Ruben is 48 years old, and in the past five years, he's acquired five rental properties that require about an hour of his time each week. In this episode, he'll teach you how he uses Cozy and Docusign to do everything virtually, how door knocking led to one of his best deals, and how he leverages his 401(k) in his real estate business.
Ruben didn't jump in until his 40s, but he already has experience with buying a foreclosure, helping a seller avoid foreclosure, a short sale, and a straightforward live-in flip (where he currently lives). Not bad for a relative rookie!

I'm a mortgage underwriter. SchE is a requirement unless you can confirm the property was purchased after the prior year return. *Or in a documentable reason for not renting that year. Example:restoring the house or only rented a few months that year.* There is a cutoff each year equal to the final extension time period allowed by IRS. Leases would be used in that case at 75%. Government loans is far more strict but rare those are used in this case. Portfolio loans have a different set of requirements but this is how Fannie and Freddie consider. (Never allow them to bundle properties on SchE. If that's how you want to handle run all property income through a business. You would no longer have a broken down rental income for each but a self employed calc would be used instead)
