- What is the best way to make £3K a month through property. Property investment is not easy but it is simple and I wanted to share with you my thoughts about what each property investment strategy there is and how many you need to ear £3K a month.
I've been investing in property for 10 years and I've seen property investor make so many mistakes and they're not even earning any money and if you're not even earning £3K a month can you really call yourself a full time property investor??
So in this video I'm going to explain the multiple ways you can ear £3K a month with property investment.

I am a complete beginner in this field. I would like to start with deal packaging to replace my income from the job , learn how to earn 3k a month consistently and then learn more to earn 10k a month from deal packaging and one or two strategy, no sure which one at the moment.

Thanks:) As funny as it seems yesterday after watching videos from you I couldn’t spend money as I usually did. I just couldn’t . I my mind I had the image with you drawing that circle when you talk about BT , SA, and another thing ( I think it was R2R but I am not sure) and how you circle it and how to reinvest the money over and over again. It makes me laugh now when I think about it but it worked :) , that is the important thing.

Currently renovating my first flip, purchased 3 bed detached house which I placed a value around 250k but manged to get for 230k, also with the area/time equity should be on the rise at a high rate which should benefit me. 20-25k going in and this will be for a full cosmetic/decoration make over/ new kitchen with a wall removed to make open plan dining area/downstairs toilet/new boiler and moving from kitchen to upstairs/ ensuite main room and change of radiators with a fresh paint on outside to the window frames/garage door to modernise the property. I am hoping I can get as close as possible to 300k which may seem high but in the market at the moment with the houses I have seen valued around I don't think should be too hard but either way any profit and the experience gained on the first is the most valuable as I hope to do this long term! Wish me luck haha

Hey Jamie, That's a helpful video. Have you invested overseas? If you had 30/40k to invest in a first property (out-with family home mortgage) would you go buy to let in UK (Scotland) or overseas? Tempted to look overseas to have a holiday home and rent out when not using.

As someone who is rapidly expanding our BtL portfolio … I agree , we too love vanilla BtLs…. 👍However , Jamie , you are in your 20s ! Imagine doing a job for longer than you have been alive ! Retirement doesn’t mean sitting around getting bored , it means having time to look after yourself / partner/ …. Time to enjoy whatever it is you do Swim , travel , write ,play sport … and not squeeze it in between responsibilities to kids or work or friends. Retiring at 50y means we are still doing stuff ( no , not flips anymore - there’s a shortage of tradies !) and no longer doing everything at 100mph. We have retired from our jobs , not from life … and only boring people get bored 😁

Jamie is young, he sees things from a young person perspective. Running 100 miles an hour to get rich, hitting that financial target. There is a point in our lives when one has to decide what's it for. I love his videos.

Love your videos Jamie just started watching them, im btl in a ltd company at moment, want to get 5 refurb refinance rent to buys in a different strategy. Then branch off to a couple of commercial ie shops with flats above. At the same time the odd flip but will be using that profit to pay into a sipp to get tax relief so I can use that to build up a commercially tied up pension that will eventually generate its own 100 tax free and tax relief liquid pension income at a staggering rate. Big into the stocks and shares aswell as I like how liquid they are, its about linking everything up for me, hard assets and liquid ones.

Great video. Currently modelling a similar strategy with 4 BTLs hopefully by the end of the year with a aim of 10 as the current target by the back end of 2023. I have been co-sourcing for another company. Is this something your company does and would be interested in?

My situation is I currently have around £50k - £60 I'm able to put towards property. I have seen a house local to me at a decent price compared to other nearby.
Total spend for me would be £39k - £41k including all fees and refurb. Rental will bring in £600 pcm. Would this be considered a good buy with these figures or should I keep searching?

House needs very very little. Approx 3-4k of a refurb. I can get house for 120k and it will only be worth 130k by the end. Certainly wont be getting rich anytime soon with it.

