Hi Jamie, our mortgage application is accepted and mortgage deed is signed too. We don’t have any other debts but my credit card promotion is running out. Can I make a new credit card application? Our solicitor have received the purchase contract too. Any advice would be helpful. Thanks for replying.

Do you think a lender would let a fairly inexperienced (but financially savvy) borrower take out 10 Buy-to-Let mortgages at the same time for 10 new-build properties with a 40% deposit on each of them? Interested to know what you think the likelihood is. I also wonder whether they need to be separate loans or whether there's another vehicle to bundle them together for this type of thing. Thanks!

Hey Oli, That sounds great! You can never guarantee good tenants however you only hear about the 0.5% bad tenants but if you're property is a decent standard in a decent location then you should get good tenants. We do checks on all tenants :) I keep 10% of the profits available for maintenance

Now my mother and father are wanting to buy a new property and I’m interested in buying their property that they aren’t currently in. Problem is I don’t have the full deposit for a btl at 25%... so I was thinking to borrow the 25% off my parents, purchase the house at a mega below asking price amount and then refinancing the property after a year and paying the 25% back to my parents. What do you think to this idea?

Hi Jamie. How do you deal with agents who push you to use their in-house mortgage brokers? Theoretically they can't, but in reality if you refuse they simply say property isn't available any more and that's it, nothing buyer can do. How to make them pass the offer to seller?

To Matthew Parkes - never rely on what someone says - READ the contract, that is how the deal is defined and is bound by. Always read it all, and make notes on what you do not understand and ask your solicitor to explain it to you. You must be savy when it comes to money or you can lose a lot.

You paid your mortgage broker £4K????
For a basic BTL broker. I’d expect around £500... the rest they get paid as a proc fee from the lender
