldn't care what it looks like on the inside. All you want as the park owner is to get the lot rent. You can have standards for maintaining the exterior, requiring skirting, requiring lawn care, rules against junk and disabled vehicles, etc. If the owner rents their home to someone else, it's still the owner's responsibility to pay you. You definitely do not want one person to own more than a couple homes in your park renting them out, however, because then they have leverage over you and can make your park much less valuable by moving all their homes out if you raise the rent or complain about their tenant causing the park issues.
Most experienced MHP investors will tell you that owning and renting the homes is a maintenance nightmare, and often the cost to repair the units when people move out offsets the extra income. If you have to evict a tenant, they will often trash the place intentionally before being evicted, and the repairs can offset all the income you made renting to them, if not more.
As such, when buying a park, if the park owns some of the homes, you should only be capitalizing whatever the lot rent is, but not the actual home rent portion of it. Only pay cash for the value of the park owned homes and immediately try to sell them to the tenants. It will make the park much more attractive to the next buyer.

Wait, maybe I'm not doing the math correctly. As I see it, she's winding up with a mortgage of 1.265M. So, even if she put all of her income back into the property, it would still take her about 10 years to pay it off. What's her actual cash flow? Even after three years, a cash out refi would only yield $150,000. I realize it's the "long game" that you should look at, but now I see why Peter says to only buy the lots and not the homes. Also, all of that site work and sewer installation for only $35000? I haven't seen those prices in 20 years. I don't wanna discourage you Gilda, but I don't want you to get in trouble either. Make sure you know the real numbers. Or, did I miss something?? Please explain. Thank you Peter and Gilda!!!