I feel a bit more reluctant around deal packing as i feel I am responsible for deal working out - I feel that’s a lot of responsibility to be passing onto another investor🤯

Jamie, I'm loving your videos, i'm learning a lot, I'm hoping for a bit of advice, I'm thinking of re-mortgaging the house we live in, pop it on an interest only mortgage and take out £80k to start my property investing journey, i'd like to replace my income by the time i'm in my late 40's, I'm currently 39, I'd like to invest in the Northamptonshire area so it's a little closer to home, what would you do with £80k?
Hi Jamie, In the next couple of years I have some savings which become available which I had planned to use to buy property to rent out and then work part-time. I am unsure how to do it it though, I am not an aggressive investor/buyer whatever. It would be nice to get 1500-2000 pounds a month eventually. Any thoughts? it'll be around 150,000 - 180,000 pound my investment. I was going to buy a property out right and then stake a a deposit in another property first or buy 2 properties out right if possible deals could be found.

Flips will be hard unless you have the cash, but deal packaging, yes, 100%

DP is interesting, but takes up a lot of time doesn't it? Compared to for example R2SA, you can rent a property and let the sourcing partner also take care of the day to day business of the property.
I'm thinking of starting out with SA (R2SA) because it takes less money to set-up (+- 9k - 10k) and can have good return. And then probably do Flips for the big returns and as you mention in your video, end up putting it all into BTLs in the end. Any thoughts on this? :) Cheers!
Obvs, I'm very biased! Once you get efficient with DP then I think it is easier but R2SA is more profitable just slightly riskier. Either way I love the fact you're going for it!

Great vid, very informative! I want to learn more about this! With no properties of my own and as a complete begginer in this field, I'm wanting to figure out what my best starting out option is in my current condition.
My opinion is to go down the deal packaging route
@@JamieYork as someone starting out, once I learn all that is involved in deal packaging and iv been out on the field actually looking at properties, getting used to the numbers and can legit bring in a good deal would I be better off starting out by selling my deal to a legit deal packaging company before I decide to get compliant?

The £250 profit after all costs for BTL is taking into account interest rate at what percent?
Hi jamie, i discovered your channel a couple of days ago and working through all your vids, great content.
My question is:
I have around 40k to put into my first BTL property. Once i have put that initial 40k in, refurbed the house, rent it and remortgage. How do i get onto the second property if i cant pull 40k back from it
If you're remortgaging the property you should be pulling some cash out when added value?

I may have got this wrong somewhere but going off 1 of your BTL videos where you mentioned a 100k house, 25k deposit, 10k refurb, 5k fees, you said for example the property is worth say 130k once finished, you end up with approx 22k profit after refinancing.
That 22k wouldn't be enough to repeat the process over again?

@@roysten08 No, you haven't got it wrong. You mostly don't get all your money out of a BRR. Which is why property investors like Jamie invest via various different strategies like deal packaging, etc. You just would have to combine that with a 9-5, deal sourcing/packaging or tactics like Rent-to-rent to build up income between your purchases faster.

I love your drive and passion in all this. This is what I want from life but I'm only just at the point where I can afford to buy my first place, just waiting to see what happens with the market after stamp duty holiday ends. Next I want to do a buy to let or a flip but I'm looking for ways to generate the money to do so. My initial plan was to use my savings to have 25% deposit and purchase 1st BTL property, save all profits on the second property until I have enough to get 25% of a third property and keep it going like that. I realise it will take a long time but it seems to me like a safe passage. Any thoughts people? I appreciate any ideas/ advice you may have.

It's a good plan but if you can find a property that you can add value to by renovating then you can refinance against the new value which would release the funds much faster than waiting for profits to build up. Good luck whatever you do 👍

Hiya Jamie, love the videos and really informative. I'm a builder and have just purchased and renovated my first buy to let which is mortgage free. I also own my own home mortgage free. I'm now 58 years old and wondering what my options are for refinancing, have I missed the boat in terms of age? Also I'm self employed so not sure how this affects my borrowing power ?
