My $5000 Italian Home: Renovation Update!

- Right before the pandemic started, I went to Sicily because I heard they were selling properties in the village of Mussomeli for just ONE euro.
I know that seems like it's impossible or a scam, but it's not. I have been covering the entire process on my channel, and in today's video I have an update on one of the properties I bought.
I'll be sharing the before videos, showing you the condition of the property and what I have done so far to take this 400 year old home into the 21st century.

I have done over 70 renovations to date and yes, plasterboard definitely makes things look good and reduces the costs of a reno, but dump and mould still happens behind the plaster.
Makes it hard to monitor any movement the building may have. In a nutshell some plasterboard (rock sheet) is fine, but not the entire space.

@@Karl__Pierre best is to take off the old plaster and deal with the issues, obviously this increases the cost of the project but worth in the long run. I’m up for putting up boards on internal walls and save on useless plaster.
In a nutshell, rock sheet is good at hiding and speeding the project, but not to fix the issue.

The updates look good. Have you been able to stay within your budget? I gave up on my premium house and sold it. The historic center is charming in small doses but living in it fulltime was not enjoyable. I really love living in the city center now instead! The improvements to the village continue as well! Amazing!
Really where was it, how much were you in for. Right now I'm over budget
@@Karl__Pierre The house is near the Madonna Sanctuary which is pretty deep into the historic area. When the lockdowns finally ended here last April, it still took my architect almost 6 months to find a construction team who would take the project. By then I had found a buyer & was happy to get rid of it. My situation is different than most. I made the mistake of moving into the house full time in the middle of COVID so by the time I could get the renovations started, I was over it! As charming as old town is in small doses, living there 24/7 was too much! And lesson learned - don’t move in until the renovations are done 😆 I ended up having to pay out to get emergency plumbing issues done when it would have been way more cost effective to get everything done at once instead of using bandaids to fix the most crucial issues. I’ve definitely learned what not to do!

How did you get into the various things you have done for careers and side hustles?
Id also like to know how you describe yourself as being a leader vs a manager. Managing routinely seems more difficult for an ENTP than leading the big idea for a project.

Well… it dipends. This “cheap” houses are in really small and abandoned city with no good connections (far from airports, highways or train stations). The normal market in Italy is up as in us big cities.

@@farrahyu6318 Tuscany is, of course, overpriced as hell now. You are 40 years late! You need to try (to do good affairs) in not famous region of the south like Basilicata, Abruzzo or Molise but they are in far location really bad connected

A cute sectional would be nice. The space that resembles bunk beds could be used as such or a cute space full of pillows for extra sleeping area.

I would stick with a contemporary design but mix with some antique / vintage pieces, modern kitchen with an antique table. Vintage chairs covered in contemporary fabric. New bathroom with a vintage dresser as a vanity etc. I love the terrazzo floors. Very trendy right now. Definitely keep them. People are paying a lot of money to recreate that look.
That's pretty much the direction I'm going in but more modern touches
I love it! Looks very clean. I would add some rustic wood beams in some of the bedroom / common rooms and a combination of rustic and modern furnishings. I know if I’m staying someplace in Italy in a historic town I would want that feel where I’m staying

No Murphy bed. I'm leaving it as a 1BR Tiny house meant to rent to tourist or to invite guests to visit. I have a larger 2 unit home around the corner where I'll stay with my family.

Yes for these I preferred to modern them up. Maybe a future project I will keep the charm of old.

Looks great Karl! So much to work with in that space. Recommending a french villa type aesthetic with a few faux fireplaces, large mirrors and crown molding for an alluring ambience. How much money would be needed to work with your team? Just a girl dreaming over here...lol!

Looking great Karl but, it is no good just covering everything with plasterboard, drywall.... There was issues with the deterioration of the plasterwork behind it. Ok if you're lucky!! but hope it doesn't come back and bite you in 5 year's time.. I wanted this apartment as soon as you showed us. Keep up the good work.. George
I hope the same. Contractor recommendations. He said it wad the better option. We will seal the exteriors and add HVAC to control humidity build up. Fingers crossed.
Who did your reno? Luca? He seems to be doing most of the Americans renovations. I did find a lovely Italian buy from the UK who has moved back to italy who will be completing mine but Luca literally seems to be every American I run into contractor lol. It looks like you're going a modern route style wise. It should be nice

Enjoying watching the transformation of your project in Italy. Ideas for interior design, you can go modern Italian and please remember to include plants as they warm up any homes. One question, is there property taxes in Sicily? If yes , what’s the percentage rate? Grazie Mille!
Hi Maria will do. Taxes are low. For me less than $700 a year.

You're doing something I'd love to do, what a wonderful experience. Congratulation.
I think my style and taste for how I'd renovate and decorate an old property is different from yours, which doesn't mean I'm right, it's just my personal preference. When I look for properties to rent in Italy, France, etc, I want a property with lots of original character & features but that also has modern facilities that compliment the older elements of the building. I hope that makes sense?
I would probably have added more character to the property but maybe you're intending on doing that with the interior fixtures and furnishings? For me, personally, the interior is a little bit stark or modern, like a new build. Please don't take offence, I'm truly not trying to be mean but you asked for our thoughts on the project so far. Once it's completely decorated, has its fixtures installed and had all the furniture in place, I may do a total turnaround.
I'd love to see your Pinterest boards for your projects to see what you're hoping to achieve down the line. I've been doing the same but I don't have a property yet so my ideas may change based on the architecture and character of the house, plus costings etc. So you can get an idea of what I mean about my taste I'll add a link to one of my Pinterest boards, though I'm not sure if you can add links in UA-cam comments? Thanks for the feedback no offense taken. Most of the original charm is already gone from the property due to its size and other renovations over the years. The idea was to in fact make it modern on the interior and totally not what someone would expect from an old Italian property. For me to capture the look and feel that I find appealing I need a much larger home or maybe on of the traditional homes you find in Puglia.

@@Karl__Pierre no area rugs, either. Keep it simple. The only thing I would say is it all looks very crisp inside which is kind of odd to the outside. But, hey ho. I would do a contemporary clean look inside. Italy is famous for contemporary design.goodluck. Someday I will have my Italian home.
