    This is my favorite video so far! Thank you for this information. I might be bias because I’m in Columbus, but we just bought our first sfh. Still working on learning everything we can, better defining our strategy, and looking for our second rental property. Good luck Jamie! 😊

    step 1 is finding an agent who will make an offer for you at your number , not 5% off retail list price.., to get an on-market property locked up..until then your just thinking about an imaginary property..... you got to get a deal locked up... (buying from wholesaler off market is different mechanics and risk though)

    What are some a good resources to check population growth. USA.com/rank seems like its outdated which only gives data till 2014

    The taxes in Cleveland are abnormally, astoundingly high. A house worth $260K will pay $9,000 in annual property taxes, according to Zillow. A B-class house (3 beds, 2 baths) that should make a better rental, at a price point of $150K, will rent for around $1,000 and pay $2,400 in annual taxes -- or $200 every month from your cash flow. Tread lightly, people.

    im from DC, took DC w-2 money and bought in three upcoming markets, Raleigh NC, Jacksonville Fl, Austin for close to 1%ers.....so whats stoping ya, did you make 1 to 5 offers today, sight unseen to lock them up for due diligence inspection? dont wait for agent to pull your trigger...strike... zillow is your friend .....(if you buy from off market from wholesaler, this is totally different mechanics, and process though..)
